Tuttavia, un altro fattore cruciale influenza il risultato finale: <strong>il momento in cui si pagano le tasse<\/strong>.<\/p>\n\n\n\n<p>Entrambi i tipi di progetti sono tassati all\u2019interno della <strong>base di risparmio<\/strong>, ma il modo in cui viene applicata la fiscalit\u00e0 pu\u00f2 influenzare significativamente il <a href=\"https:\/\/blog.urbanitae.com\/it\/2025\/02\/11\/come-sapere-quando-un-investimento-e-redditizio-oltre-le-commissioni\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=rendimento_netto&#038;utm_content=it_ventajas_fiscales_invertir_equity\" target=\"_blank\" rel=\"noreferrer noopener\">rendimento netto<\/a>, soprattutto quando si effettuano reinvestimenti consecutivi.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Nei progetti di debito le tasse si pagano pi\u00f9 spesso<\/h2>\n\n\n\n<p>I progetti di debito immobiliare generano rendimenti sotto forma di interessi, considerati <strong>redditi da capitale<\/strong>. Questi devono essere dichiarati al momento della percezione, di solito alla scadenza del prestito insieme al capitale.<\/p>\n\n\n\n<p>In alcuni casi, gli interessi vengono pagati periodicamente, il che obbliga l\u2019investitore a pagare le tasse pi\u00f9 volte durante il progetto. Questo riduce il capitale disponibile per il reinvestimento.<\/p>\n\n\n\n<p>L\u2019aliquota fiscale \u00e8 progressiva, dal <strong>19% al 30%<\/strong> a seconda degli scaglioni.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Nei progetti di equity i profitti vengono tassati una sola volta<\/h2>\n\n\n\n<p>Nei progetti di equity o di plusvalenza, l\u2019investitore partecipa al capitale della societ\u00e0 del progetto e riceve i profitti solo <strong>alla vendita dell\u2019immobile o alla liquidazione della societ\u00e0<\/strong>.<\/p>\n\n\n\n<p>Invece di ricevere pagamenti periodici, l\u2019intero investimento \u2014 compresi i profitti \u2014 rimane reinvestito per tutta la durata del progetto.
