L\u2019operazione offre un <strong>rendimento annuo fisso del 10,5%<\/strong>, con un importo del prestito fino a <strong>1.010.000 \u20ac<\/strong> in un\u2019unica tranche.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_GW6_bOHkQkKQt1xyjbhQRg\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a>:<\/strong> venerd\u00ec 26 dicembre alle 12:00 (UTC+1)<\/li>\n \n<li><strong>Apertura:<\/strong> luned\u00ec 29 dicembre alle 12:00 (UTC+1)<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Due immobili a Ourense e Cangas<\/h2>\n<p> <\/p>\n<p><strong>Progetto Auria<\/strong> consiste nella concessione di un prestito per finanziare parzialmente il <strong>cambio di destinazione d\u2019uso da terziario a residenziale<\/strong> e i <strong>costi di ristrutturazione<\/strong> di due immobili:<br \/>A Ourense, il progetto prevede la conversione di un ufficio in mezzanino in residenziale per sviluppare 8 appartamenti di 1 e 2 camere in <strong>R\u00faa Valle Incl\u00e1n 1<\/strong>. La licenza per il cambio di destinazione d\u2019uso e per la ristrutturazione importante \u00e8 stata concessa a novembre 2025 e i lavori inizieranno dopo l\u2019acquisto dell\u2019immobile, con una durata stimata di 12 mesi. La commercializzazione \u00e8 prevista dopo l\u2019acquisto.<br \/>A Cangas (Pontevedra), un locale commerciale viene convertito in residenziale per costruire 3 appartamenti di 1 e 2 camere in <strong>Avenida Ourense 19<\/strong>. L\u2019immobile \u00e8 stato acquisito a luglio 2024, la licenza concessa a novembre 2024 e i lavori \u2014 iniziati a luglio 2025 \u2014 sono circa al <strong>50% di completamento<\/strong>, con una durata stimata di 6 mesi fino al termine. Negli ultimi anni si \u00e8 specializzato in ristrutturazioni complete di edifici residenziali, cambi di destinazione d\u2019uso e opportunit\u00e0 a valore aggiunto in <a href=\"https:\/\/www.eleconomista.es\/economia\/noticias\/13375585\/05\/25\/el-patrimonio-en-fondos-de-inversion-en-galicia-crecio-un-195-en-2024-hasta-los-15451-millones.html\" target=\"_blank\" rel=\"noreferrer noopener\">Galizia<\/a>.<\/p>\n<p> <\/p>\n<p><strong>Struttura del prestito<\/strong><br \/>L\u2019operazione \u00e8 strutturata tramite debito, mediante concessione di un prestito ipotecario in un\u2019unica tranche, per un importo fino a <strong>1.010.000 \u20ac<\/strong>, finanziato interamente dagli investitori di Urbanitae. Il prestito offre un <strong>tasso d\u2019interesse annuo fisso semplice del 10,5%<\/strong>, con una durata di <strong>18 mesi<\/strong> e possibilit\u00e0 di estensione di <strong>6 mesi<\/strong>. Capitale e interessi saranno rimborsati alla scadenza, con un <strong>rendimento minimo garantito<\/strong> equivalente a <strong>12 mesi di interessi<\/strong>.<br \/>La parte del prestito destinata a finanziare i lavori sar\u00e0 erogata tramite <strong>certificazioni mensili<\/strong>, validate da un <strong>Project Monitor<\/strong> indipendente.
