Sar\u00e0 mercoled\u00ec 21 febbraio alle 16:00 (UTC+1). Ti raccontiamo tutto ci\u00f2 che devi sapere.<\/p>\n\n<p>Il <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000263?utm_source=blog_it&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=progetto+cervantes&amp;utm_content=progetto_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">progetto Cervantes<\/a> consiste nell&#8217;acquisto di due edifici adiacenti nel centro di Cadice per il loro restauro e lo sviluppo di una promozione di nuove costruzioni. Il progetto prevede <strong>la costruzione di 27 unit\u00e0 abitative plurifamiliari<\/strong> con una, due o tre camere da letto e una superficie costruita media di oltre 90 metri quadrati.<\/p>\n\n<p>L&#8217;asset si trova nel centro storico di Cadice, a meno di dieci minuti da Plaza de San Antonio, dalla Cattedrale e dalla spiaggia de La Caleta.<\/p>\n\n<h2 class=\"wp-block-heading\">Uno dei nostri promotori pi\u00f9 redditizi<\/h2>\n\n<p>Il promotore di questa opportunit\u00e0 di investimento \u00e8 Fenext, un vecchio conoscente della nostra piattaforma. Fenext \u00e8, dal marzo 2023, <a href=\"https:\/\/fenext.es\/carpio-capital-cambia-de-nombre\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">la nuova denominazione di Carpio Capital<\/a>, responsabile dei progetti Pinares I e II, sempre a Cadice. Entrambi i progetti hanno subito alcuni ritardi, uno dei quali in piena pandemia, ma sono stati ampiamente compensati dal piano aziendale. Pinares I si \u00e8 chiuso con un rendimento finale superiore al 47% e un TIR del 21%. <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000089?utm_source=blog_it&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=progetto+pinares+ii&amp;utm_content=progetto_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">Pinares II<\/a> ha ottenuto un <strong>rendimento totale del 58%, con un TIR del 23%<\/strong>.<\/p>\n\n<p>Il progetto ha anche altri punti di forza. Forse il pi\u00f9 evidente \u00e8 che <strong>ha gi\u00e0 un permesso di costruire in vigore<\/strong> (per i due edifici che compongono l&#8217;asset), riducendo cos\u00ec il rischio temporale.<\/p>\n\n<p>Il promotore ha bisogno di finanziamenti bancari sia per eseguire i lavori che per completare l&#8217;acquisto dell&#8217;asset. In questo caso, Fenext ha gi\u00e0 concordato le condizioni di questo finanziamento con un istituto bancario e ha un contratto d&#8217;acquisto firmato per entrambi gli immobili. Inoltre, ha gi\u00e0 versato il 10% del prezzo di acquisto. <strong>L&#8217;entrata della banca nell&#8217;acquisto dell&#8217;immobile attenua il rischio associato al finanziamento dei lavori di costruzione<\/strong>.<\/p>\n\n<p>Il terzo punto chiave \u00e8 l&#8217;avanzamento commerciale. Dodici delle 27 abitazioni che compongono la promozione sono gi\u00e0 vendute, il che significa che c&#8217;\u00e8 gi\u00e0 il 44% di prenotazioni, tutte con contratti firmati e il capitale gi\u00e0 versato.<\/p>\n\n<h2 class=\"wp-block-heading\">Strategia di plusvalenze a 26-30 mesi<\/h2>\n\n<p>Il progetto Cervantes \u00e8 un <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/02\/08\/crowdfunding-vs-crowdlending-immobiliare-quali-sono-le-differenze\/?utm_source=blog_it&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=crowdfunding+crowdlending&amp;utm_content=progetto_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">progetto di equity<\/a> e, pi\u00f9 precisamente, di plusvalenza. Pertanto, gli investitori di Urbanitae si assoceranno al promotore per acquistare l&#8217;asset su cui verr\u00e0 realizzato il progetto di costruzione.<\/p>\n\n<p>L&#8217;importo del progetto \u00e8 di 1.670.000 euro, di cui 5.000 euro rimarranno nella societ\u00e0 veicolo per coprire le spese amministrative e di gestione. <strong>Il promotore contribuisce con il 10% del capitale<\/strong>.<\/p>\n\n<p>Come per qualsiasi progetto di plusvalenze, il supervisore non ci consente di divulgare in anticipo il <strong><a href=\"https:\/\/blog.urbanitae.com\/it\/2023\/04\/02\/redditivita-stimata-o-rendimento-totale\/?utm_source=blog_it&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=redditivita+stimata&amp;utm_content=progetto_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">rendimento stimato<\/a><\/strong>.
