Le projet <strong>Navia<\/strong>, financ\u00e9 par les investisseurs d\u2019Urbanitae en novembre 2025, a \u00e9t\u00e9 rembours\u00e9 avec restitution int\u00e9grale du capital investi et paiement des int\u00e9r\u00eats courus.<\/p>\n\n\n\n<p>L\u2019op\u00e9ration se cl\u00f4ture avec un <strong>TRI final de 10,7 %<\/strong> et une rentabilit\u00e9 totale de 6,22 %. Elle a \u00e9t\u00e9 achev\u00e9e en environ <strong>7 mois, contre une dur\u00e9e initialement pr\u00e9vue de 15 mois<\/strong>. Au total, le montant brut rembours\u00e9 aux investisseurs d\u00e9passe 5,3 millions d\u2019euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait Navia ?<\/h2>\n\n\n\n<p>Navia \u00e9tait un projet de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/11\/13\/nouveau-projet-investissez-dans-limmobilier-commercial-a-vigo-a-105-par-an\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=dette_immobiliere&#038;utm_content=fr_devolucion_navia\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2025\/11\/13\/nouveau-projet-investissez-dans-limmobilier-commercial-a-vigo-a-105-par-an\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=dette_immobiliere&amp;utm_content=fr_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>dette immobili\u00e8re<\/strong><\/a> li\u00e9 au d\u00e9veloppement d\u2019un parc commercial \u00e0 Vigo. L\u2019actif se situe dans le quartier de Navia, l\u2019une des zones d\u2019expansion de la ville.<\/p>\n\n\n\n<p>Le pr\u00eat avait pour objectif de refinancer une dette existante sur le terrain. Il devait \u00e9galement faciliter la sortie d\u2019un associ\u00e9 du promoteur. Cette op\u00e9ration s\u2019inscrivait dans une transaction plus large, destin\u00e9e \u00e0 franchir les \u00e9tapes urbanistiques et commerciales n\u00e9cessaires \u00e0 la formalisation de la vente de l\u2019actif.<\/p>\n\n\n\n<p>Le projet pr\u00e9voyait le d\u00e9veloppement du <strong>Parque Comercial Navia<\/strong>, sur un terrain de plus de 14 000 m\u00b2. La surface locative brute pr\u00e9vue d\u00e9passait 10 000 m\u00b2. Au moment du lancement, l\u2019actif disposait d\u00e9j\u00e0 de baux sign\u00e9s avec des op\u00e9rateurs de premier plan. Par ailleurs, des n\u00e9gociations avec d\u2019autres locataires \u00e9taient \u00e0 un stade avanc\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une op\u00e9ration avec une sortie d\u00e9finie<\/h2>\n\n\n\n<p>La th\u00e8se d\u2019investissement reposait sur une sortie claire : la formalisation de la vente de l\u2019actif une fois certaines conditions urbanistiques et commerciales remplies.<\/p>\n\n\n\n<p>Parmi les \u00e9tapes cl\u00e9s figuraient l\u2019inscription du remembrement, l\u2019obtention des licences n\u00e9cessaires et la signature de contrats de location avec des op\u00e9rateurs pour le futur <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/12\/16\/limmobilier-commercial-se-reveille-2026-une-annee-cle\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=parc_commercial&#038;utm_content=fr_devolucion_navia\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2025\/12\/16\/limmobilier-commercial-se-reveille-2026-une-annee-cle\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=parc_commercial&amp;utm_content=fr_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\">parc commercial<\/a>.<\/p>\n\n\n\n<p>Pendant la dur\u00e9e du pr\u00eat, le projet a \u00e9volu\u00e9 de mani\u00e8re satisfaisante. Les \u00e9tapes pr\u00e9vues ont \u00e9t\u00e9 franchies et le calendrier initial a m\u00eame \u00e9t\u00e9 avanc\u00e9. Cela a permis de formaliser la vente du terrain plus t\u00f4t que pr\u00e9vu et de proc\u00e9der au remboursement du pr\u00eat.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sultat final pour l\u2019investisseur<\/h2>\n\n\n\n<p>Le pr\u00eat a \u00e9t\u00e9 formalis\u00e9 le <strong>21 novembre 2025<\/strong>, avec un taux d\u2019int\u00e9r\u00eat annuel de <strong>10,50 %<\/strong> et une dur\u00e9e initiale de <strong>15 mois<\/strong>. Le contrat pr\u00e9voyait \u00e9galement une possibilit\u00e9 de prolongation suppl\u00e9mentaire de 6 mois.<\/p>\n\n\n\n<p>Avant le remboursement final, un remboursement partiel du pr\u00eat a \u00e9t\u00e9 effectu\u00e9. Les investisseurs ont aussi re\u00e7u le paiement anticip\u00e9 des int\u00e9r\u00eats minimums garantis correspondant \u00e0 six mois. Cette op\u00e9ration s\u2019inscrivait dans le cadre de la novation <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/17\/comment-urbanitae-protege-largent-de-ses-investisseurs\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=paquet_garanties&#038;utm_content=fr_devolucion_navia\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/17\/comment-urbanitae-protege-largent-de-ses-investisseurs\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=paquet_garanties&amp;utm_content=fr_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\">du paquet de garanties approuv\u00e9e par les pr\u00eateurs<\/a>.<\/p>\n\n\n\n<p>Avec le remboursement final du 26 juin, les investisseurs ont r\u00e9cup\u00e9r\u00e9 <strong>100 % du capital investi<\/strong>, ainsi que les int\u00e9r\u00eats cumul\u00e9s.<\/p>\n\n\n\n<p>Les chiffres finaux du projet sont les suivants :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e :<\/strong> 15 mois<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale :<\/strong> 7 mois<\/li>\n\n\n\n<li><strong>Rentabilit\u00e9 totale finale :<\/strong> 6,22 %<\/li>\n\n\n\n<li><strong>TRI final :<\/strong> 10,7 %<\/li>\n\n\n\n<li><strong>Montant brut total rembours\u00e9 :<\/strong> 5 311 029,41 \u20ac<\/li>\n<\/ul>\n\n\n\n<p>La rentabilit\u00e9 totale est inf\u00e9rieure \u00e0 celle estim\u00e9e initialement, car le pr\u00eat est rest\u00e9 en cours moins longtemps. Dans ce cas, le respect des objectifs urbanistiques et commerciaux a permis de r\u00e9aliser la vente de l\u2019actif et de rembourser le pr\u00eat de mani\u00e8re
