href=\"https:\/\/urbanitae.com\/fr\/projet\/P000453\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=geminis_ii_1&amp;utm_content=fr_proyecto_geminis_ii\" target=\"_blank\" rel=\"noreferrer noopener\">G\u00e9minis II<\/a> pr\u00e9voit le d\u00e9veloppement d\u2019un ensemble r\u00e9sidentiel de <strong>44 logements avec place de parking et cave<\/strong>.<\/p>\n<p><\/p>\n<p>L\u2019immeuble sera r\u00e9parti en <strong>rez-de-chauss\u00e9e plus trois \u00e9tages hors sol et deux niveaux en sous-sol<\/strong>, avec une surface constructible totale approximative de <strong>3 415 m\u00b2<\/strong>.<\/p>\n<p><\/p>\n<p>Les logements comprendront <strong>1, 2 et 3 chambres<\/strong>, dans une zone o\u00f9 l\u2019offre de <strong>l\u2019a\u00e9roport Adolfo Su\u00e1rez Madrid-Barajas<\/strong> et avec de grandes infrastructures routi\u00e8res en fait une zone strat\u00e9gique dans la structure urbaine et \u00e9conomique de la ville.<\/p>\n<p><\/p>\n<p>En outre, le district se situe \u00e0 environ <strong>12 kilom\u00e8tres du <a href=\"https:\/\/observatorioinmobiliario.es\/noticias\/inversion-inmobiliaria\/madrid-concentra-en-febrero-un-tercio-de-la-inversi%C3%B3n-en-activos-terciarios-en-espa%C3%B1a\/\" target=\"_blank\" rel=\"noreferrer noopener\">centre de Madrid<\/a><\/strong>, ce qui permet d\u2019y acc\u00e9der en environ 20 minutes en voiture ou en moins de 30 minutes en transports publics.<\/p>\n<p><\/p>\n<h2 g\u00e9otechnique.<\/li>\n\n<li>La ligne 8 est l\u2019une des plus modernes du r\u00e9seau, et son trac\u00e9 sous Barajas a \u00e9t\u00e9 con\u00e7u en tenant compte de futurs d\u00e9veloppements urbains en surface.<\/li>\n<\/ul>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Un promoteur avec plus de 25 ans d\u2019exp\u00e9rience<\/h2>\n<p><\/p>\n<p>Le gestionnaire de l\u2019op\u00e9ration est mois<\/h2>\n<p><\/p>\n<p>Le financement total du projet est structur\u00e9 sous la forme d\u2019un <strong>pr\u00eat hypoth\u00e9caire divis\u00e9 en deux tranches<\/strong>.<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Montant total du pr\u00eat<\/strong> : jusqu\u2019\u00e0 3 435 000 \u20ac<\/li>\n\n<li><strong>Tranche A<\/strong> : 2 110 000 \u20ac (formalis\u00e9e en septembre 2025)<\/li>\n\n<li><strong>Tranche B<\/strong> : 1 325 000 \u20ac (objet de cette nouvelle opportunit\u00e9 d\u2019investissement)<\/li>\n<\/ul>\n<p><\/p>\n<p>La <strong>Tranche B<\/strong> pr\u00e9sente les conditions suivantes :<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Taux d\u2019int\u00e9r\u00eat<\/strong> : 9,875 % annuel simple<\/li>\n\n<li><strong>Dur\u00e9e<\/strong> : 12 mois<\/li>\n\n<li><strong>Extension possible<\/strong> : 6 mois suppl\u00e9mentaires<\/li>\n\n<li><strong>Int\u00e9r\u00eats minimums<\/strong> : \u00e9quivalents \u00e0 6 mois<\/li>\n\n<li>Les int\u00e9r\u00eats et le principal seront rembours\u00e9s \u00e0 l\u2019\u00e9ch\u00e9ance.<\/li>\n<\/ul>\n<p><\/p>\n<p>Le pr\u00eat b\u00e9n\u00e9ficie d\u2019une <strong>hypoth\u00e8que de premier rang sur l\u2019actif sous-jacent du projet<\/strong>.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">\u00c0 quoi servira la Tranche B<\/h2>\n<p><\/p>\n<p>L\u2019acquisition du terrain a \u00e9t\u00e9 structur\u00e9e en <strong>deux paiements \u00e9quivalents \u00e0 50 % du prix d\u2019achat chacun<\/strong>.<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li>Le <strong>premier paiement<\/strong> a \u00e9t\u00e9 effectu\u00e9 en septembre 2025, partiellement financ\u00e9 par la Tranche A.<\/li>\n<\/ul>\n<p><\/p>\n<ul co\u00fbts li\u00e9s \u00e0 cette acquisition.<\/li>\n<\/ul>\n<p><\/p>\n<p>Le promoteur a d\u00e9j\u00e0 investi <strong>environ 2,5 millions d\u2019euros de fonds propres<\/strong> dans le projet.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Strat\u00e9gie de sortie<\/h2>\n<p><\/p>\n<p>Le remboursement du pr\u00eat est pr\u00e9vu par <strong>refinancement bancaire<\/strong>.<\/p>\n<p><\/p>\n<p>Une fois le permis de construire obtenu et le niveau de pr\u00e9commercialisation exig\u00e9 par la banque atteint, le pr\u00eat promoteur sera accord\u00e9, ce qui permettra de refinancer le pr\u00eat Urbanitae.<\/p>\n<p><\/p>\n<p>La demande de permis de construire a \u00e9t\u00e9 d\u00e9pos\u00e9e en <strong>d\u00e9cembre 2025<\/strong> par l\u2019interm\u00e9diaire d\u2019une ECU (<strong>Entit\u00e9 Collaboratrice d\u2019Urbanisme<\/strong>), et son obtention est attendue entre le <strong>deuxi\u00e8me et le troisi\u00e8me trimestre
