Apr\u00e8s la troisi\u00e8me et derni\u00e8re distribution, le projet est d\u00e9sormais totalement cl\u00f4tur\u00e9, apr\u00e8s avoir d\u00e9j\u00e0 restitu\u00e9 une partie du capital et des b\u00e9n\u00e9fices g\u00e9n\u00e9r\u00e9s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait Passeig de la Pau ?<\/h2>\n\n\n\n<p>Passeig de la Pau \u00e9tait un projet de <strong>plus-value r\u00e9sidentielle<\/strong> visant le d\u00e9veloppement d\u2019une promotion de logements neufs \u00e0 Santa Eulalia del R\u00edo (Ibiza).<\/p>\n\n\n\n<p>Le projet comprenait la construction d\u2019un complexe r\u00e9sidentiel compos\u00e9 de :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>24 logements<\/strong> de 2 et 3 chambres<\/li>\n\n\n\n<li><strong>2 locaux commerciaux<\/strong><\/li>\n\n\n\n<li><strong>35 places de parking<\/strong> et <strong>28 <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/11\/28\/nouveau-projet-investissement-dans-des-box-de-stockage-a-11-par-an-avec-grupanxon\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=caves&#038;utm_content=fr_devolucion_passeig_de_la_pau\" type=\"link\" sport<\/li>\n<\/ul>\n\n\n\n<p>L\u2019investissement \u00e9tait structur\u00e9 via une participation au capital de la soci\u00e9t\u00e9 promotrice, avec pour objectif de g\u00e9n\u00e9rer de la rentabilit\u00e9 gr\u00e2ce au d\u00e9veloppement et \u00e0 la vente des unit\u00e9s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une ex\u00e9cution solide et des retards en phase finale<\/h2>\n\n\n\n<p>Du point de vue de la construction, le projet s\u2019est d\u00e9roul\u00e9 comme pr\u00e9vu :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>D\u00e9but des travaux : d\u00e9cembre 2022<\/li>\n\n\n\n<li>Dur\u00e9e des travaux : <strong>22 mois<\/strong>, conform\u00e9ment aux estimations<\/li>\n\n\n\n<li>Ach\u00e8vement et obtention du certificat de fin de travaux en 2024<\/li>\n<\/ul>\n\n\n\n<p>Cependant, la phase finale du projet a \u00e9t\u00e9 affect\u00e9e par deux facteurs principaux :<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Proc\u00e9dures administratives.<\/strong> L\u2019obtention du permis de premi\u00e8re occupation a n\u00e9cessit\u00e9 des ajustements techniques demand\u00e9s par la mairie, retardant sa d\u00e9livrance d\u00e9finitive.<\/li>\n\n\n\n<li><strong>Commercialisation des derni\u00e8res unit\u00e9s.<\/strong> La vente des deux derniers <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/21\/il-manque-900-000-logements-le-defi-de-la-construction-neuve-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=logements&#038;utm_content=fr_devolucion_passeig_de_la_pau\" type=\"link\" liquidation.<\/li>\n<\/ol>\n\n\n\n<p>Afin d\u2019\u00e9viter de nouveaux retards et de faciliter la sortie des investisseurs, le promoteur a choisi de <strong>racheter ces unit\u00e9s \u00e0 leur valeur de march\u00e9<\/strong>, permettant ainsi de concr\u00e9tiser le r\u00e9sultat du projet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une rentabilit\u00e9 finale de 38 %<\/h2>\n\n\n\n<p>Malgr\u00e9 ces ajustements en phase finale, le projet se cl\u00f4ture avec un r\u00e9sultat positif et comp\u00e9titif.<\/p>\n\n\n\n<p>Les chiffres finaux sont les suivants :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><a remboursements, dont cette derni\u00e8re distribution au titre du capital social et des dividendes.<\/p>\n\n\n\n<p>Il convient de souligner que les revenus issus des ventes ont d\u00e9pass\u00e9 les pr\u00e9visions initiales, ce qui a permis de compenser l\u2019impact des retards dans la phase finale du projet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La valeur d\u2019une gestion active<\/h2>\n\n\n\n<p><a
