L\u2019operazione consiste nello sviluppo di una promozione residenziale su un terreno situato nel settore 26 \u201cLa Milagrosa\u201d. Il progetto ha richiesto <strong>il permesso di costruzione<\/strong>, la cui approvazione \u00e8 prevista nelle prossime settimane, in concomitanza con l\u2019ingresso degli investitori.<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_BGJOQjbQSiu30hYvOVlDuw\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a><\/strong>: Mercoled\u00ec 24 dicembre alle 12:00 (UTC+1)<\/li>\n\n<li><strong>Apertura<\/strong> del progetto: Luned\u00ec 29 dicembre alle 16:00 (UTC+1)<\/li>\n<\/ul>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Una promozione residenziale con il 50% venduto<\/h2>\n<p><\/p>\n<p>Proyecto <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000436\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=martinica_1&amp;utm_content=it_proyecto_martinica\" target=\"_blank\" rel=\"noreferrer noopener\">Martinica<\/a> prevede lo sviluppo di 132 <strong>appartamenti in edifici plurifamiliari<\/strong>, con posti auto e ripostiglio, e 18 <strong>ville a schiera<\/strong>. Inoltre, la promozione comprender\u00e0 <strong>ampie aree comuni<\/strong> e 17 <strong>unit\u00e0 commerciali<\/strong>.<\/p>\n<p><\/p>\n<p>Il progetto registra un <strong>avanzamento commerciale superiore al 50%<\/strong>, con la commercializzazione iniziata a gennaio 2025, a dimostrazione del forte interesse del mercato locale.<\/p>\n<p><\/p>\n<p>La promozione sar\u00e0 situata nel settore 26 \u201cLa Milagrosa\u201d, a est di Jerez de la Frontera, un\u2019area di espansione il cui sviluppo \u00e8 stato approvato nel 2003, con la urbanizzazione delle fasi 1 e 2 completata fino al 2008.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Struttura dell\u2019operazione<\/h2>\n<p><\/p>\n<p>Gli <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/01\/17\/il-nostro-obiettivo-e-che-qualsiasi-investitore-possa-far-parte-di-urbanitae\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=investitori&amp;utm_content=it_proyecto_martinica\" target=\"_blank\" rel=\"noreferrer noopener\">investitori<\/a> di Urbanitae apporteranno 3.025.000 \u20ac a una <strong>societ\u00e0 veicolo<\/strong>, che entrer\u00e0 successivamente nella societ\u00e0 promotrice del progetto. Il capitale totale ammonta a 5.500.000 \u20ac, apportato congiuntamente dagli investitori di Urbanitae e dal promotore.<\/p>\n<p><\/p>\n<p>Il promotore ha gi\u00e0 acquisito il terreno tramite una societ\u00e0 di nuova costituzione e, con l\u2019ingresso degli investitori, parte del suo investimento sar\u00e0 ricapitalizzata e saranno coperti i costi non coperti dal finanziamento bancario. Il progetto <strong>prevede di ricorrere a finanziamenti esterni<\/strong> tramite una banca di prim\u2019ordine, destinati a coprire i costi di costruzione e parte dei costi tecnici.<\/p>\n<p><\/p>\n<p>\u00c8 stato stabilito uno <strong>schema di rendimento preferenziale del 15% annuo<\/strong> per gli investitori di Urbanitae, che consiste nel recupero del capitale investito pi\u00f9 tale rendimento prima del promotore. Una volta rimborsato il capitale e il rendimento preferenziale, il margine aggiuntivo viene distribuito <strong>70% al promotore e 30% agli investitori<\/strong>, allineando gli incentivi nell\u2019esecuzione del progetto.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Un promotore con esperienza comprovata nella zona<\/h2>\n<p><\/p>\n<p>Il promotore del progetto \u00e8 <a href=\"https:\/\/www.dimagestion.es\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">DIMA Gesti\u00f3n<\/a>, una societ\u00e0 con oltre tre decenni di esperienza nel <a href=\"https:\/\/blog.urbanitae.com\/it\/2025\/04\/17\/come-investire-nel-settore-immobiliare-come-un-professionista\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=settore_immobiliare&amp;utm_content=it_proyecto_martinica\" target=\"_blank\" rel=\"noreferrer noopener\">settore immobiliare<\/a>, dedicata allo <strong>sviluppo, gestione e investimento in immobili residenziali e terreni<\/strong>.
