Nello stesso giorno, alle <strong>12:00<\/strong>, si terr\u00e0 un <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_BEUu4tRERBuNUrMZuQWceA\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> informativo con il gestore del progetto.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un parco commerciale moderno con tenant principali<\/h2>\n<p> <\/p>\n<p>Il prestito \u00e8 garantito da un asset specifico: un terreno di 14.104 m\u00b2 con una superficie locabile lorda (GLA) di 10.484 m\u00b2, dove sar\u00e0 sviluppato il Parco Commerciale Navia. Il <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000422\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=progetto&amp;utm_content=it_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">progetto<\/a> include:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>11 unit\u00e0 commerciali di medie dimensioni<\/li>\n \n<li>470 posti auto<\/li>\n \n<li>Stazioni di ricarica per veicoli elettrici<\/li>\n \n<li>Pannelli fotovoltaici<\/li>\n<\/ul>\n<p> <\/p>\n<p>Al momento del lancio, il gestore ha gi\u00e0 firmato due contratti di locazione con operatori alimentari di primo livello, che rappresentano il 50% della superficie locabile totale. Inoltre, sono in corso <strong>negoziazioni avanzate<\/strong> con altri operatori, rafforzando la fattibilit\u00e0 commerciale del parco. L\u2019affitto netto stimato \u00e8 di circa <strong>1,7 milioni di euro all\u2019anno<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rendimento del 13% in 15 mesi<\/h2>\n<p> <\/p>\n<p>Gli investitori parteciperanno al progetto tramite un <strong>prestito in unica tranche<\/strong>, per un importo totale fino a 5.200.000 \u20ac (<strong>5.000.000 \u20ac apportati dagli investitori di Urbanitae e 200.000 \u20ac da co-investitori esterni<\/strong>).<\/p>\n<p> <\/p>\n<p>Il prestito prevede:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Interesse annuo fisso del 10,5%<\/strong><\/li>\n \n<li><strong>Rendimento totale del 13,13% in 15 mesi<\/strong><\/li>\n \n<li>Rendimento minimo garantito equivalente a <strong>6 mesi di interessi (5,25%)<\/strong><\/li>\n \n<li>Pagamento integrale di <strong>interessi e capitale a scadenza<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>Si tratta di un <strong>progetto di debito con una struttura di garanzie molto solida<\/strong>, tra cui:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Ipoteca di primo grado<\/strong> sul terreno principale dove sar\u00e0 sviluppato il parco<\/li>\n \n<li><strong>Ipoteca di primo grado<\/strong> su un terreno adiacente a uso commerciale\/industriale<\/li>\n \n<li><strong>Pegno di primo grado<\/strong> sulle partecipazioni sociali e sui conti bancari della societ\u00e0 debitrice<\/li>\n \n<li><strong>Pegno di primo grado<\/strong> sui ricavi del contratto di vendita<\/li>\n \n<li><strong>Pegno di primo grado<\/strong> sui contratti del progetto (costruzione e gestione)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Inoltre, il progetto presenta un <strong>rapporto LTV del 25,6%<\/strong>, un livello molto conservativo che riduce il rischio dell\u2019operazione.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Vigo, uno dei motori economici del nord-ovest<\/h2>\n<p> <\/p>\n<p>L\u2019asset si trova nella seconda cintura di Vigo, vicino all\u2019autostrada urbana VG-20, in un\u2019area con grande visibilit\u00e0, traffico e accessibilit\u00e0. Con quasi 300.000 abitanti e un\u2019area funzionale superiore a 540.000 persone, Vigo \u00e8 una delle citt\u00e0 pi\u00f9 dinamiche della Galizia. Il suo porto, attualmente candidato a diventare un hub europeo, \u00e8 uno dei principali motori economici della regione.<\/p>\n<p> <\/p>\n<p>Questo contesto posiziona il parco commerciale per attrarre una domanda stabile e in crescita, specialmente nel segmento delle medie superfici, dove l\u2019offerta moderna rimane limitata.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un gestore con oltre 20 anni di esperienza<\/h2>\n<p> <\/p>\n<p>Il progetto \u00e8 guidato da <strong>Habitares Ib\u00e9rica<\/strong>, una societ\u00e0 spagnola di sviluppo e costruzione con una lunga esperienza e oltre <strong>2.500 abitazioni realizzate<\/strong>. Il gruppo ha esperienza comprovata in progetti residenziali, edilizia pubblica (VPO) e, in particolare, in sviluppi commerciali come il <strong><a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000422\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=parco_navia&amp;utm_content=it_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">Parco Navia<\/a><\/strong>.<\/p>\n<p> <\/p>\n<p>In questo caso, il promotore ha gi\u00e0 impegnato <strong>2,5 milioni di euro<\/strong> per coprire parte dell\u2019acquisizione e dei costi generali. La sua partecipazione \u00e8 un chiaro segnale di <strong>allineamento degli interessi con gli investitori<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Calendario previsto del progetto<\/h2>\n<p> <\/p>\n<p>La durata stimata \u00e8 di <strong>15 mesi<\/strong>, soggetta all\u2019esecuzione del contratto di compravendita:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Q4 2025<\/strong>: concessione del prestito da parte degli investitori<\/li>\n \n<li><strong>Q1\u2013Q2 2026<\/strong>: completamento delle condizioni per formalizzare la compravendita<\/li>\n \n<li><strong>Q3\u2013Q4 2026<\/strong>: vendita dell\u2019asset e <strong>rimborso del prestito<\/strong> (interessi + capitale)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Il
