In totale, sono stati distribuiti 4,4 milioni di euro.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Risultati del progetto<\/h2>\n\n\n\n<p>Ecco i dati riassuntivi della chiusura del progetto:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Durata stimata<\/strong>: 18 mesi<\/li>\n\n\n\n<li><strong>Durata finale<\/strong>: 15 mesi<\/li>\n\n\n\n<li><strong>CoC stimato<\/strong>: 15,75 %<\/li>\n\n\n\n<li><strong>CoC finale<\/strong>: 13,9 %<\/li>\n\n\n\n<li><strong>TIR stimata<\/strong>: 10,5 %<\/li>\n\n\n\n<li><strong>TIR finale<\/strong>: 10,3 %<\/li>\n<\/ul>\n\n\n\n<p>Come spiegato nella presentazione del progetto, il periodo di riferimento per il calcolo della redditivit\u00e0 stimata era di 18 mesi, poich\u00e9 il contratto prevedeva un periodo iniziale di 12 mesi <strong>con opzione di proroga di ulteriori 6 mesi<\/strong>. Pertanto, anche se il progetto si \u00e8 concluso in 15 mesi, ci\u00f2 non rappresenta un miglioramento rispetto alla previsione iniziale.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">In cosa consisteva il progetto?<\/h2>\n\n\n\n<p>Il progetto <strong><a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/03\/18\/nuova-opportunita-di-investimento-a-malaga-con-un-rendimento-del-105\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=las_lagunas_de_mijas&#038;utm_content=it_devolucion_lagunas_mijas\" target=\"_blank\" rel=\"noreferrer noopener\">Las Lagunas de Mijas<\/a><\/strong> consisteva nella concessione di un <strong>prestito al promotore Nuovit<\/strong> per finanziare parte dell\u2019acquisto del terreno e le spese legate alla gestione urbanistica in una delle aree residenziali pi\u00f9 dinamiche della Costa del Sol.<\/p>\n\n\n\n<p>L\u2019operazione \u00e8 stata concepita come un primo passo verso lo sviluppo di un complesso residenziale in un\u2019area strategica, ben collegata con M\u00e1laga, Marbella e il resto della costa. In questo tipo di operazioni di debito, gli investitori di Urbanitae partecipano a una fase iniziale del progetto, assumendo un rischio limitato grazie alle garanzie previste.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un prestito con garanzie<\/h2>\n\n\n\n<p>Gli investitori disponevano di uno schema di sicurezza solido:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Ipoteca di primo grado<\/strong> sull\u2019attivo.<\/li>\n\n\n\n<li><strong>Pegno delle azioni<\/strong> della societ\u00e0 proprietaria del terreno.<\/li>\n\n\n\n<li><strong>Pegno di controllo<\/strong> sui conti bancari della stessa societ\u00e0.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">M\u00e1laga, motore dell\u2019investimento<\/h2>\n\n\n\n<p>Questo \u00e8 stato il <strong>secondo progetto di Urbanitae nel comune di Mijas<\/strong>, dove oggi contiamo gi\u00e0 tre operazioni finanziate. La zona \u00e8 uno dei mercati immobiliari pi\u00f9 attivi della Costa del Sol, con una forte domanda abitativa.<\/p>\n\n\n\n<p>Complessivamente, solo nella <strong>provincia di <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13458344\/07\/25\/urbanitae-alcanza-2000-viviendas-financiadas-en-malaga-tras-captar-133-millones-en-seis-anos.html\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a><\/strong>, Urbanitae ha finanziato <strong>oltre 145 milioni di euro in pi\u00f9 di 50 operazioni<\/strong>, contribuendo alla realizzazione di <strong>oltre 2.100 abitazioni<\/strong>.
