<strong>rimborso finale relativo al <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/02\/21\/come-sono-i-progetti-di-plusvalenze-su-urbanitae\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=progetto_lazaga_beach&#038;utm_content=it_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">progetto Lazaga Beach<\/a><\/strong>, al quale i nostri investitori hanno partecipato a gennaio 2022.<br>Con quest\u2019ultimo pagamento, pari al <strong>10% del capitale sociale<\/strong>, l\u2019investimento risulta completamente liquidato.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">In cosa consisteva Lazaga Beach?<\/h2>\n\n\n\n<p><a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000145\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=lazaga_beach_1&amp;utm_content=it_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">Lazaga Beach<\/a> \u00e8 stato un progetto di <strong>plusvalenza residenziale<\/strong> per lo sviluppo e la promozione di un complesso residenziale a Estepona (M\u00e1laga), nel cuore della Costa del Sol.<\/p>\n\n\n\n<p>L\u2019investimento \u00e8 stato strutturato tramite la partecipazione al capitale sociale della societ\u00e0 promotrice, con l\u2019obiettivo di sviluppare l\u2019iniziativa, eseguirne la costruzione e generare plusvalenza attraverso la vendita delle abitazioni.<\/p>\n\n\n\n<p>Al momento del lancio, le <strong>previsioni stimate<\/strong> erano le seguenti:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Durata stimata: 26 mesi<\/strong><\/li>\n\n\n\n<li><strong>Redditivit\u00e0 stimata (CoC): 34,10%<\/strong><\/li>\n\n\n\n<li><strong>IRR stimato: 14,50%<\/strong><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Uno sviluppo segnato da ritardi e aumento dei costi<\/h2>\n\n\n\n<p>Il progetto \u00e8 stato influenzato da <strong>ritardi rilevanti nell\u2019ottenimento dei permessi e da criticit\u00e0 costruttive<\/strong>, che hanno allungato sia l\u2019esecuzione sia la liquidazione finale.<\/p>\n\n\n\n<p>A ci\u00f2 si \u00e8 aggiunto un contesto particolarmente complesso per il settore degli sviluppatori tra il 2022 e il 2024, con incrementi significativi di:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>costi di costruzione<\/li>\n\n\n\n<li>costi di finanziamento<\/li>\n<\/ul>\n\n\n\n<p>Sebbene i ricavi ottenuti dalla commercializzazione siano stati leggermente superiori a quanto inizialmente previsto, l\u2019aumento dei costi ha ridotto il ritorno atteso nello scenario di lancio.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Risultato finale per l\u2019investitore<\/h2>\n\n\n\n<p>Nonostante questo contesto, la gestione svolta ha permesso di chiudere il progetto con un risultato positivo per gli <a href=\"https:\/\/blog.urbanitae.com\/it\/2025\/07\/11\/gli-investitori-istituzionali-cercano-diversificazione-ed-efficienza-nella-gestione\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=investitori&#038;utm_content=it_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">investitori<\/a>.<\/p>\n\n\n\n<p>I dati finali sono stati:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>IRR: 6,58%<\/strong><\/li>\n\n\n\n<li><strong>Redditivit\u00e0 totale: 27,16%<\/strong><\/li>\n\n\n\n<li><strong>Durata: 47 mesi di calendario<\/strong> (equivalenti a circa <strong>45 mesi ponderati<\/strong>)<\/li>\n<\/ul>\n\n\n\n<p>Con questo rimborso finale, sommato ai rimborsi effettuati a ottobre e gennaio, il totale restituito ammonta al <strong>127,16% dell\u2019investimento iniziale<\/strong>.<\/p>\n\n\n\n<p>La differenza tra le stime iniziali e il risultato finale \u00e8 dovuta principalmente alla combinazione di una maggiore durata del progetto e di un aumento significativo dei costi, fattori che hanno inciso direttamente sull\u2019IRR e sulla redditivit\u00e0 attesa.<\/p>\n\n\n\n<p><a
