{"id":87304,"date":"2026-06-17T18:11:27","date_gmt":"2026-06-17T16:11:27","guid":{"rendered":"https:\/\/blog.urbanitae.com\/?p=87304"},"modified":"2026-06-18T13:01:27","modified_gmt":"2026-06-18T11:01:27","slug":"balcon-del-sur-se-cloture-avec-une-rentabilite-de-1687-et-un-tri-de-1122","status":"publish","type":"post","link":"https:\/\/blog.urbanitae.com\/fr\/2026\/06\/17\/balcon-del-sur-se-cloture-avec-une-rentabilite-de-1687-et-un-tri-de-1122\/","title":{"rendered":"Balc\u00f3n del Sur se cl\u00f4ture avec une rentabilit\u00e9 de 16,87 % et un TRI de 11,22 %"},"content":{"rendered":"\n<p>Le projet <strong>Balc\u00f3n del Sur<\/strong>, financ\u00e9 par les investisseurs d\u2019Urbanitae en d\u00e9cembre 2024, a \u00e9t\u00e9 liquid\u00e9 avec le remboursement int\u00e9gral du capital investi et le paiement des int\u00e9r\u00eats courus.<\/p>\n\n\n\n<p>L\u2019op\u00e9ration se cl\u00f4ture avec une <strong>rentabilit\u00e9 totale de 16,87 %<\/strong> et un <strong>TRI de 11,22 %<\/strong>, conform\u00e9ment aux estimations initiales et dans le d\u00e9lai pr\u00e9vu par le contrat de pr\u00eat.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait Balc\u00f3n del Sur ?<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/14\/nouveau-projet-investissez-dans-des-logements-sociaux-avec-un-rendement-annuel-de-115\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0626&#038;utm_term=balcon_del_sur_1&#038;utm_content=fr_devolucion_balcon_del_sur\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/14\/nouveau-projet-investissez-dans-des-logements-sociaux-avec-un-rendement-annuel-de-115\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=balcon_del_sur_1&amp;utm_content=fr_devolucion_balcon_del_sur\" target=\"_blank\" rel=\"noreferrer noopener\">Balc\u00f3n del Sur<\/a> \u00e9tait un projet de <strong>dette immobili\u00e8re<\/strong> destin\u00e9 \u00e0 financer l\u2019acquisition d\u2019un terrain \u00e0 Navalcarnero, dans la r\u00e9gion de Madrid, sur lequel \u00e9tait pr\u00e9vu le d\u00e9veloppement d\u2019un programme de logements prot\u00e9g\u00e9s sous forme de coop\u00e9rative.<\/p>\n\n\n\n<p>L\u2019op\u00e9ration \u00e9tait port\u00e9e par <strong>Urbanismo y Gesti\u00f3n<\/strong>, gestionnaire sp\u00e9cialis\u00e9 dans la promotion immobili\u00e8re et la gestion coop\u00e9rative, disposant d\u2019une vaste exp\u00e9rience dans le d\u00e9veloppement de logements, notamment dans des projets de logements prot\u00e9g\u00e9s.<\/p>\n\n\n\n<p>Le projet pr\u00e9voyait le d\u00e9veloppement d\u2019un programme r\u00e9sidentiel de <strong>144 <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/03\/04\/nous-avons-finance-plus-de-1-400-logements-beneficiant-dune-protection-publique-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0626&#038;utm_term=logements_vppl&#038;utm_content=fr_devolucion_balcon_del_sur\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2026\/03\/04\/nous-avons-finance-plus-de-1-400-logements-beneficiant-dune-protection-publique-en-espagne\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=logements_vppl&amp;utm_content=fr_devolucion_balcon_del_sur\" target=\"_blank\" rel=\"noreferrer noopener\">logements VPPL<\/a><\/strong> de trois chambres, avec espaces communs, piscine pour adultes, piscine pour enfants et aire de jeux. Les logements devaient \u00e9galement disposer d\u2019une cave et d\u2019une ou deux places de parking, selon la typologie.<\/p>\n\n\n\n<p>Le financement a \u00e9t\u00e9 structur\u00e9 au moyen d\u2019un pr\u00eat assorti d\u2019une garantie hypoth\u00e9caire de premier rang sur le terrain, avec un taux d\u2019int\u00e9r\u00eat annuel de <strong>11,50 %<\/strong>. La dur\u00e9e initiale \u00e9tait de 12 mois, avec une extension suppl\u00e9mentaire de 6 mois pr\u00e9vue contractuellement.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une op\u00e9ration li\u00e9e \u00e0 l\u2019obtention de la licence et au financement bancaire<\/h2>\n\n\n\n<p>L\u2019objectif du pr\u00eat \u00e9tait de faciliter l\u2019acquisition du terrain par le gestionnaire afin de lancer le d\u00e9veloppement de la coop\u00e9rative.<\/p>\n\n\n\n<p>D\u00e8s le d\u00e9part, la sortie pr\u00e9vue de l\u2019op\u00e9ration \u00e9tait li\u00e9e \u00e0 deux jalons principaux : l\u2019obtention de la licence n\u00e9cessaire au d\u00e9veloppement du projet et l\u2019<a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/04\/28\/le-financement-de-la-promotion-immobiliere-saccelere-en-2025-nouvelle-mise-a-jour-de-lobservatoire-urbanitae-kpmg\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0626&#038;utm_term=entree_du_financement&#038;utm_content=fr_devolucion_balcon_del_sur\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2026\/04\/28\/le-financement-de-la-promotion-immobiliere-saccelere-en-2025-nouvelle-mise-a-jour-de-lobservatoire-urbanitae-kpmg\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=entree_du_financement&amp;utm_content=fr_devolucion_balcon_del_sur\" target=\"_blank\" rel=\"noreferrer noopener\">entr\u00e9e du financement<\/a> bancaire. Une fois ces conditions remplies, le financement bancaire devait permettre de rembourser le pr\u00eat accord\u00e9 par les investisseurs d\u2019Urbanitae.<\/p>\n\n\n\n<p>Le contrat de pr\u00eat a \u00e9t\u00e9 sign\u00e9 le <strong>13 d\u00e9cembre 2024<\/strong>. Par la suite, la licence n\u2019ayant pas \u00e9t\u00e9 obtenue avant l\u2019\u00e9ch\u00e9ance ordinaire, l\u2019extension pr\u00e9vue contractuellement a \u00e9t\u00e9 activ\u00e9e. La licence a finalement \u00e9t\u00e9 accord\u00e9e en mars 2026, ce qui a permis l\u2019entr\u00e9e du financement bancaire puis la liquidation du pr\u00eat.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sultat final pour les investisseurs<\/h2>\n\n\n\n<p>Avec cette liquidation, les investisseurs r\u00e9cup\u00e8rent <strong>100 % du capital investi<\/strong>, ainsi que les int\u00e9r\u00eats courus correspondants.<\/p>\n\n\n\n<p>Les donn\u00e9es finales du projet sont les suivantes :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e et l\u2019entr\u00e9e du financement bancaire ont permis de liquider le pr\u00eat de mani\u00e8re ordonn\u00e9e, avec remboursement int\u00e9gral du capital et des int\u00e9r\u00eats aux investisseurs.<\/p>\n\n\n\n<p>La cl\u00f4ture du projet confirme l\u2019importance de structurer les op\u00e9rations avec des garanties, des d\u00e9lais d\u00e9finis et des m\u00e9canismes contractuels adapt\u00e9s afin de g\u00e9rer d\u2019\u00e9ventuels d\u00e9calages de calendrier sans modifier la th\u00e8se
