Questo indicatore viene utilizzato per misurare il livello di leva finanziaria e il rischio associato al finanziamento. Un LTV elevato indica che il prestito copre una parte maggiore del valore dell\u2019immobile, il che rappresenta un rischio pi\u00f9 alto per il finanziatore. Al contrario, un LTV basso implica un maggiore apporto di capitale proprio da parte dell\u2019acquirente, riducendo cos\u00ec tale rischio.   <\/p><p style=\"color: #212121; font-family: Roboto, sans-serif; font-size: 16px;\"><strong>L\u2019LTV<\/strong> \u00e8 un parametro chiave sia per gli istituti finanziari che per gli acquirenti, poich\u00e9 influisce direttamente sulle condizioni del prestito, come il tasso di interesse o i requisiti di anticipo iniziale. Pi\u00f9 alto \u00e8 l\u2019LTV, maggiore tende a essere il tasso di interesse applicato, poich\u00e9 l\u2019ente finanziatore assume un livello di esposizione pi\u00f9 elevato. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-11c28c4 elementor-widget__width-initial elementor-widget elementor-widget-text-editor\" data-id=\"11c28c4\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h3>Aspetti chiave da considerare<\/h3><p style=\"color: #212121; font-family: Roboto, sans-serif; font-size: 16px;\">Il <strong>calcolo del LTV<\/strong> si effettua dividendo l\u2019importo del prestito per il valore di perizia dell\u2019immobile, esprimendo il risultato sotto forma di percentuale. Ad esempio, se si richiede un prestito di 80.000 euro per un immobile valutato 100.000 euro, l\u2019LTV sar\u00e0 dell\u201980%. <\/p><p style=\"color: #212121; font-family: Roboto, sans-serif; font-size: 16px;\">Un LTV elevato pu\u00f2 indicare che il mutuatario sta assumendo un carico finanziario significativo rispetto al valore dell\u2019immobile, il che potrebbe causare problemi in caso di cali del mercato o difficolt\u00e0 economiche.
