Le <strong>projet Paseo de los Olivos<\/strong> consiste \u00e0 financer l\u2019acquisition de trois locaux commerciaux et leur transformation en <strong>66 caves et deux appartements<\/strong> \u00e0 Madrid et M\u00f3stoles.<\/p>\n<p> <\/p>\n<p>L\u2019op\u00e9ration est port\u00e9e par une soci\u00e9t\u00e9 li\u00e9e \u00e0 <strong>Grupanxon<\/strong>. Il s\u2019agira du <strong>20e projet<\/strong> de ce promoteur sur Urbanitae, un historique qui comprend des op\u00e9rations comme Madrid Sur, Torres del Mediterr\u00e1neo, Puerta del \u00c1ngel, La Chopera, Palos de la Frontera ou Ondarreta, entre autres.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>\ud83d\udcc5 <strong>Ouverture \u00e0 l\u2019investissement :<\/strong> mardi 23 juin \u00e0 12 h 00 (UTC+2)<\/li>\n \n<li>\ud83c\udf99 <strong>Webinar :<\/strong> il n\u2019y aura pas de webinar sp\u00e9cifique pour ce projet, puisqu\u2019il s\u2019agit d\u2019une nouvelle op\u00e9ration avec un promoteur r\u00e9current sur Urbanitae.<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Trois op\u00e9rations \u00e0 Madrid et M\u00f3stoles<\/h2>\n<p> <\/p>\n<p>Le <a id=\"https:\/\/urbanitae.com\/fr\/projet\/P000485\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=projet_1&amp;utm_content=fr_proyecto_paseo_olivos\" href=\"https:\/\/urbanitae.com\/fr\/projet\/P000485\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=projet_1&amp;utm_content=fr_proyecto_paseo_olivos\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">projet<\/a> se compose de trois op\u00e9rations ind\u00e9pendantes :<\/p>\n<p> <\/p>\n<p>La premi\u00e8re, <strong>Torres de Lucero<\/strong>, est situ\u00e9e au <strong>Paseo de los Olivos 90<\/strong>, dans le quartier de Puerta del \u00c1ngel, \u00e0 Madrid. Le local sera transform\u00e9 en <strong>33 caves<\/strong>, dont 9 font d\u00e9j\u00e0 l\u2019objet d\u2019une r\u00e9servation. Le promoteur a sign\u00e9 un contrat d\u2019arrhes avec les vendeurs et les travaux pourront commencer une fois le financement sign\u00e9, puisque la licence est trait\u00e9e au moyen d\u2019une d\u00e9claration responsable.<\/p>\n<p> <\/p>\n<p>La deuxi\u00e8me op\u00e9ration, <strong>Joaqu\u00edn Turina<\/strong>, se situe dans le quartier de Buenavista, dans le district de Carabanchel, au sud-ouest de Madrid. Le local sera \u00e9galement transform\u00e9 en <strong>33 caves<\/strong>, dont 7 ont d\u00e9j\u00e0 \u00e9t\u00e9 r\u00e9serv\u00e9es. Comme pour Torres de Lucero, les travaux pourront commencer une fois le financement obtenu, la licence \u00e9tant trait\u00e9e au moyen d\u2019une d\u00e9claration responsable.<\/p>\n<p> <\/p>\n<p>La troisi\u00e8me op\u00e9ration est situ\u00e9e au <strong>calle Salcillo 7<\/strong>, \u00e0 M\u00f3stoles. Dans ce cas, le projet consiste \u00e0 transformer un local en <strong>deux appartements<\/strong>. Contrairement aux deux autres actifs, ce local a d\u00e9j\u00e0 \u00e9t\u00e9 acquis par le promoteur et une partie du pr\u00eat sera destin\u00e9e au d\u00e9veloppement des travaux.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un projet centr\u00e9 sur les caves et les logements compacts<\/h2>\n<p> <\/p>\n<p>La th\u00e8se d\u2019investissement repose sur une ligne d\u2019activit\u00e9 dans laquelle Grupanxon travaille depuis plusieurs ann\u00e9es : la transformation de locaux en produits demand\u00e9s dans des environnements urbains consolid\u00e9s, <a id=\"https:\/\/blog.urbanitae.com\/fr\/2024\/04\/18\/caves-succes-durbanitae-avec-grupanxon-a-madrid\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=caves&amp;utm_content=fr_proyecto_paseo_olivos\" href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/04\/18\/caves-succes-durbanitae-avec-grupanxon-a-madrid\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=caves&amp;utm_content=fr_proyecto_paseo_olivos\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">comme des caves, des places de parking et des logements<\/a>.<\/p>\n<p> <\/p>\n<p>Dans ce cas, la sortie des investisseurs se fera par la vente des caves et des appartements r\u00e9sultants. Il ne sera pas n\u00e9cessaire de vendre la totalit\u00e9 des caves pour amortir le pr\u00eat.<\/p>\n<p> <\/p>\n<p>Le projet de M\u00f3stoles dispose d\u2019une faisabilit\u00e9 urbanistique favorable.
