Ser\u00e1 el pr\u00f3ximo <strong>martes 31 de diciembre a las 12:00 h (UTC+1).<\/strong><\/p><p>El <a href=\"https:\/\/urbanitae.com\/en\/project\/P000345?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=proyecto_lomas_tenis&amp;utm_content=es_proyecto_lomas_del_tenis\" target=\"_blank\" rel=\"noreferrer noopener\">proye<\/a><a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000345?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=proyecto_lomas_tenis&amp;utm_content=es_proyecto_lomas_del_tenis\" target=\"_blank\" rel=\"noreferrer noopener\">cto Lomas del Tenis<\/a> consiste en la concesi\u00f3n de <strong>un pr\u00e9stamo puente para financiar parte de los costes de adquisici\u00f3n de un suelo <\/strong>residencial en la calle Sicilia-AR Trapiche 15 de Marbella, uno de los principales enclaves tur\u00edsticos de Espa\u00f1a. Se trata de un suelo finalista donde est\u00e1 previsto presentar un proyecto modificado para la obtenci\u00f3n de la licencia para el <strong>desarrollo de 52 viviendas<\/strong>. El proyecto actualmente cuenta con la aprobaci\u00f3n administrativa y est\u00e1 previsto que se realicen de manera simult\u00e1nea las obras de urbanizaci\u00f3n y las de edificaci\u00f3n.\u00a0<\/p><p>Por otro lado, la promoci\u00f3n contempla la construcci\u00f3n de <strong>52 viviendas, 52 trasteros y 104 plazas de aparcamiento<\/strong> distribuidas en 9 bloques independientes con zonas comunes con piscinas exteriores e interiores, zona de coworking, sauna y gimnasio.\u00a0<\/p><p>El promotor de este proyecto es<strong> Grupo San Pablo<\/strong>, una compa\u00f1\u00eda con m\u00e1s de 15 a\u00f1os de experiencia en el sector inmobiliario tanto en el territorio nacional con m\u00e1s de 40 obras terminadas, como a nivel internacional en Rep\u00fablica Dominicana.\u00a0<\/p><h2 class=\"wp-block-heading\"><strong>28% de rentabilidad total<\/strong><\/h2><p>El <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000345?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=proyecto_lomas_tenis_1&amp;utm_content=es_proyecto_lomas_del_tenis\" target=\"_blank\" rel=\"noreferrer noopener\">proyecto Lomas del Tenis<\/a> tiene una estrategia de deuda. Los inversores de Urbanitae entrar\u00e1n en el proyecto a trav\u00e9s de la concesi\u00f3n de un pr\u00e9stamo en un \u00fanico tramo con <strong>tipo fijo anual del 14% <\/strong>para financiar los costes de adquisici\u00f3n y <strong>una rentabilidad total del 28% <\/strong>en<strong> 24 meses<\/strong> \u2013con una posible extensi\u00f3n de 6 meses en el mes 24\u2013.<\/p><p>A nivel urban\u00edstico, el activo <strong>est\u00e1 pendiente de obtener la licencia de obra,<\/strong> mediante la presentaci\u00f3n de un proyecto modificado. Posteriormente, la promoci\u00f3n arrancar\u00e1 una vez adquirido el activo mediante comercializadoras principales de M\u00e1laga y la Costa del Sol.<\/p><h2 class=\"wp-block-heading\"><strong>Garant\u00eda hipotecaria de primer rango<\/strong><\/h2><p>La cuant\u00eda total del pr\u00e9stamo asciende a 10.075.00 \u20ac de los cuales 5.000.000 \u20ac se financiar\u00e1n a trav\u00e9s de los inversores de Urbanitae y los 5.075.000 \u20ac restantes mediante inversores externos.\u00a0<\/p><p>Respecto a las garant\u00edas de devoluci\u00f3n, el contrato de deuda establece una<strong> <a href=\"https:\/\/blog.urbanitae.com\/2023\/06\/04\/que-es-la-garantia-hipotecaria-y-por-que-importa\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=garant\u00eda_hipoteca&amp;utm_content=es_proyecto_lomas_del_tenis\" target=\"_blank\" rel=\"noreferrer noopener\">garant\u00eda real de hipoteca<\/a> en primer rango sobre las fincas registrales<\/strong> sobre las que se desarrolla en proyecto a trav\u00e9s de un agente de garant\u00edas.<\/p><p>En este v\u00eddeo el promotor y Diego Bestard, CEO de Urbanitae, cuentan las claves del proyecto.<\/p><h2 class=\"wp-block-heading\"><strong>Rentabilidad en 24 meses<\/strong><\/h2><p>El plazo estimado de este proyecto es de 24 meses.
