:<\/strong> jusqu\u2019\u00e0 1 340 000 \u20ac, financ\u00e9s par les investisseurs Urbanitae.<\/li><\/ul><p>Cette ouverture porte sur la participation Urbanitae \u00e0 la <strong>tranche A<\/strong>, avec les caract\u00e9ristiques suivantes :<\/p><ul class=\"wp-block-list\"><li><strong>Montant :<\/strong> 2 340 000 \u20ac<\/li><li><strong>Taux d\u2019int\u00e9r\u00eat :<\/strong> 10,50 % annuel simple<\/li><li><strong>Rendement total :<\/strong> 15,75 %<\/li><li><strong>Dur\u00e9e :<\/strong> 18 mois<\/li><li><strong>Prorogations possibles :<\/strong> deux extensions de 6 mois aux mois 18 et 24<\/li><li><strong>Paiement du capital et des int\u00e9r\u00eats :<\/strong> \u00e0 l\u2019\u00e9ch\u00e9ance<\/li><\/ul><p>La seconde prorogation entra\u00eenerait une augmentation du taux de 100 points de base, jusqu\u2019\u00e0 <strong>11,50 % par an<\/strong>.<\/p><p>La partie du pr\u00eat destin\u00e9e au financement des travaux sera d\u00e9bloqu\u00e9e au moyen de certificats mensuels, sous r\u00e9serve de validation par le <strong>Project Monitor<\/strong>.<\/p><h2 class=\"wp-block-heading\">Garanties du pr\u00eat<\/h2><p>Le pr\u00eat b\u00e9n\u00e9ficie d\u2019un ensemble de garanties comprenant :<\/p><ul class=\"wp-block-list\"><li><strong>Hypoth\u00e8que de premier rang<\/strong> sur l\u2019actif financ\u00e9, avec une responsabilit\u00e9 hypoth\u00e9caire \u00e9quivalente \u00e0 130 % du principal.<\/li><li><strong>Nantissement de premier rang<\/strong> sur les parts de la soci\u00e9t\u00e9 de projet.<\/li><li><strong>Nantissement de premier rang<\/strong> sur les comptes bancaires du projet, y compris le compte TVA.<\/li><li><strong>Equity Commitment Letter<\/strong>, garantissant l\u2019engagement du promoteur \u00e0 apporter des fonds suppl\u00e9mentaires pour couvrir d\u2019\u00e9ventuels surco\u00fbts non pr\u00e9vus dans le business plan.<\/li><li><strong>Mandat irr\u00e9vocable de vente<\/strong> au b\u00e9n\u00e9fice des investisseurs Urbanitae, activable en cas de d\u00e9faut de paiement, de manquement significatif ou de non-remboursement int\u00e9gral \u00e0 l\u2019\u00e9ch\u00e9ance initiale ou prorog\u00e9e.<\/li><\/ul><p>Le prix minimum de vente pr\u00e9vu par ce mandat correspondra \u00e0 <strong>80 % de la derni\u00e8re expertise disponible<\/strong>.<\/p><p>Par ailleurs, comme dans tous les projets de dette, un <strong>Project Monitor<\/strong> contr\u00f4lera les certificats de travaux, l\u2019avancement de la construction, les \u00e9ventuels \u00e9carts de co\u00fbts ou de d\u00e9lais et approuvera les d\u00e9caissements du pr\u00eat.<\/p><h2 class=\"wp-block-heading\">Strat\u00e9gie de sortie<\/h2><p>La sortie des investisseurs est pr\u00e9vue via la <strong>vente de la villa<\/strong>, dont le prix cible est fix\u00e9 \u00e0 <strong>25 millions d\u2019euros<\/strong>.<\/p><p>La commercialisation sera assur\u00e9e par les canaux propres du promoteur et par une s\u00e9lection des cinq principales agences immobili\u00e8res de Marbella, selon un mod\u00e8le exclusif sur invitation.<\/p><p>Le projet pr\u00e9sente un <strong>LTV inf\u00e9rieur \u00e0 44 %<\/strong> sur la derni\u00e8re expertise disponible \u2013 22,24 millions d\u2019euros en juin 2026 \u2013 et d\u2019environ <strong>40 %<\/strong> sur le prix cible de
