noopener\">Webinaire<\/a> du projet :<\/strong> mercredi \u00e0 13h00 (UTC+1)<\/p>\n<p> <\/p>\n<p>L\u2019\u00e9quipe de gestion participera au webinaire pour expliquer tous les d\u00e9tails du projet et r\u00e9pondre aux questions des investisseurs.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un projet touristique dans le centre de Porto<\/h2>\n<p> <\/p>\n<p>Le projet consiste en l\u2019octroi d\u2019un pr\u00eat destin\u00e9 \u00e0 financer partiellement les co\u00fbts de construction et les frais g\u00e9n\u00e9raux d\u2019un programme comprenant :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>27 <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/11\/15\/nouveau-projet-investissez-dans-des-appartements-touristiques-a-porto\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=appartements_touristiques&amp;utm_content=fr_proyecto_torrinha_gardens\" target=\"_blank\" rel=\"noreferrer noopener\">appartements touristiques<\/a><\/strong><\/li>\n \n<li><strong>1 local commercial en rez-de-chauss\u00e9e<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>Le d\u00e9veloppement est situ\u00e9 <strong>Rua da Torrinha<\/strong>, dans un quartier central et \u00e9tabli de Porto, \u00e0 proximit\u00e9 imm\u00e9diate de zones embl\u00e9matiques comme Cedofeita ou le Jardim da Cordoaria.<\/p>\n<p> <\/p>\n<p>Le projet pr\u00e9sente une surface construite totale de <strong>3 197 m\u00b2<\/strong>, avec des logements de 1 et 2 chambres et une surface moyenne d\u2019environ 85 m\u00b2, tous disposant d\u2019un balcon et\/ou d\u2019un jardin.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Travaux d\u00e9j\u00e0 en cours<\/h2>\n<p> <\/p>\n<p>L\u2019un des \u00e9l\u00e9ments diff\u00e9renciants de <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000465\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=torrinha_gardens_1&amp;utm_content=fr_proyecto_torrinha_gardens\" target=\"_blank\" rel=\"noreferrer noopener\">Torrinha Gardens<\/a> est que <strong>la construction est d\u00e9j\u00e0 en cours<\/strong>, ayant d\u00e9marr\u00e9 en octobre 2025.<\/p>\n<p> <\/p>\n<p>\u00c0 ce jour, le projet a \u00e9t\u00e9 financ\u00e9 gr\u00e2ce \u00e0 :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>des fonds propres du promoteur<\/strong><\/li>\n \n<li><strong>des revenus provenant des pr\u00e9ventes<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>En outre, le projet dispose d\u00e9j\u00e0 d\u2019un <strong>pr\u00eat bancaire de premier rang contract\u00e9<\/strong>, qui sera d\u00e9bloqu\u00e9 une fois atteint le <strong>niveau de 50 % de pr\u00e9ventes (14 unit\u00e9s)<\/strong>.<\/p>\n<p> <\/p>\n<p>C\u2019est pr\u00e9cis\u00e9ment cet \u00e9v\u00e9nement qui permettra la <strong>sortie des investisseurs d\u2019Urbanitae<\/strong>, puisque l\u2019entr\u00e9e de la banque servira \u00e0 rembourser le pr\u00eat.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">L\u2019un des march\u00e9s les plus dynamiques du Portugal<\/h2>\n<p> <\/p>\n<p>Porto est la deuxi\u00e8me ville la plus importante du pays et l\u2019un de ses principaux centres \u00e9conomiques, culturels et touristiques.<\/p>\n<p> <\/p>\n<p>L\u2019actif b\u00e9n\u00e9ficie d\u2019un emplacement privil\u00e9gi\u00e9 au sein de la municipalit\u00e9 :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>\u00e0 quelques minutes de la Baixa de Porto<\/li>\n \n<li>\u00e0 proximit\u00e9 de zones comme Cedofeita<\/li>\n \n<li>excellent acc\u00e8s aux transports, aux services et aux universit\u00e9s<\/li>\n<\/ul>\n<p> <\/p>\n<p>Il s\u2019agit d\u2019un environnement urbain consolid\u00e9, avec un fort attrait tant pour les r\u00e9sidents que pour le march\u00e9 touristique, ce qui renforce le positionnement du projet.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exploitation et gestion de l\u2019actif<\/h2>\n<p> <\/p>\n<p>Le promoteur pr\u00e9voit de d\u00e9velopper les appartements avec une approche orient\u00e9e vers la maximisation de leur rentabilit\u00e9.<\/p>\n<p> <\/p>\n<p>L\u2019actif sera exploit\u00e9 par LovelyStay, l\u2019une des principales entreprises au <a \n<li><strong>Taux d\u2019int\u00e9r\u00eat :<\/strong> 10,0 % annuel simple<\/li>\n \n<li><strong>Dur\u00e9e :<\/strong> 12 mois<\/li>\n \n<li><strong>Extension possible :<\/strong> 6 mois suppl\u00e9mentaires<\/li>\n \n<li><strong>Int\u00e9r\u00eats minimums :<\/strong> \u00e9quivalents \u00e0 8 mois<\/li>\n<\/ul>\n<p> <\/p>\n<p>Les int\u00e9r\u00eats et le principal seront pay\u00e9s \u00e0 l\u2019\u00e9ch\u00e9ance.<\/p>\n<p> <\/p>\n<p>Le pr\u00eat total du projet s\u2019\u00e9l\u00e8ve jusqu\u2019\u00e0 <strong>2 000 000 d\u2019euros<\/strong>, structur\u00e9 en deux tranches.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garanties du pr\u00eat<\/h2>\n<p> <\/p>\n<p>Le projet b\u00e9n\u00e9ficie d\u2019une structure de garanties comprenant :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>une hypoth\u00e8que de second rang<\/strong> sur l\u2019actif<\/li>\n \n<li>l\u2019engagement que <strong>la dette bancaire ne sera pas tir\u00e9e avant le remboursement d\u2019Urbanitae<\/strong><\/li>\n \n<li><strong>le nantissement des parts sociales<\/strong> de la soci\u00e9t\u00e9 du projet<\/li>\n \n<li><strong>un pouvoir irr\u00e9vocable de vente<\/strong> de l\u2019actif<\/li>\n<\/ul>\n<p> <\/p>\n<p>Cette structure garantit qu\u2019il n\u2019y aura pas de coexistence entre le financement bancaire et le pr\u00eat d\u2019Urbanitae sur l\u2019actif.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Strat\u00e9gie de sortie en 12 mois<\/h2>\n<p> <\/p>\n<p>La sortie du projet est pr\u00e9vue gr\u00e2ce \u00e0 <strong>l\u2019entr\u00e9e du pr\u00eat bancaire d\u00e9j\u00e0 contract\u00e9<\/strong>, une fois le niveau de pr\u00e9ventes requis atteint (50 %).<\/p>\n<p> <\/p>\n<p>\u00c0 ce moment-l\u00e0, le financement bancaire sera utilis\u00e9 pour <strong>rembourser int\u00e9gralement les investisseurs d\u2019Urbanitae<\/strong>.<\/p>\n<p> <\/p>\n<p>La dur\u00e9e estim\u00e9e du projet est de <strong>12 mois<\/strong>, avec
