Si tratta di un indicatore che consente di valutare il grado di leva finanziaria e il livello di rischio associato al finanziamento. Un LTC elevato indica che una parte significativa del costo \u00e8 finanziata tramite debito, il che pu\u00f2 aumentare il rischio finanziario. Al contrario, un LTC basso riflette un maggiore apporto di capitale proprio da parte del promotore.   <\/p><p style=\"color: #212121; font-family: Roboto, sans-serif; font-size: 16px;\">Questo rapporto \u00e8 fondamentale sia per i finanziatori che per gli investitori, in quanto permette di valutare la fattibilit\u00e0 del progetto e la solidit\u00e0 finanziaria del promotore. Le entit\u00e0 finanziatrici utilizzano solitamente il LTC per assicurarsi che il progetto disponga di un livello sufficiente di capitale proprio, elemento essenziale per ridurre il rischio di insolvenza. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-11c28c4 elementor-widget__width-initial elementor-widget elementor-widget-text-editor\" data-id=\"11c28c4\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h3>Aspetti chiave da considerare<\/h3><p style=\"color: #212121; font-family: Roboto, sans-serif; font-size: 16px;\">Il calcolo del <strong>LTC<\/strong> si ottiene dividendo l\u2019importo totale del prestito per il costo totale stimato del progetto. Questo costo include non solo le spese di costruzione, ma anche l\u2019acquisto del terreno, le licenze, gli onorari professionali e altri costi associati allo sviluppo immobiliare. <\/p><p style=\"color: #212121; font-family: Roboto, sans-serif; font-size: 16px;\">Anche se un <strong>LTC<\/strong> elevato pu\u00f2 facilitare ai promotori l\u2019accesso al finanziamento, comporta anche un livello di rischio maggiore. Quanto pi\u00f9 alta \u00e8 la quota del progetto finanziata con debito, tanto maggiore sar\u00e0 l\u2019esposizione in caso di ritardi, costi imprevisti o cali del valore del mercato immobiliare.
