I due rapporti misurano il rischio di un prestito e, in larga misura, sono complementari. Ora vedremo perch\u00e9.<\/p>\n<p> <\/p>\n<p><strong>L&#8217;LTC confronta il valore del finanziamento &#8211; cio\u00e8 il prestito &#8211; con il costo di costruzione di un progetto immobiliare.<\/strong> In altre parole, l&#8217;LTC viene utilizzato per calcolare la quantit\u00e0 di denaro che un finanziatore &#8211; ad esempio una piattaforma di crowdfunding &#8211; \u00e8 disposto a prestare a uno sviluppatore rispetto al costo di costruzione del progetto.<\/p>\n<p> <\/p>\n<p>Il LTV \u00e8 una misura simile. Ma, invece di confrontare il prestito con il costo, confronta il prestito con il valore del progetto una volta costruito. Come abbiamo visto in un altro articolo, <strong>il <a href=\"https:\/\/blog.urbanitae.com\/it\/2023\/05\/07\/che-cose-il-loan-to-value\/\" target=\"_blank\" rel=\"noreferrer noopener\">loan-to-value<\/a> \u00e8 uno degli indicatori pi\u00f9 utilizzati per misurare il rischio, ad esempio, di un prestito ipotecario\u2026<\/strong> o di <a href=\"https:\/\/blog.urbanitae.com\/it\/2023\/01\/20\/8-come-sono-i-progetti-di-debito-crowdlending\/\" target=\"_blank\" rel=\"noreferrer noopener\">un progetto di crowdlending immobiliare<\/a>.<\/p>\n<p> <\/p>\n<p>Come sappiamo, i rischi per l&#8217;investitore in un progetto di debito sono essenzialmente due:<\/p>\n<p> <\/p>\n<ul>\n<li><strong>Mancanza di liquidit\u00e0:<\/strong> quando si investe attraverso una piattaforma di crowdfunding immobiliare, di solito \u00e8 previsto un periodo di investimento fisso. Durante questo periodo, non \u00e8 possibile recuperare il denaro, quindi si dice che l&#8217;investimento non \u00e8 liquido. Il rischio \u00e8 che i fondi siano necessari prima della fine del periodo stabilito.<\/li>\n \n<li><strong>Rischio di default:<\/strong> il successo dell&#8217;investimento nel crowdlending immobiliare non dipende dal successo specifico del progetto finanziato. In altre parole, quando si presta denaro, la cosa principale \u00e8 assicurarsi che il mutuatario sia in grado di ripagarci. Poich\u00e9 la scadenza \u00e8 fissa, l&#8217;obiettivo \u00e8 che questa capacit\u00e0 di rimborso esista gi\u00e0 o non sia subordinata al completamento del progetto (ad esempio, alla vendita di tutte le case).<\/li>\n<\/ul>\n<p> <\/p>\n<p>\u00c8 possibile che il denaro che il promotore prevede di ottenere per rimborsare il prestito dipenda dal successo di altri progetti o dal valore di alcuni beni utilizzati come garanzia. Un rallentamento del mercato immobiliare o l&#8217;incertezza economica potrebbero influire su queste altre attivit\u00e0 e quindi ridurre la capacit\u00e0 di rimborso del promotore.<\/p>\n<p> <\/p>\n<p>Sia il loan-to-cost che il loan-to-value sono principalmente legati al rischio di insolvenza. Un LTC pi\u00f9 basso indica che il prestito copre una parte minore del costo totale del progetto, il che implica che il mutuatario ha una maggiore partecipazione nel progetto e, potenzialmente, un maggiore impegno finanziario. <strong>Se l&#8217;LTC \u00e8 pi\u00f9 alto, il promotore ha una leva finanziaria maggiore e l&#8217;investitore rischia di perdere pi\u00f9 denaro se le cose vanno male.<\/strong><\/p>\n<p> <\/p>\n<p>Inoltre, un LTC pi\u00f9 basso offre una maggiore protezione agli investitori in caso di inadempienza del prestito. Se il progetto non ha successo e si verifica un pignoramento, gli investitori con un LTC pi\u00f9 basso hanno maggiori possibilit\u00e0 di recuperare il loro investimento, poich\u00e9 il valore dell&#8217;immobile coprirebbe una parte maggiore del prestito.<\/p>\n<p> <\/p>\n<p>Sebbene Urbanitae finanzi sette <a href=\"https:\/\/urbanitae.com\/proyectos\" target=\"_blank\" rel=\"noreferrer noopener\">progetti<\/a> su dieci con capitale proprio, abbiamo una discreta esperienza nel crowdlending. Abbiamo gi\u00e0 finanziato 26 progetti di debito, per un totale di oltre 32 milioni di euro. Di questi, pi\u00f9 della met\u00e0 sono stati completamente rimborsati: <strong>15 progetti, con un IRR finale vicino al 15%.<\/strong> Vale a dire, 12,8 milioni di euro restituiti a pi\u00f9 di 5.200 investitori\u2026<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"<p>Quando si parla di prestiti immobiliari, il loan-to-cost e il loan-to-value sono due indicatori chiave.
