Le projet comprend <strong>7 chambres, 8 salles de bains, une salle de cin\u00e9ma, une cave \u00e0 vin, un espace wellness complet avec spa, une salle de sport, un parking int\u00e9rieur et un vaste espace paysager avec piscine<\/strong>.<\/p>\n<p> <\/p>\n<p>La villa b\u00e9n\u00e9ficie d\u2019une orientation offrant des vues panoramiques sur la mer et la montagne depuis tous les niveaux. d\u00e9j\u00e0 investi environ <strong>3,7 millions d\u2019euros<\/strong> de fonds propres dans le projet, ce qui renforce l\u2019alignement des int\u00e9r\u00eats avec les investisseurs.<\/p>\n<p> jusqu\u2019\u00e0 7 340 000 euros, dont 2 340 000 euros lev\u00e9s aupr\u00e8s des investisseurs d\u2019Urbanitae et 5 000 000 euros aupr\u00e8s de co-investisseurs externes.<\/li>\n \n<li><strong>Tranche B :<\/strong> jusqu\u2019\u00e0 1 310 000 euros, correspondant \u00e0 cette ouverture.<\/li>\n \n<li><strong>Tranche C :<\/strong> jusqu\u2019\u00e0 1 340 000 euros, destin\u00e9e \u00e0 financer les co\u00fbts de construction et les frais g\u00e9n\u00e9raux restants jusqu\u2019\u00e0 l\u2019ach\u00e8vement du projet.<\/li>\n<\/ul>\n<p> <\/p>\n<p>Les principales \n<li><strong>Extensions possibles :<\/strong> deux extensions de 6 mois, aux mois 16 et 22<\/li>\n \n<li><strong>Rendement minimum :<\/strong> \u00e9quivalent \u00e0 3 mois d\u2019int\u00e9r\u00eats<\/li>\n \n<li><strong>Paiement du principal et des int\u00e9r\u00eats :<\/strong> \u00e0 l\u2019\u00e9ch\u00e9ance<\/li>\n<\/ul>\n<p> <\/p>\n<p>La deuxi\u00e8me extension du pr\u00eat impliquerait une hausse de <strong>100 points de base<\/strong> du taux d\u2019int\u00e9r\u00eat, qui passerait \u00e0 <strong>11,25 % par an<\/strong>.<\/p>\n<p> <\/p>\n<p>La partie du pr\u00eat destin\u00e9e \u00e0 financer les travaux sera d\u00e9caiss\u00e9e sur la base de certifications mensuelles, sous r\u00e9serve d\u2019un rapport favorable du <strong>Project \n<li><strong>Lettre d\u2019engagement de capital<\/strong> du promoteur, destin\u00e9e \u00e0 couvrir tout surco\u00fbt non pr\u00e9vu dans le plan d\u2019affaires.<\/li>\n \n<li><strong>Mandat de vente irr\u00e9vocable<\/strong> en faveur des investisseurs d\u2019Urbanitae, activable en cas de d\u00e9faut de paiement, de manquement mat\u00e9riel ou de non-remboursement int\u00e9gral du principal plus les int\u00e9r\u00eats \u00e0 la date d\u2019\u00e9ch\u00e9ance convenue ou prorog\u00e9e.<\/li>\n<\/ul>\n<p> <\/p>\n<p>Le mandat de vente \u00e9tablit que le prix minimum de vente sera \u00e9quivalent \u00e0 <strong>80 % de la derni\u00e8re valorisation disponible<\/strong>.<\/p>\n<p> <\/p>\n<p>Comme dans tous les projets de dette, un <strong>Project Monitor<\/strong> est int\u00e9gr\u00e9 \u00e0 l\u2019op\u00e9ration. Il examinera les certifications de travaux, l\u2019avancement de la construction, les \u00e9ventuels \u00e9carts de d\u00e9lais et de co\u00fbts, et approuvera les d\u00e9caissements du pr\u00eat.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Strat\u00e9gie de sortie<\/h2>\n<p> <\/p>\n<p>La sortie pr\u00e9vue pour les investisseurs d\u2019Urbanitae se fera gr\u00e2ce \u00e0 la <strong>vente de la villa<\/strong>.<\/p>\n<p> <\/p>\n<p>Le prix cible de l\u2019actif s\u2019\u00e9l\u00e8ve \u00e0 <strong>25 millions d\u2019euros<\/strong>. La commercialisation sera assur\u00e9e par les canaux directs du promoteur et par une s\u00e9lection des cinq agences leaders de Marbella, selon un mod\u00e8le de commercialisation exclusif sur
