En raison de cette position subordonn\u00e9e, elle offre g\u00e9n\u00e9ralement une rentabilit\u00e9 sup\u00e9rieure \u00e0 celle de la dette senior.<\/p>\n<p> <\/p>\n<p>Le projet consiste en la r\u00e9novation compl\u00e8te de l\u2019<a id=\"https:\/\/blog.urbanitae.com\/fr\/2026\/05\/10\/roca-negra-est-rembourse-avec-un-tri-de-1385-en-14-mois\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=hotel&amp;utm_content=fr_proyecto_arianna_ii\" href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/05\/10\/roca-negra-est-rembourse-avec-un-tri-de-1385-en-14-mois\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=hotel&amp;utm_content=fr_proyecto_arianna_ii\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">h\u00f4tel<\/a>, qui comprendra <strong>42 chambres<\/strong> r\u00e9parties sur cinq \u00e9tages, un SPA en rooftop avec terrasse panoramique, un restaurant, un bar et des espaces communs r\u00e9nov\u00e9s. Le p\u00e9rim\u00e8tre du projet comprend \u00e9galement deux villas r\u00e9sidentielles haut de gamme : <strong>Villa Residencial<\/strong> et <strong>Villa Dependance<\/strong>, toutes deux avec jardin priv\u00e9, piscine et finitions de luxe.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un actif en front de mer<\/h2>\n<p> <\/p>\n<p>L\u2019actif se trouve \u00e0 quelques minutes \u00e0 pied du centre de <strong>Forte dei Marmi<\/strong>, face au parc de la Versiliana et avec un acc\u00e8s direct \u00e0 certains des <em>bagni<\/em> les plus exclusifs du littoral, comme Twiga, Augustus ou Principe Forte dei Marmi.<\/p>\n<p> <\/p>\n<p>La Versilia, sur la c\u00f4te toscane, combine environnement naturel, plage, services haut de gamme et proximit\u00e9 de destinations embl\u00e9matiques comme Forte dei Marmi et Viareggio. anticip\u00e9 total sera autoris\u00e9 \u00e0 tout moment, avec un rendement minimum \u00e9quivalent \u00e0 <strong>9 mois d\u2019int\u00e9r\u00eats<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Financement et apport du promoteur<\/h2>\n<p> <\/p>\n<p>Le promoteur engage un capital total d\u2019environ <strong>3,01 millions d\u2019euros<\/strong>, dont environ <strong>2,04 millions<\/strong> avaient d\u00e9j\u00e0 \u00e9t\u00e9 d\u00e9bours\u00e9s \u00e0 la date de cl\u00f4ture du financement.<\/p>\n<p> <\/p>\n<p>Le projet b\u00e9n\u00e9ficie \u00e9galement d\u2019un pr\u00eat senior accord\u00e9 par <strong>Solution Bank<\/strong> pour un montant de <strong>7,5 millions d\u2019euros<\/strong>, dont <strong>5 millions<\/strong> ont d\u00e9j\u00e0 \u00e9t\u00e9 accord\u00e9s et <strong>2,5 millions<\/strong>, correspondant \u00e0 une ligne CapEx \u2013 investissement destin\u00e9 \u00e0 financer les travaux, \u00e9quipements et am\u00e9liorations de l\u2019actif \u2013 sont en phase finale d\u2019approbation.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garanties du pr\u00eat<\/h2>\n<p> <\/p>\n<p>Le pr\u00eat b\u00e9n\u00e9ficie d\u2019un ensemble de garanties adapt\u00e9es \u00e0 la structure mezzanine de l\u2019op\u00e9ration :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Nantissement de premier rang sur 100 % des parts<\/strong> de la SPV emprunteuse, Dogui 2 S.r.l.<\/li>\n \n<li><strong>Nantissement de premier rang sur les comptes bancaires<\/strong> de la SPV emprunteuse<\/li>\n \n<li><strong>Subordination des pr\u00eats corporate et des pr\u00eats d\u2019associ\u00e9s<\/strong> accord\u00e9s \u00e0 la SPV<\/li>\n \n<li><strong>Engagement d\u2019apport d\u2019equity suppl\u00e9mentaire<\/strong> de la part du promoteur en cas de d\u00e9passement des co\u00fbts de construction<\/li>\n<\/ul>\n<p> <\/p>\n<p>En outre, comme pour tous les projets de dette, un <strong>Project Monitor<\/strong> supervisera les certifications de travaux, l\u2019avancement du chantier, les \u00e9ventuels \u00e9carts de d\u00e9lai ou de co\u00fbts et approuvera les d\u00e9caissements mensuels du pr\u00eat.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Strat\u00e9gie de sortie<\/h2>\n<p> <\/p>\n<p>La sortie des investisseurs d\u2019Urbanitae est pr\u00e9vue via le <strong>refinancement du pr\u00eat en 2028<\/strong>, soutenu par deux leviers principaux : la <strong>vente des deux villas r\u00e9sidentielles<\/strong> et la <strong>stabilisation de l\u2019h\u00f4tel<\/strong> sous contrat de location avec <strong>EGA Hospitality<\/strong>.<\/p>\n<p> <\/p>\n<p>La commercialisation des villas sera r\u00e9alis\u00e9e via les canaux directs de Setha
