Apr\u00e8s avoir cl\u00f4tur\u00e9 2025 avec plus de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/02\/06\/urbanitae-depasse-280-millions-deuros-de-volume-de-transactions-en-2025\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=280_millions_deuros_transiges&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>280 millions d\u2019euros<\/strong> transig\u00e9s<\/a> et consolid\u00e9 notre mod\u00e8le de co-investissement immobilier, nous franchissons une \u00e9tape strat\u00e9gique qui marque notre croissance \u00e0 moyen et long terme : le lancement d\u2019une soci\u00e9t\u00e9 de gestion de fonds qui compl\u00e8te \u2014 et \u00e9largit \u2014 notre mod\u00e8le de crowdfunding.<\/p>\n\n\n\n<p>R\u00e9cemment, notre directeur des Relations institutionnelles, Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo, a pr\u00e9sent\u00e9 cette \u00e9volution dans une <strong>interview accord\u00e9e \u00e0 Estrategias de Inversi\u00f3n<\/strong>. Au-del\u00e0 de l\u2019analyse du march\u00e9, le message est clair : l\u2019immobilier a besoin de davantage de capital structur\u00e9, et nous voulons \u00eatre pr\u00eats \u00e0 le canaliser.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un march\u00e9 solide, mais exigeant<\/h2>\n\n\n\n<p>L\u2019Espagne traverse une p\u00e9riode favorable en mati\u00e8re d\u2019investissement immobilier, notamment sur le segment du logement (\u00ab living \u00bb). La demande r\u00e9sidentielle reste le principal moteur du march\u00e9 et concentre une part tr\u00e8s significative des investissements.<\/p>\n\n\n\n<p>Cependant, l\u2019environnement est plus complexe qu\u2019il y a quelques ann\u00e9es. La r\u00e9glementation, dans certains sous-segments, a d\u00e9plac\u00e9 l\u2019attention des grands fonds vers des typologies alternatives \u2014 comme les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/01\/22\/hines-acquiert-residencia-marte-cle-en-main-notre-projet-pbsa-a-mostoles\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=residences_etudiantes&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e9sidences \u00e9tudiantes<\/a>, le senior living ou le flex living \u2014 tandis que la hausse des co\u00fbts de construction met la rentabilit\u00e9 des promotions sous tension.<\/p>\n\n\n\n<p>Aujourd\u2019hui, l\u2019enjeu n\u2019est pas seulement de financer plus de logements, mais de le faire avec des structures capables d\u2019absorber des co\u00fbts plus \u00e9lev\u00e9s, de g\u00e9rer le risque li\u00e9 aux d\u00e9lais et de pr\u00e9server des rendements attractifs. C\u2019est l\u00e0 que, selon nous, notre exp\u00e9rience fait la diff\u00e9rence.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le financement alternatif est d\u00e9sormais structurel<\/h2>\n\n\n\n<p>Depuis la crise de 2008, les banques appliquent des crit\u00e8res tr\u00e8s clairs : elles financent des promotions avec un foncier d\u00e9j\u00e0 acquis, un permis obtenu et un niveau \u00e9lev\u00e9 de pr\u00e9ventes. Tout ce qui se situe en amont \u2014 d\u00e9veloppement foncier, phases pr\u00e9alables au permis, ou projets qui ne permettent pas de pr\u00e9-r\u00e9servations \u2014 n\u00e9cessite du capital priv\u00e9.<\/p>\n\n\n\n<p>Ces derni\u00e8res ann\u00e9es, nous avons d\u00e9montr\u00e9 que le financement alternatif n\u2019est pas conjoncturel, mais structurel. Nous avons financ\u00e9 plus de <strong>250 op\u00e9rations<\/strong>, analys\u00e9 des milliers de projets et constitu\u00e9 une \u00e9quipe sp\u00e9cialis\u00e9e capable d\u2019\u00e9valuer chaque investissement avec rigueur.<\/p>\n\n\n\n<p>Notre mod\u00e8le de co-investissement a permis \u00e0 des milliers d\u2019investisseurs de participer \u00e0 des phases cl\u00e9s du d\u00e9veloppement immobilier. Mais le march\u00e9 a \u00e9volu\u00e9 : les projets sont de plus en plus grands, les volumes n\u00e9cessaires augmentent, et la r\u00e9glementation des plateformes de financement participatif fixe un <strong>plafond de 5 millions d\u2019euros<\/strong> par promoteur sur 12 mois.<\/p>\n\n\n\n<p>Ce plafond, pertinent il y a dix ans, devient aujourd\u2019hui insuffisant dans un contexte de hausse significative des prix.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Que change une soci\u00e9t\u00e9 de gestion de fonds ?<\/h2>\n\n\n\n<p>C\u2019est pourquoi nous avons d\u00e9cid\u00e9 d\u2019\u00e9largir notre mod\u00e8le avec la cr\u00e9ation d\u2019une <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/01\/15\/nous-elargissons-notre-modele-de-co-investissement-immobilier-avec-une-societe-de-gestion-de-fonds\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=societe_gestion&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">soci\u00e9t\u00e9 de gestion<\/a>, d\u00e9j\u00e0 autoris\u00e9e par la CNMV.