Vi raccontiamo tutto ci\u00f2 che dovete sapere in questo articolo.<\/p>\n\n<p>Con il <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000298?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0724&amp;utm_term=progetto_castellanos_1&amp;utm_content=it_proyecto_castellanos\">progetto Castellanos<\/a> torniamo a Madrid. In questo caso parliamo di due promozioni. Da una parte, la promozione Castellanos consiste nella trasformazione di un locale di propriet\u00e0 di Grupanxon in cinque alloggi turistici che hanno la licenza del Comune di Madrid: il promotore manterr\u00e0 l&#8217;attivit\u00e0. Dall&#8217;altra parte, la promozione Manuel Becerra consiste nella trasformazione di un locale in 44 cantine per la vendita. <strong>Ci sono gi\u00e0 23 unit\u00e0 riservate (52%).<\/strong><\/p>\n\n<p>Il primo locale si trova nel distretto di Carabanchel, a 10 minuti dalla fermata della metropolitana San Francisco. Il secondo, a 500 metri da piazza Manuel Becerra, in una zona con spazi verdi e ogni tipo di servizio.<\/p>\n\n<h2 class=\"wp-block-heading\">15 progetti con Grupanxon<\/h2>\n\n<p>Per quanto riguarda il promotore, ripetiamo ancora una volta con <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/06\/17\/nuovo-successo-per-urbanitae-e-grupanxon-con-un-tir-del-20\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0724&amp;utm_term=grupanxon&amp;utm_content=it_proyecto_castellanos\" target=\"_blank\" rel=\"noreferrer noopener\">Grupanxon<\/a>, che ha finanziato 14 progetti con noi. Alla sua comprovata esperienza &#8211; ha sviluppato pi\u00f9 di 2.000 cantine e garage dal 2017 &#8211; si aggiunge il suo track record su Urbanitae. Grupanxon ha gi\u00e0 restituito 10 progetti agli investitori: in tutti i casi, migliorando la redditivit\u00e0 stimata e il termine previsto. <strong>Il termine medio finale sfiora i nove mesi, mentre il rendimento medio annuo (TIR) \u00e8 del 16,5%.<\/strong><\/p>\n\n<h2 class=\"wp-block-heading\">Rendimento del 10% in 12 mesi<\/h2>\n\n<p>Il <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000298?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0724&amp;utm_term=progetto_castellanos_2&amp;utm_content=it_proyecto_castellanos\" target=\"_blank\" rel=\"noreferrer noopener\">progetto Castellanos<\/a> \u00e8 un <a href=\"https:\/\/blog.urbanitae.com\/it\/2023\/12\/10\/sono-piu-sicuri-i-progetti-di-equity-o-quelli-di-debito\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0724&amp;utm_term=progetto_di_debito&amp;utm_content=it_proyecto_castellanos\" target=\"_blank\" rel=\"noreferrer noopener\">progetto di debito<\/a>. Pertanto, gli investitori di Urbanitae si uniscono per concedere un prestito al promotore per l&#8217;acquisto di uno dei locali e lo sviluppo di entrambe le promozioni. <strong>L&#8217;importo del prestito \u00e8 di 550.000 \u20ac, e il contratto prevede un tasso fisso del 10% e una durata di 12 mesi.<\/strong> A causa dell&#8217;elevata domanda di questi progetti, ci sar\u00e0 un <strong>ticket massimo di 1.000 \u20ac per investitore.<\/strong><\/p>\n\n<p>Uno dei punti di forza del progetto \u00e8 l&#8217;avanzamento commerciale del 52%, importante dato che <strong>non \u00e8 necessaria la vendita di tutti i cantine per restituire il prestito.<\/strong> Inoltre, il permesso di costruzione viene trattato come dichiarazione responsabile, quindi non \u00e8 necessario attendere l&#8217;Amministrazione per iniziare i lavori.<\/p>\n\n<p>Per quanto riguarda le garanzie di restituzione del prestito, viene stabilita <strong>una promessa di ipoteca di primo grado sugli immobili<\/strong> di entrambe le promozioni, oltre a una promessa di pegno di primo grado sulle azioni della SPV.<\/p>\n\n<p>La durata prevista dei lavori \u00e8 di 10 mesi e il progetto nel suo complesso si stima che <strong>terminer\u00e0 in un totale di 12 mesi<\/strong> &#8211; con una possibile estensione di tre mesi nel 12\u00b0 mese.
