Nous sommes heureux d\u2019annoncer que nous avons rembours\u00e9 <strong>Bulevar 360 et Bulevar 360 II<\/strong>, deux tranches d\u2019un m\u00eame pr\u00eat promoteur accord\u00e9 pour le d\u00e9veloppement d\u2019une op\u00e9ration r\u00e9sidentielle \u00e0 <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13406755\/06\/25\/malaga-necesita-mas-de-150000-viviendas-hasta-2030-para-sostener-su-crecimiento-y-facilitar-el-acceso-a-un-hogar.html\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a>.<\/p>\n\n\n\n<p>Avec ce remboursement, les investisseurs ont r\u00e9cup\u00e9r\u00e9 100 % du capital investi, ainsi que les int\u00e9r\u00eats ordinaires convenus et les int\u00e9r\u00eats de retard g\u00e9n\u00e9r\u00e9s durant les derniers jours pr\u00e9c\u00e9dant la cl\u00f4ture.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistaient Bulevar 360 et Bulevar 360 II ?<\/h2>\n\n\n\n<p>Les deux projets correspondaient \u00e0 un <strong>pr\u00eat promoteur garanti par hypoth\u00e8que<\/strong>, structur\u00e9 en deux tranches ind\u00e9pendantes \u00e0 des dates diff\u00e9rentes mais li\u00e9es au m\u00eame actif sous-jacent.<\/p>\n\n\n\n<p>L\u2019objectif du financement \u00e9tait de soutenir le d\u00e9veloppement d\u2019un projet r\u00e9sidentiel \u00e0 M\u00e1laga, l\u2019un des march\u00e9s les plus dynamiques d\u2019Andalousie. Plus pr\u00e9cis\u00e9ment, Bulevar 360 a pour objectif de <strong>d\u00e9velopper 165 logements dans le secteur de Cortijo Merino \u00e0 M\u00e1laga, au sein d\u2019un programme r\u00e9sidentiel avec environ 17 000 m\u00b2 de surface constructible<\/strong>. Il s\u2019agit de logements de une \u00e0 quatre chambres, avec cuisine \u00e9quip\u00e9e, place de parking et d\u00e9barras inclus. Ils disposent \u00e9galement de grandes terrasses, de piscines, d\u2019espaces verts et d\u2019aires de jeux pour enfants sur une surface de plus de 7 500 m\u00b2.<\/p>\n\n\n\n<p>Les principales conditions du pr\u00eat \u00e9taient un taux d\u2019int\u00e9r\u00eat fixe annuel de 13 % et une dur\u00e9e initiale de 12 mois pour <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/06\/nouveau-projet-a-malaga-119-de-rentabilite-en-11-mois\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360&#038;utm_content=fr_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Bulevar 360<\/a> et de 11 mois pour <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/06\/nouveau-projet-a-malaga-119-de-rentabilite-en-11-mois\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360_ii&#038;utm_content=fr_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Bulevar 360 II<\/a>, avec possibilit\u00e9 d\u2019extension de six mois.<\/p>\n\n\n\n<p>Dans les deux cas, l\u2019extension \u00e9tait pr\u00e9vue au contrat d\u00e8s le d\u00e9part.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bulevar 360 : r\u00e9sultat final<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e<\/strong> : 18 mois (12 mois initiaux + 6 mois d\u2019extension contractuelle)<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale<\/strong> : 18 mois + 9 jours de retard<\/li>\n<\/ul>\n\n\n\n<p>L\u2019\u00e9ch\u00e9ance initiale est intervenue comme pr\u00e9vu et l\u2019extension contractuelle a \u00e9t\u00e9 activ\u00e9e. Le remboursement a \u00e9t\u00e9 formalis\u00e9 quelques jours apr\u00e8s l\u2019\u00e9ch\u00e9ance prolong\u00e9e en raison d\u2019un l\u00e9ger retard dans la formalisation du pr\u00eat promoteur, ce qui a g\u00e9n\u00e9r\u00e9 9 jours suppl\u00e9mentaires d\u2019int\u00e9r\u00eats de retard.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Rentabilit\u00e9 finale (CoC) : 20,04 %<\/strong><\/li>\n\n\n\n<li><strong>TRI obtenu : 12,69 %<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Le r\u00e9sultat est conforme aux estimations initiales et s\u2019inscrit dans le d\u00e9lai contractuellement pr\u00e9vu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bulevar 360 II : r\u00e9sultat final<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e<\/strong> : 17 mois (11 mois initiaux + 6 mois d\u2019extension contractuelle)<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale<\/strong> : 17 mois + 9 jours de retard<\/li>\n<\/ul>\n\n\n\n<p>Comme pour la premi\u00e8re tranche, l\u2019extension pr\u00e9vue contractuellement a \u00e9t\u00e9 activ\u00e9e et le remboursement a eu lieu quelques jours apr\u00e8s l\u2019\u00e9ch\u00e9ance prolong\u00e9e, en incluant les int\u00e9r\u00eats de retard correspondants.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Rentabilit\u00e9 finale (CoC) : 18,59 %<\/strong><\/li>\n\n\n\n<li><strong>TRI obtenu : 12,79 %<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Dans ce cas \u00e9galement, le projet a \u00e9t\u00e9 cl\u00f4tur\u00e9 dans le cadre temporel pr\u00e9vu contractuellement et avec une rentabilit\u00e9 conforme aux estimations (le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/10\/05\/4-metriques-cles-pour-investir-avec-succes\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=tri&#038;utm_content=fr_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">TRI<\/a> est calcul\u00e9 \u00e0 partir de la date de formalisation du pr\u00eat).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Continuit\u00e9 du projet<\/h2>\n\n\n\n<p>L\u2019op\u00e9ration financ\u00e9e au travers de ces deux tranches se poursuit dans le projet <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/02\/12\/nouveau-projet-rentabilite-de-12-par-an-a-malaga\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=cortijo_merino&#038;utm_content=fr_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Cortijo Merino<\/a><\/strong>, actuellement en cours, ce qui d\u00e9montre la progression naturelle du d\u00e9veloppement et la strat\u00e9gie de financement \u00e9chelonn\u00e9.<\/p>\n\n\n\n<p>Bulevar 360 et Bulevar 360 II renforcent le r\u00f4le du <a href=\"https:\/\/urbanitae.com\/fr\/projets\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=financement_alternatif&amp;utm_content=fr_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">financement alternatif<\/a> d\u2019Urbanitae comme un outil efficace pour le d\u00e9veloppement immobilier.