<\/p>\n\n\n\n<p>Cette \u00e9volution nous permet de structurer des v\u00e9hicules r\u00e9gul\u00e9s et de canaliser des volumes de capital plus importants, <strong>notamment de profils institutionnels<\/strong> \u2014 assureurs, fonds, ou grands patrimoines \u2014 qui pr\u00e9f\u00e8rent investir via des structures r\u00e9gul\u00e9es plut\u00f4t qu\u2019op\u00e9ration par op\u00e9ration.<\/p>\n\n\n\n<p>Notre intention est de lancer, <strong>probablement au second semestre 2026<\/strong>, des produits tels que :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.bde.es\/webbe\/es\/estadisticas\/recursos\/glosario\/conceptos\/inversion-colectiva-tipo-cerrado.html\" target=\"_blank\" rel=\"noreferrer noopener\">des <strong>soci\u00e9t\u00e9s d\u2019investissement \u00e0 capital ferm\u00e9<\/strong><\/a><strong> (SICC)<\/strong>, orient\u00e9es vers des op\u00e9rations en equity ;<\/li>\n\n\n\n<li>des <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/glossaire\/fonds-dinvestissement-libre-fil\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=fonds_dinvestissement_libre&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">fonds d\u2019investissement libre<\/a> (FIL)<\/strong>, principalement centr\u00e9s sur la dette.<\/li>\n<\/ul>\n\n\n\n<p>Il ne s\u2019agit pas de remplacer le crowdfunding, mais de le compl\u00e9ter. Nous continuerons \u00e0 proposer des opportunit\u00e9s de co-investissement direct, tout en ajoutant une couche suppl\u00e9mentaire pour gagner en \u00e9chelle, diversifier davantage et aborder des op\u00e9rations de plus grande taille.<\/p>\n\n\n\n<p>Par ailleurs, cette \u00e9volution \u00e9largit notre champ d\u2019action au-del\u00e0 du r\u00e9sidentiel traditionnel vers des segments de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/12\/16\/limmobilier-commercial-se-reveille-2026-une-annee-cle\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=limmobilier_commercial&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">l\u2019immobilier commercial<\/a> (CRE), incluant l\u2019h\u00f4tellerie, la logistique ou les r\u00e9sidences \u00e9tudiantes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Plus d\u2019options pour l\u2019investisseur<\/h2>\n\n\n\n<p>Du point de vue de l\u2019investisseur, cette nouvelle \u00e9tape signifie davantage d\u2019alternatives.<\/p>\n\n\n\n<p>Le crowdfunding traditionnel permet de s\u00e9lectionner projet par projet et de construire un portefeuille sur mesure. <strong>Les fonds, \u00e0 l\u2019inverse, offrent une <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/02\/11\/nouveau-module-diversification-immobiliere-avancee-avec-urbanitae-academy\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=diversification&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">diversification<\/a> automatique<\/strong> d\u00e8s le d\u00e9part et d\u00e9l\u00e8guent l\u2019ex\u00e9cution \u00e0 une \u00e9quipe de gestion sp\u00e9cialis\u00e9e.<\/p>\n\n\n\n<p>Les deux mod\u00e8les sont compl\u00e9mentaires. D\u2019apr\u00e8s notre exp\u00e9rience, <strong>une strat\u00e9gie \u00e9quilibr\u00e9e combine des op\u00e9rations de dette<\/strong> \u2014 avec des horizons plus courts et des rendements attractifs \u2014 <strong>et des projets en <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/11\/26\/avantages-fiscaux-de-linvestissement-en-equity-avec-urbanitae\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=equity&#038;utm_content=fr_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">equity<\/a><\/strong>, avec des horizons plus longs et un potentiel de rentabilit\u00e9 plus \u00e9lev\u00e9.<\/p>\n\n\n\n<p>Ce qui ne change pas, c\u2019est notre discipline d\u2019analyse. Chaque op\u00e9ration suit un processus exigeant : comit\u00e9 d\u2019investissement, validation externe des co\u00fbts et des prix, revue urbanistique et suivi continu. Dans un environnement exigeant, nous sommes convaincus que la s\u00e9lection reste le principal outil de protection du capital.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une vision de long terme<\/h2>\n\n\n\n<p>L\u2019Espagne a besoin de plus de logements et de plus de solutions d\u2019habitat. Et ce d\u00e9veloppement n\u00e9cessite un capital priv\u00e9 bien structur\u00e9. Tant que les banques maintiendront des crit\u00e8res prudents et concentr\u00e9s sur les phases avanc\u00e9es, le co-investissement restera essentiel.<\/p>\n\n\n\n<p>Notre \u00e9volution vers une soci\u00e9t\u00e9 de gestion r\u00e9pond \u00e0 cette r\u00e9alit\u00e9.
