In questa occasione, ripetiamo il promotore, l&#8217;inquilino e persino la citt\u00e0. Entrambi sono situati a Saragozza, con la catena Pepco come inquilino e GPA come gestore.<\/p>\n<p> <\/p>\n<p>Pepco \u00e8 una catena europea di origine polacca quotata in borsa e specializzata in moda e prodotti a basso costo. Vuole fare della Spagna il suo quarto mercato quest&#8217;anno, <strong>con l&#8217;apertura di ulteriori 100 negozi oltre ai 200 gi\u00e0 aperti<\/strong> nel nostro paese. Il promotore, d&#8217;altra parte, \u00e8 specializzato in asset a reddito, con una esperienza di oltre 30 anni.<\/p>\n<p> <\/p>\n<p>Il progetto in questione si trova nel quartiere San Jos\u00e9 di Saragozza, pi\u00f9 precisamente in Avenida del Tenor Fleta, 52. L&#8217;edificio era precedentemente un mercato e, con una superficie lorda locabile di 995 metri quadrati, <strong>\u00e8 un tipo di asset molto richiesto<\/strong> nei centri citt\u00e0. \u00c8 la quinta posizione a Saragozza.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rendimento del 5,40% annuo per 5 anni<\/h2>\n<p> <\/p>\n<p>Come gi\u00e0 accennato, l&#8217;inquilino di questo locale \u00e8 Pepco, che \u00e8 entrato nel locale nel giugno 2023 con un contratto di 15 anni, sei dei quali obbligatori. Dal gennaio 2024 sta effettuando una ristrutturazione completa che si concluder\u00e0 con l&#8217;apertura al pubblico nel giugno 2024.<\/p>\n<p> <\/p>\n<p>L&#8217;operazione sar\u00e0 strutturata tramite equity. Gli <strong>investitori di Urbanitae contribuiranno per un totale di 1.180.000 euro<\/strong> per l&#8217;acquisto del locale e lo faranno tramite aumento di capitale per la SPV dell&#8217;operazione. Non sar\u00e0 necessario ricorrere al finanziamento bancario.<\/p>\n<p> <\/p>\n<p>Come consueto nei nostri <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/01\/18\/come-vivere-di-rendita-con-linvestimento-immobiliare\/?utm_source=blog_it&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=vivere+di+rendita&amp;utm_content=progetto_pepco_san_jose\" target=\"_blank\" rel=\"noreferrer noopener\">progetti di affitto<\/a>, la durata prevista in questo caso \u00e8 di cinque anni. Inoltre, il tasso di sforzo che rappresenta l&#8217;affitto per Pepco \u00e8 basso.<\/p><h2 class=\"wp-block-heading\">Uscita dell&#8217;investitore nel 2029<\/h2><p>Nel calendario di investimento \u00e8 previsto l&#8217;acquisto del locale per il primo trimestre del 2024. Il pagamento del <strong>primo dividendo agli investitori avverr\u00e0 nel terzo trimestre del 2024<\/strong>. A partire dal primo trimestre del 2026 si apre una finestra di disinvestimento soggetta alle condizioni del mercato.
