Questa volta si tratta di un prestito, che apriremo all\u2019investimento il prossimo <strong>venerd\u00ec 21 giugno alle 12:00 (UTC+2).<\/strong><\/p>\n<p> <\/p>\n<p>Con il <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000294?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=progetto+mirador+de+la+estacion+1&amp;utm_content=it_proyecto_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">progetto Mirador de la Estaci\u00f3n<\/a>, torniamo a Colmenar Viejo. In questa occasione, per finanziare l&#8217;acquisto di un terreno su cui verr\u00e0 sviluppata <strong>una promozione di 45 villette unifamiliari.<\/strong> Il terreno si trova nel quartiere vicino alla stazione ferroviaria, nella zona di espansione sud di Colmenar Viejo, vicino a parchi, spazi verdi e ogni tipo di servizio.<\/p>\n<p> <\/p>\n<p><strong>Le case avranno 4 camere da letto, 3 bagni,<\/strong> soggiorno, sala da pranzo, cucina e ripostiglio distribuiti su due piani fuori terra \u2013 piano terra e primo piano. Includono due giardini privati sia nella parte anteriore con posto auto, sia nella parte posteriore della casa con accesso alla piscina comune e ampia area comune.<\/p>\n<p> <\/p>\n<p>Il <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000294?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=progetto+mirador+de+la+estacion+2&amp;utm_content=it_proyecto_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">progetto Mirador de la Estaci\u00f3n<\/a> \u00e8 il terzo che finanziamo con Libra Gesti\u00f3n de Proyectos, un promotore con una vasta esperienza e pi\u00f9 di 6.000 case sviluppate in regime di cooperativa.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rendimento dell&#8217;11% in 12 mesi<\/h2>\n<p> <\/p>\n<p>Questo progetto \u00e8 un progetto di debito. In altre parole, gli investitori di Urbanitae si uniranno per concedere un prestito al promotore. Si tratta di un prestito ponte affinch\u00e9 possa acquistare il terreno su cui verr\u00e0 sviluppata la promozione. <strong>L&#8217;importo del prestito ammonta a 4.190.000 euro, con una durata di 12 mesi e un tasso fisso annuale dell&#8217;11%.<\/strong><\/p>\n<p> <\/p>\n<p>L\u2019uscita degli investitori di Urbanitae avverr\u00e0 con l&#8217;ingresso del finanziamento bancario. Affinch\u00e9 la banca entri nell&#8217;operazione, Libra Gesti\u00f3n de Proyectos deve raggiungere due traguardi: raggiungere il 70% delle prenotazioni e ottenere la licenza edilizia. Il progetto <strong>ha gi\u00e0 il 40% delle prenotazioni,<\/strong> cio\u00e8 18 delle 45 case. Il prestito di Urbanitae finanzier\u00e0 il 75% del prezzo di acquisto del terreno e il 100% dei costi di strutturazione.<\/p>\n<p> <\/p>\n<p>Il promotore crede di poter raggiungere entrambe le condizioni entro 6 mesi, ma noi stabiliamo una durata di 12 mesi. Tuttavia, Libra potr\u00e0 rimborsare il prestito in qualsiasi momento, <strong>a condizione che il ritorno minimo per l&#8217;investitore sia sempre equivalente a 6 mesi di interessi (5,5%).<\/strong><\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garanzia ipotecaria di primo grado<\/h2>\n<p> <\/p>\n<p>Sebbene stimiamo che ci sia un margine sufficiente, potrebbe capitare che il promotore non rispetti le scadenze e non possa rimborsare il prestito.
