Si tratta di un <strong>prestito ponte in due tranche<\/strong>, con tasso fisso del 13% annuo, pagamento parziale degli interessi trimestrale e un insieme solido di garanzie.<\/p><ul class=\"wp-block-list\"><li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_nGJ3frbcRz6TadGm4gWE4g\" target=\"_blank\" rel=\"noopener\">Webinar<\/a> informativo:<\/strong> luned\u00ec 1 dicembre alle 12:00 (UTC+1)<\/li><li><strong>Apertura del progetto:<\/strong> marted\u00ec 2 dicembre alle 16:00 (UTC+1)<\/li><\/ul><p>Al webinar parteciperanno Ricardo Sanz, CEO di Grupo Abauco, insieme a Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo e Luis Maura di Urbanitae.<\/p><h2 class=\"wp-block-heading\">Prestito per finanziare l\u2019acquisto<\/h2><p>L\u2019operazione consiste nella concessione di un prestito ponte in due tranche per finanziare i primi due pagamenti per l\u2019acquisto di un edificio esistente in <strong>Calle Alcal\u00e1 552<\/strong>, nel distretto <strong>San Blas-Canillejas<\/strong>, Madrid. L\u2019immobile \u00e8 attualmente <strong>locato a una societ\u00e0 dell\u2019IBEX 35<\/strong>, il precedente proprietario dell\u2019edificio, tramite un contratto di sale and leaseback con <strong>durata obbligatoria di 24 mesi<\/strong> e opzione di proroga per altri 12 mesi.<\/p><p>Durante la durata del contratto di locazione, parte del canone sar\u00e0 destinata al pagamento degli interessi trimestrali del prestito ponte, riducendo il rischio operativo in questa fase iniziale. Successivamente, l\u2019edificio supporter\u00e0 lo sviluppo di un <strong>progetto residenziale di 129 unit\u00e0 abitative e 194 posti auto<\/strong>.<\/p><h2 class=\"wp-block-heading\">Cosa finanziamo esattamente?<\/h2><p>Il gestore ha firmato un contratto di vendita privata che stabilisce <strong>tre pagamenti<\/strong> per acquisire l\u2019immobile. Il nostro prestito ponte finanzier\u00e0 parzialmente i primi due:<\/p><ul class=\"wp-block-list\"><li><strong>Tranche A<\/strong> \u2192 primo pagamento (dicembre 2025)<\/li><li><strong>Tranche B<\/strong> \u2192 secondo pagamento (dicembre 2026)<\/li><\/ul><p>Il gestore apporter\u00e0 <strong>2,85 milioni di euro di fondi propri<\/strong> prima di rendere pubblica la compravendita e coprir\u00e0 tutti i costi generali del progetto \u2013 permessi, tasse, onorari tecnici \u2013 con fondi propri e il 20% dei ricavi della locazione.<br \/>La <strong>licenza edilizia principale<\/strong> sar\u00e0 richiesta dopo il primo pagamento, con un tempo stimato di <strong>12-14 mesi<\/strong>.<br \/>La commercializzazione \u00e8 prevista per il primo semestre del 2027, principalmente rivolta agli acquirenti nazionali in cerca di una prima abitazione.<\/p><h2 class=\"wp-block-heading\">Condizioni del prestito<\/h2><p>L\u2019operazione <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000431\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=alcala_552_2&amp;utm_content=it_proyecto_alcala_552\" target=\"_blank\" rel=\"noreferrer noopener\">Alcal\u00e1 552<\/a> \u00e8 strutturata come prestito ponte. Caratteristiche principali:<\/p><ul class=\"wp-block-list\"><li><strong>Importo totale:<\/strong> fino a 9.836.000 \u20ac<\/li><li><strong>Contributo Urbanitae:<\/strong> fino a 9.588.000 \u20ac<\/li><li><strong>Tranche A:<\/strong> fino a 5.248.000 \u20ac, di cui <strong>5.000.000 \u20ac dai nostri investitori<\/strong><\/li><li><strong>Tasso di interesse fisso:<\/strong> 13% annuo<\/li><li><strong>Durata:<\/strong> 24 mesi + opzione di estensione di 12 mesi<\/li><li><strong>Rimborso del capitale:<\/strong> a scadenza<\/li><li><strong>Interessi:<\/strong> pagamento parziale <strong>trimestrale<\/strong>, maturati dalla stipula<\/li><li><strong>Rimborso anticipato:<\/strong> consentito, con <strong>rendimento minimo equivalente a 24 mesi di interessi<\/strong><\/li><\/ul><p>Questa struttura consente all\u2019asset di avanzare verso la fase successiva (sviluppo residenziale) proteggendo gli <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/01\/17\/il-nostro-obiettivo-e-che-qualsiasi-investitore-possa-far-parte-di-urbanitae\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=investitori&amp;utm_content=it_proyecto_alcala_552\" target=\"_blank\" rel=\"noreferrer noopener\">investitori<\/a> con pagamenti trimestrali degli interessi e un rendimento minimo garantito.<\/p><h2 class=\"wp-block-heading\">Garanzie solide<\/h2><p>Il prestito comprender\u00e0 un pacchetto di garanzie particolarmente solido:<\/p><ul class=\"wp-block-list\"><li><strong>Pegno di primo rango<\/strong> sulle partecipazioni della SPV proprietaria dell\u2019immobile<\/li><li><strong>Pegno di primo rango<\/strong> sui conti bancari del mutuatario<\/li><li><strong>Pegno dell\u201980% dei canoni di locazione<\/strong><\/li><li><strong>Subordinazione dei prestiti societari<\/strong> rispetto al prestito ponte<\/li><li><strong>Garanzia aziendale<\/strong> di ABAUCO PE, S.L. per fornire l\u2019equity necessario per la Tranche B<\/li><li><strong>Convertibilit\u00e0 del prestito<\/strong> in quote della SPV in caso di inadempienza<\/li><\/ul><p>Questo pacchetto di garanzie offre agli investitori una forte protezione legale e finanziaria.<\/p><h2 class=\"wp-block-heading\">Un gestore con esperienza comprovata<\/h2><p><strong>Grupo Abauco<\/strong> \u00e8 una societ\u00e0 di sviluppo fondata nel 2019, il cui team vanta oltre <strong>15 anni di esperienza<\/strong> e pi\u00f9 di <strong>500 milioni di euro di progetti realizzati<\/strong> in Spagna e Germania.
