Le programme comprend <strong>17 appartements d\u2019une chambre<\/strong> et <strong>10 appartements de deux chambres<\/strong>, avec une surface moyenne d\u2019environ <strong>85 m\u00b2<\/strong>. Toutes les unit\u00e9s disposeront d\u2019un balcon et\/ou d\u2019un jardin.<\/p>\n<p> <\/p>\n<p>L\u2019emplacement constitue l\u2019un des principaux atouts du projet. L\u2019actif se situe \u00e0 proximit\u00e9 du centre historique de Porto, \u00e0 quelques minutes de la Baixa et de quartiers embl\u00e9matiques tels que Cedofeita ou Jardim da Cordoaria. Le pr\u00eat bancaire ne sera activ\u00e9 qu\u2019une fois certaines conditions remplies et servira exclusivement \u00e0 rembourser le pr\u00eat Urbanitae. Ainsi, la dette bancaire et le pr\u00eat Urbanitae ne coexisteront pas sur l\u2019actif.<\/p>\n<p> <\/p>\n<p>L\u2019op\u00e9ration pr\u00e9sente \u00e9galement des ratios de levier prudents : un <strong><a id=\"https:\/\/blog.urbanitae.com\/fr\/glossaire\/loan-to-cost-ltc\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=ltc&amp;utm_content=fr_proyecto_torrinha_gardens_ii\" gr\u00e2ce \u00e0 la mise \u00e0 disposition du financement bancaire d\u00e9j\u00e0 contract\u00e9 aupr\u00e8s de <strong>Banco BPI<\/strong>.<\/p>\n<p> <\/p>\n<p>Ce financement pourra \u00eatre tir\u00e9 une fois que le projet aura atteint <strong>50 % de pr\u00e9ventes<\/strong>, soit l\u2019\u00e9quivalent de 14 unit\u00e9s vendues. \u00c0 ce moment-l\u00e0, le pr\u00eat bancaire permettra de rembourser le financement relais accord\u00e9 par les investisseurs d\u2019Urbanitae.<\/p>\n<p> <\/p>\n<p>Ce m\u00e9canisme de sortie est clairement d\u00e9fini : le pr\u00eat senior est d\u00e9j\u00e0 sign\u00e9, mais son utilisation reste conditionn\u00e9e \u00e0 l\u2019atteinte du niveau de pr\u00e9ventes exig\u00e9 par la
