L\u2019operazione si chiude con un <strong>TIR dell\u201911,04%<\/strong> e un <strong>CoC (cash-on-cash) del 13,5%<\/strong>, pari a un <strong>rimborso complessivo del 113,5% sull\u2019investimento iniziale<\/strong>. In totale, sono stati restituiti agli investitori oltre <strong>4 milioni di euro<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">In cosa consisteva il progetto?<\/h2>\n\n\n\n<p>Il <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/06\/17\/nuovo-progetto-a-madrid-11-di-rendimento-in-12-mesi\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=mirador_de_la_estaci\u00f3n&#038;utm_content=it_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">Mirador de la Estaci\u00f3n<\/a> era un <strong>progetto di debito<\/strong> lanciato a giugno 2024 per finanziare parzialmente l\u2019acquisto di un terreno a Colmenar Viejo, sul quale sar\u00e0 sviluppata una promozione di <strong>45 villette unifamiliari<\/strong>.<br>Le abitazioni, tutte con <strong>4 camere da letto, 3 bagni, soggiorno, sala da pranzo, cucina e ripostiglio<\/strong>, sono distribuite su due piani e dispongono di <strong>giardini privati frontali e posteriori<\/strong>. Inoltre, hanno accesso a una <strong>piscina condominiale e ampie aree verdi<\/strong>, rendendo la promozione molto attrattiva per le famiglie.<\/p>\n\n\n\n<p>Il terreno si trova nella zona sud del comune, <strong>vicino alla stazione ferroviaria<\/strong> e a solo un chilometro dal centro urbano, in un contesto con scuole, ospedali, supermercati e strutture sportive. Si tratta di una delle aree pi\u00f9 richieste di Colmenar Viejo grazie alla buona connessione con Madrid (a 20 km tramite la M-607) e alla vicinanza al <strong>Parco Regionale dell\u2019Alta Valle del Manzanares<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Prestito ponte con garanzia ipotecaria<\/h2>\n\n\n\n<p>Per procedere all\u2019acquisto del terreno, gli investitori di Urbanitae hanno concesso un <strong><a href=\"https:\/\/blog.urbanitae.com\/it\/2025\/05\/26\/prestito-con-garanzia-ipotecaria-cose-e-perche-e-fondamentale-nellinvestimento-immobiliare\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=prestito&#038;utm_content=it_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">prestito <\/a>ponte di 4,19 milioni di euro<\/strong>, con una durata iniziale di 12 mesi e un tasso di interesse concordato dell\u201911%.<br>Il prestito era garantito da diverse sicurezze:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Ipoteca di primo rango<\/strong> sull\u2019immobile.<\/li>\n\n\n\n<li><strong>Pegno sui conti bancari<\/strong> della societ\u00e0 proprietaria del terreno.<\/li>\n<\/ul>\n\n\n\n<p>Il business plan prevedeva che, una volta ottenuto il permesso di costruzione e raggiunto il 70% delle vendite su carta, il promotore avrebbe richiesto un <strong>finanziamento bancario da promotore<\/strong> per rifinanziare il debito di <a href=\"https:\/\/urbanitae.com\/es?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=es_devolucion_mirador_estacion&amp;utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=it_inversion_inmobiliaria_madrid\">Urbanitae <\/a>e finanziare la costruzione.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rimborso dopo l\u2019estensione del prestito<\/h2>\n\n\n\n<p>Al termine del periodo iniziale, a luglio 2025, il permesso di costruzione non era ancora stato rilasciato, pertanto il promotore ha richiesto una <strong>estensione fino a 6 mesi<\/strong>, approvata dagli investitori. Come contropartita, ha pagato gli interessi del primo anno al momento della firma dell\u2019addendum.<br>Infine, ad agosto 2025 \u00e8 stato ottenuto il permesso, permettendo di chiudere il finanziamento bancario e rimborsare <strong>anticipatamente il prestito di Urbanitae<\/strong>, senza esaurire l\u2019intera proroga. Gli investitori hanno inoltre ricevuto gli interessi relativi al periodo aggiuntivo tra l\u20198 luglio e il 30 settembre, pari al <strong>2,5% dell\u2019investimento<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Successo commerciale<\/h2>\n\n\n\n<p>Un fattore chiave della solidit\u00e0 del progetto \u00e8 stato l\u2019<strong>eccellente accoglienza sul mercato<\/strong>: le <strong>45 abitazioni previste sono state vendute integralmente<\/strong> durante la fase di ottenimento del permesso, rafforzando la posizione del promotore presso le istituzioni finanziarie.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Esempio di rimborso<\/h2>\n\n\n\n<p>Per un investimento di 1.000 \u20ac:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Capitale restituito<\/strong>: 1.000 \u20ac<\/li>\n\n\n\n<li><strong>Interesse lordo<\/strong>: 135 \u20ac (11,04% TIR \u2013 13,5% CoC)<\/li>\n\n\n\n<li><strong>Ritenuta fiscale<\/strong>: 19% sugli interessi<\/li>\n\n\n\n<li><strong>Rimborso netto<\/strong>: 1.020,30 \u20ac (dopo tasse)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Un risultato in linea con il piano<\/h2>\n\n\n\n<p>Il progetto Mirador de la Estaci\u00f3n \u00e8 stato concepito fin dall\u2019inizio come un prestito ponte a breve termine.
