Questa volta \u00e8 il turno del progetto Vedat eHomes, a Torrent (Valencia), sviluppato da Conforthogar. L\u2019operazione ha generato <strong>un rendimento lordo del 36,6% in 28 mesi<\/strong>, pari a un <strong>TIR del 13,9%<\/strong>.<\/p>\n\n\n\n<p>Lanciato nel dicembre 2022, <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000186?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=vedat_ehomes&amp;utm_content=it_devolucion_vedat_ehomes\" target=\"_blank\" rel=\"noreferrer noopener\">Vedat eHomes<\/a> \u00e8 stato il nostro primo progetto con Conforthogar, promotore immobiliare specializzato in abitazioni sostenibili e con oltre 20 anni di esperienza nella Comunit\u00e0 Valenciana. Il progetto prevedeva lo sviluppo di una nuova costruzione in Avenida Al Vedat 191, a Torrent. Nello specifico, l\u2019immobile comprendeva <strong>18 appartamenti con 2 e 3 camere da letto, 4 locali commerciali, 11 posti auto privati con cantina, 12 posti auto condominiali e 7 cantine<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Gestione efficace e vendite in crescita<\/h2>\n\n\n\n<p>Fin dall\u2019inizio, Vedat eHomes si \u00e8 distinto per <strong>la buona evoluzione commerciale<\/strong>. Il livello di prevendite \u00e8 stato elevato, il che ha facilitato la concessione del prestito promozionale da parte di BBVA. Con l\u2019avanzare dei lavori, le vendite sono proseguite con successo e, al termine della costruzione, tutte le unit\u00e0 erano gi\u00e0 state vendute.<\/p>\n\n\n\n<p>I lavori sono iniziati nel dicembre 2022, poche settimane dopo il lancio, e si sono conclusi 24 mesi dopo, in linea con il calendario previsto, nonostante alcune difficolt\u00e0 nella fase finale. Tra queste, il passaggio della DANA a Valencia, che ha provocato ritardi occasionali, e alcune problematiche legate alla fornitura di materiali. Inoltre, si sono verificati <strong>costi extra dovuti alla sistemazione dell\u2019area verde condominiale<\/strong>.<\/p>\n\n\n\n<p>A questi imprevisti si \u00e8 aggiunto <strong>l\u2019inasprimento delle condizioni finanziarie<\/strong>, causato dall\u2019aumento dei tassi di interesse. Tuttavia, <strong>l\u2019incremento dei ricavi derivanti dalla vendita delle unit\u00e0<\/strong> ha permesso di compensare questi maggiori costi. Il prezzo medio di vendita si \u00e8 attestato a 2.642 \u20ac\/m\u00b2, leggermente al di sopra delle previsioni.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Risultato molto vicino all\u2019obiettivo<\/h2>\n\n\n\n<p>Il risultato finale \u2013 <strong>un rendimento lordo del 36,6%<\/strong> \u2013 \u00e8 molto vicino all\u2019obiettivo iniziale del 38,5%.
