Si tratta di uno sviluppo su larga scala \u2014 <strong>132 abitazioni con garage e cantine<\/strong> \u2014 in una delle citt\u00e0 pi\u00f9 dinamiche del nord della Spagna.<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Apertura agli investimenti<\/strong>: <strong>venerd\u00ec 27 febbraio alle 12:00 (UTC+2)<\/strong><\/li>\n\n<li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_G486YKRFQdmJU17QndD07Q\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a> con il promotore<\/strong>: <strong>mercoled\u00ec 25 febbraio alle 17:00 (UTC+1)<\/strong><\/li>\n<\/ul>\n<p><\/p>\n<p>Durante il webinar potrai conoscere nel dettaglio l\u2019operazione e risolvere i tuoi dubbi direttamente con il team di gestione.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Uno sviluppo residenziale da 132 abitazioni<\/h2>\n<p><\/p>\n<p>Il progetto <strong><a href=\"https:\/\/urbanitae.com\/it\/project\/P000451\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=residencial_contrueces_1&amp;utm_content=it_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial Contrueces<\/a><\/strong> prevede un apporto di capitale (equity) per lo sviluppo di una promozione residenziale plurifamiliare composta da:<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li><strong>112 abitazioni a libero mercato<\/strong><\/li>\n\n<li><strong>20 abitazioni in regime di \u201cVivienda de Precio Concertado (VPC)\u201d<\/strong><\/li>\n\n<li>Garage e cantine collegati<\/li>\n\n<li>Aree comuni con spazi verdi, piscina e campi sportivi<\/li>\n\n<li>4 edifici a libero mercato e 1 edificio di edilizia protetta regionale<\/li>\n<\/ul>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Posizione e collegamenti<\/h2>\n<p><\/p>\n<p>Il terreno si trova a Contrueces, una zona principalmente residenziale nella periferia di Gij\u00f3n, con tutti i servizi a meno di 5 minuti a piedi \u2014 scuole, centro sanitario, supermercati e negozi di prossimit\u00e0 \u2014 e ottimi collegamenti: a 10 minuti in auto dal centro, con accesso vicino all\u2019autostrada e alla stazione Gij\u00f3n-Jovellanos.<\/p>\n<p><\/p>\n<p>Gij\u00f3n \u00e8 uno dei motori economici delle Asturie, con un mercato residenziale che mostra una domanda solida e una presenza stabile di nuove costruzioni intorno al 13% delle operazioni negli ultimi anni.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Situazione urbanistica e avanzamento del progetto<\/h2>\n<p><\/p>\n<p>Attualmente, l\u2019acquisizione dell\u2019asset \u00e8 subordinata all\u2019approvazione finale dello <strong>Studio di Dettaglio (Estudio de Detalle)<\/strong>, prevista per la fine di <strong>febbraio 2026<\/strong>.<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li>Il progetto di urbanizzazione \u00e8 gi\u00e0 completato.<\/li>\n\n<li>Il progetto di base \u00e8 in fase finale per avviare la pratica della licenza edilizia, prevista per <strong>giugno <a href=\"https:\/\/blog.urbanitae.com\/it\/2026\/02\/16\/5-profili-di-investitore-immobiliare-e-come-investire-in-ogni-caso\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=2026&amp;utm_content=it_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">2026<\/a><\/strong>.<\/li>\n\n<li>L\u2019inizio della commercializzazione \u00e8 previsto dal primo mese successivo all\u2019ingresso degli investitori.<\/li>\n<\/ul>\n<p><\/p>\n<p>Sul piano finanziario, il progetto ha l\u2019interesse confermato di <strong>Caja Rural de <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/11904285\/08\/22\/Asturias-rehabilitara-148-viviendas-sociales-con-32-millones-de-euros-de-los-fondos-europeos.html\" target=\"_blank\" rel=\"noreferrer noopener\">Asturias<\/a><\/strong> per il finanziamento promotore (circa <strong>19 milioni di euro<\/strong>).<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Struttura dell\u2019investimento<\/h2>\n<p><\/p>\n<p>Si tratta di un\u2019operazione in <strong>equity<\/strong>, in cui gli <a href=\"https:\/\/blog.urbanitae.com\/it\/2026\/02\/20\/dove-investire-nel-2026-i-migliori-investimenti-in-base-al-tuo-profilo\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=investitori&amp;utm_content=it_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">investitori<\/a> di Urbanitae diventano azionisti del progetto.
