Il s\u2019agit d\u2019un domaine cl\u00e9 pour le march\u00e9 r\u00e9sidentiel et, plus largement, pour la capacit\u00e9 du pays \u00e0 g\u00e9n\u00e9rer une nouvelle offre de logements dans un contexte de demande structurellement solide.<\/p>\n\n\n\n<p>Six mois plus tard, nous pr\u00e9sentons une <strong>mise \u00e0 jour ex\u00e9cutive<\/strong> qui synth\u00e9tise les principaux enseignements observ\u00e9s au cours du dernier semestre et identifie les \u00e9volutions les plus significatives du march\u00e9 en mati\u00e8re de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/01\/02\/le-financement-alternatif-cle-pour-le-secteur-immobilier-dans-les-trois-prochaines-annees\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=financement&#038;utm_content=fr_observatorio_financiacion_abril_26\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2025\/01\/02\/le-financement-alternatif-cle-pour-le-secteur-immobilier-dans-les-trois-prochaines-annees\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=financement&amp;utm_content=fr_observatorio_financiacion_abril_26\" target=\"_blank\" rel=\"noreferrer noopener\">financement<\/a> de la promotion. Les d\u00e9veloppements r\u00e9cents confirment la consolidation de dynamiques d\u00e9j\u00e0 identifi\u00e9es dans le premier Observatoire, avec un \u00e9cosyst\u00e8me de financement o\u00f9 les banques restent les acteurs dominants, mais o\u00f9 les financements alternatifs continuent de gagner du poids en compl\u00e9ment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">39 milliards d\u2019euros d\u2019investissement et une mont\u00e9e des financements alternatifs<\/h2>\n\n\n\n<p>L\u2019un des principaux indicateurs de cette mise \u00e0 jour est le volume total d\u2019investissement dans la promotion immobili\u00e8re : en 2025, il a atteint <strong>39 milliards d\u2019euros<\/strong>, contre environ 35 milliards en 2024, soit une croissance d\u2019environ <strong>11 %<\/strong>. Cette progression s\u2019inscrit dans le dynamisme observ\u00e9 tant dans l\u2019activit\u00e9 de promotion que dans l\u2019\u00e9volution des prix r\u00e9sidentiels, ainsi que dans un app\u00e9tit des investisseurs renforc\u00e9 par des op\u00e9rations significatives sur le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/03\/09\/le-marche-immobilier-en-2025-forte-demande-offre-insuffisante-et-prix-en-hausse\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=marche_immobilier&#038;utm_content=fr_observatorio_financiacion_abril_26\" target=\"_blank\" rel=\"noreferrer noopener\">march\u00e9 immobilier<\/a> espagnol.<\/p>\n\n\n\n<p>Parall\u00e8lement, le rapport montre que <strong>le financement bancaire reste stable et soutenu<\/strong>, m\u00eame si son poids relatif est progressivement compl\u00e9t\u00e9 par des sources alternatives. L\u2019encours de cr\u00e9dit bancaire destin\u00e9 \u00e0 la promotion immobili\u00e8re s\u2019\u00e9levait \u00e0 <strong>25,06 milliards d\u2019euros<\/strong> au troisi\u00e8me trimestre 2025, contre <strong>25,23 milliards<\/strong> \u00e0 fin 2024, selon les donn\u00e9es de la Banque d\u2019Espagne.<\/p>\n\n\n\n<p>En ce qui concerne la r\u00e9partition par type d\u2019acteur, la mise \u00e0 jour refl\u00e8te une l\u00e9g\u00e8re \u00e9volution du mix : le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/19\/les-institutions-financieres-voient-en-urbanitae-un-allie-pour-leurs-promoteurs\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=financement_bancaire&#038;utm_content=fr_observatorio_financiacion_abril_26\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/19\/les-institutions-financieres-voient-en-urbanitae-un-allie-pour-leurs-promoteurs\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=financement_bancaire&amp;utm_content=fr_observatorio_financiacion_abril_26\" target=\"_blank\" rel=\"noreferrer noopener\">financement bancaire<\/a> passe de <strong>56-58 %<\/strong> du volume total en 2024 \u00e0 une fourchette de <strong>53-55 %<\/strong> en 2025, tandis que l\u2019investissement alternatif augmente sa part de <strong>30-32 %<\/strong> \u00e0 <strong>33-35 %<\/strong>. Ce mouvement, bien que progressif, est significatif car il traduit une sophistication accrue des structures de capital et une offre de financement plus large pour les promoteurs.