La logique du projet reste la m\u00eame : acqu\u00e9rir un immeuble de bureaux avec des loyers inf\u00e9rieurs au march\u00e9, r\u00e9aliser certaines am\u00e9liorations, stabiliser l\u2019actif, puis le vendre \u00e0 un investisseur institutionnel.<\/p><p>Il existe toutefois un ajustement important dans la structure par rapport \u00e0 l\u2019approche initiale. Alors qu\u2019il \u00e9tait initialement pr\u00e9vu d\u2019acqu\u00e9rir la soci\u00e9t\u00e9 propri\u00e9taire de l\u2019actif, l\u2019analyse juridique et fiscale a conduit \u00e0 privil\u00e9gier <strong>l\u2019acquisition directe de l\u2019immeuble<\/strong>. Cela permet de structurer l\u2019op\u00e9ration via une <strong>nouvelle soci\u00e9t\u00e9 propre<\/strong>, simplifiant ainsi la structure et r\u00e9duisant les risques potentiels.<\/p><h2 class=\"wp-block-heading\">Un immeuble de bureaux \u00e0 proximit\u00e9 du Palais Royal<\/h2><p>L\u2019actif est situ\u00e9 au 7 rue Mazarredo, dans le quartier d\u2019Arganzuela, \u00e0 l\u2019int\u00e9rieur de la M-30. L\u2019immeuble est situ\u00e9 \u00e0 proximit\u00e9 du Palais Royal, de la cath\u00e9drale de l\u2019Almudena et de l\u2019ancien campus de Google, dans une zone centrale, consolid\u00e9e et bien desservie. \u00c0 proximit\u00e9 se trouvent des stations comme Puerta del \u00c1ngel, \u00d3pera ou Pr\u00edncipe P\u00edo, ainsi que de nombreuses lignes de bus.<\/p><h2 class=\"wp-block-heading\">L\u2019opportunit\u00e9 : des loyers inf\u00e9rieurs au march\u00e9 dans une localisation prime<\/h2><p>Actuellement, l\u2019actif est lou\u00e9 et g\u00e9n\u00e8re des revenus, mais avec un niveau de loyers <strong>inf\u00e9rieur au march\u00e9<\/strong>.
