Questo \u00e8 anche perch\u00e9 nei progetti di medie dimensioni, i promotori incontrano spesso molte difficolt\u00e0 nel trovare partner di capitale. L&#8217;alleanza con Urbanitae consente loro di liberare parte del capitale necessario per acquistare il terreno o avviare i lavori e gestire pi\u00f9 di una promozione contemporaneamente.<\/p>\n\n\n\n<p>Detto questo, \u00e8 vero che nel 2023 i progetti di prestito hanno assunto un ruolo pi\u00f9 importante. Questo <strong>prestito \u00e8 sempre a tasso fisso.<\/strong> Questi progetti comportano meno rischi rispetto a quelli basati sulle plusvalenze. Gli investitori non sono partner del promotore e, quindi, non condividono i rischi tipici della promozione immobiliare: ritardi nell&#8217;ottenimento della licenza, aumenti dei costi di costruzione, prezzi di vendita&#8230;<\/p>\n\n\n\n<p>Quando selezioniamo i progetti di crowdlending immobiliare, ci concentriamo soprattutto sulla capacit\u00e0 di pagamento del promotore. \u00c8 essenziale che il promotore presenti un piano solidamente fondato per affrontare il pagamento del prestito che gli concediamo. I sei progetti riguardano la promozione di magazzini \u2013 o magazzini e abitazioni \u2013 un attivo che ha dimostrato la sua attrattiva nel settore immobiliare.