<\/p>\n\n\n\n<p>Au sein de ces financements alternatifs, la mise \u00e0 jour met en avant la croissance du <strong>crowdfunding<\/strong>, qui acc\u00e9l\u00e8re et d\u00e9passe les <strong>500 millions d\u2019euros transaccionados en 2025<\/strong>. Sur ce volume, <a href=\"https:\/\/urbanitae.com\/fr\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=urbanitae&amp;utm_content=fr_observatorio_financiacion_abril_26\" type=\"link\" id=\"https:\/\/urbanitae.com\/fr\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=urbanitae&amp;utm_content=fr_observatorio_financiacion_abril_26\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a> repr\u00e9sente environ <strong>260 millions d\u2019euros<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Demande structurelle et contraintes d\u2019offre<\/h2>\n\n\n\n<p>La mise \u00e0 jour ne se limite pas au financement : elle propose \u00e9galement une photographie actualis\u00e9e du march\u00e9 de la promotion et des facteurs qui influencent son \u00e9volution. Parmi eux, les tendances d\u00e9mographiques se distinguent. Selon les donn\u00e9es provisoires de l\u2019Institut national de statistique (INE), la population r\u00e9sidente en Espagne a atteint <strong>49,6 millions d\u2019habitants<\/strong> \u00e0 la fin de 2025, d\u00e9passant les estimations pr\u00e9c\u00e9dentes. Le rapport \u00e9voque \u00e9galement la possibilit\u00e9 d\u2019une croissance suppl\u00e9mentaire li\u00e9e \u00e0 des \u00e9volutions r\u00e9glementaires permettant de r\u00e9gulariser la situation de <strong>plus de 500 000 migrants<\/strong>.<\/p>\n\n\n\n<p>En termes d\u2019activit\u00e9, les permis de construire pour logements neufs ont atteint <strong>139 016 unit\u00e9s en 2025<\/strong>, soit une hausse de <strong>+4,1 %<\/strong> par rapport aux estimations initiales, dans un contexte de demande robuste et de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/21\/il-manque-900-000-logements-le-defi-de-la-construction-neuve-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=deficit_de_logements&#038;utm_content=fr_observatorio_financiacion_abril_26\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/21\/il-manque-900-000-logements-le-defi-de-la-construction-neuve-en-espagne\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=deficit_de_logements&amp;utm_content=fr_observatorio_financiacion_abril_26\" target=\"_blank\" rel=\"noreferrer noopener\">d\u00e9ficit de logements<\/a> estim\u00e9 \u00e0 environ <strong>730 000 unit\u00e9s<\/strong>. Du point de vue des prix, le prix moyen du logement neuf a poursuivi sa tendance haussi\u00e8re pour atteindre <strong>306 296 euros par unit\u00e9<\/strong> en 2025. Des estimations de march\u00e9 mentionn\u00e9es dans le rapport sugg\u00e8rent \u00e9galement de possibles hausses suppl\u00e9mentaires en 2026, tant pour le neuf que pour l\u2019ancien.<\/p>\n\n\n\n<p>Dans leur ensemble, ces \u00e9l\u00e9ments permettent d\u2019expliquer le dynamisme du march\u00e9 de la promotion : une demande soutenue, une pression sur l\u2019offre et un besoin croissant de solutions de financement adapt\u00e9es \u00e0 diff\u00e9rents profils de projets, horizons temporels et structures.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une lecture compl\u00e8te : donn\u00e9es, actualit\u00e9 et expertise<\/h2>\n\n\n\n<p>La mise \u00e0 jour de l\u2019Observatoire adopte une approche m\u00e9thodologique int\u00e9gr\u00e9e combinant analyse quantitative et qualitative afin de capter avec pr\u00e9cision les principales dynamiques du march\u00e9 au cours des six derniers mois. donn\u00e9es<\/li>\n<\/ul>\n\n\n\n<p>Cette approche permet d\u2019offrir une vision \u00e9quilibr\u00e9e : non seulement ce qui s\u2019est produit en termes chiffr\u00e9s, mais aussi pourquoi et comment l\u2019acc\u00e8s au capital dans la promotion immobili\u00e8re se reconfigure.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Implications pour le secteur : davantage de sources de capital<\/h2>\n\n\n\n<p>Plusieurs implications importantes ressortent de cette mise \u00e0 jour :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Pour les <strong>promoteurs<\/strong>, un \u00e9cosyst\u00e8me o\u00f9 les banques restent dominantes mais o\u00f9 les financeurs alternatifs gagnent en importance peut se traduire par une <strong>plus grande flexibilit\u00e9<\/strong> dans la structuration du capital, notamment pour les op\u00e9rations n\u00e9cessitant des apports en equity, des financements relais ou des solutions adapt\u00e9es aux calendriers et aux jalons d\u2019ex\u00e9cution.<\/li>\n\n\n\n<li>Pour les <strong>investisseurs<\/strong>, la progression des financements alternatifs \u2013 et du crowdfunding en particulier \u2013 renforce la tendance vers un march\u00e9 plus accessible, avec <strong>davantage d\u2019opportunit\u00e9s et de v\u00e9hicules<\/strong> permettant une exposition \u00e0 l\u2019immobilier via des structures professionnalis\u00e9es.<\/li>\n\n\n\n<li>Pour le march\u00e9 dans son ensemble, la consolidation de sources de financement compl\u00e9mentaires peut contribuer \u00e0 dynamiser le d\u00e9veloppement de projets dans un environnement marqu\u00e9 par une <strong>demande forte<\/strong> et des <strong>contraintes structurelles d\u2019offre<\/strong>, o\u00f9 la cr\u00e9ation de nouveaux logements reste conditionn\u00e9e par des facteurs tels que la disponibilit\u00e9 du foncier, la r\u00e9glementation et les co\u00fbts.<\/li>\n<\/ul>\n\n\n\n<p>Dans ce contexte, <a
