L\u2019operazione consiste in un <strong>prestito ponte in unica tranche di 2.140.000 \u20ac, con tasso fisso del 10 % annuo e durata stimata di 12 mesi<\/strong>, con possibile estensione di 6 mesi.<\/p><ul class=\"wp-block-list\"><li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_G9UTgWIUQLCKbCDs_qkomQ\" target=\"_blank\" rel=\"noopener\">Webinar<\/a> informativo:<\/strong> gioved\u00ec 11 dicembre alle 12:00 (UTC+1)<\/li><li><strong>Apertura finanziamento:<\/strong> Lunedi 15 dicembre alle 16:00 (UTC+1)<\/li><\/ul><p>Il webinar sar\u00e0 condotto da <strong>I\u00f1aki Arteagabeitia<\/strong>, socio di <strong>Regen Regeneraci\u00f3n Inmobiliaria<\/strong> e gestore del progetto, che spiegher\u00e0 nel dettaglio la struttura, l\u2019avanzamento urbanistico e le caratteristiche previste dello sviluppo.<\/p><h2 class=\"wp-block-heading\">Prestito ponte fino al prestito promotore<\/h2><p>L\u2019operazione prevede la concessione di un prestito ponte finalizzato a <strong>rifinanziare un onere esistente<\/strong> su un terreno urbano a Benasque. L\u2019obiettivo \u00e8 consentire al gestore di completare tutte le attivit\u00e0 preliminari necessarie affinch\u00e9 la banca conceda il prestito promotore, che rappresenter\u00e0 la tappa chiave per il rimborso del prestito Urbanitae.<\/p><p>Il rimborso \u00e8 previsto al raggiungimento di due condizioni:<\/p><ul class=\"wp-block-list\"><li><strong>Ottenimento del permesso di costruire<\/strong><\/li><li><strong>Raggiungimento della soglia di prevendite<\/strong> richiesta dall\u2019istituto finanziario<\/li><\/ul><p>Le trattative con la banca sono gi\u00e0 <strong>molto avanzate<\/strong>.<\/p><h2 class=\"wp-block-heading\">Posizione privilegiata nei Pirenei<\/h2><p>L\u2019immobile sottostante \u00e8 un terreno urbano situato a La Pleta de Benasque, una delle aree residenziali e turistiche pi\u00f9 attraenti del comune. Il piano di lottizzazione \u00e8 gi\u00e0 approvato e divide il terreno in 9 lotti indipendenti, permettendo di sviluppare il progetto in tre fasi da tre blocchi ciascuna.<\/p><p>Lo sviluppo previsto comprende 86 unit\u00e0 plurifamiliari distribuite in 9 blocchi, con 4 piani fuori terra + 1 piano interrato.
