La villa comprender\u00e0:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>5 camere da letto e 6 bagni<\/li>\n \n<li>Piscina esterna e giardino<\/li>\n \n<li>Parcheggio sotterraneo<\/li>\n \n<li>Cantina, palestra, spa e sala giochi<\/li>\n \n<li>Vista privilegiata sul <strong>Real Club de Golf Las Brisas<\/strong> e sulla montagna<\/li>\n<\/ul>\n<p> <\/p>\n<p>I lavori sono iniziati nell\u2019aprile 2025 e hanno gi\u00e0 raggiunto un <strong>avanzamento del 10\u201315%<\/strong>. La licenza edilizia \u00e8 stata concessa nel novembre 2024.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Dettagli dell\u2019operazione<\/h2>\n<p> <\/p>\n<p>Il progetto \u00e8 strutturato attraverso la concessione di un prestito ipotecario suddiviso in tre tranche, per un importo complessivo fino a <strong>5.100.000 euro<\/strong>. Inoltre, il gestore investe un capitale totale di <strong>2,8 milioni di euro<\/strong> nel progetto.<\/p>\n<p> <\/p>\n<p>La <strong>tranche A<\/strong>, ora aperta, ammonta a <strong>2.185.000 euro<\/strong>, con le seguenti condizioni:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Interesse annuo semplice del 10,5%<\/strong><\/li>\n \n<li><strong>Durata di 24 mesi<\/strong>, con possibilit\u00e0 di proroga di 12 mesi<\/li>\n \n<li>Rimborso di capitale e interessi alla scadenza<\/li>\n \n<li>Rendimento minimo equivalente a 18 mesi di interessi (15,75%)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Il prestito sar\u00e0 garantito da:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>Ipoteca di primo grado sull\u2019immobile finanziato (con responsabilit\u00e0 ipotecaria del 150%)<\/li>\n \n<li>Pegno sulle azioni della societ\u00e0 mutuataria<\/li>\n \n<li>Pegno sui conti bancari della societ\u00e0 mutuataria<\/li>\n \n<li>Mandato di vendita dell\u2019attivo in caso di
