target=\"_blank\" rel=\"noreferrer noopener\">projet Lazaga Beach<\/a><\/strong>, auquel nos investisseurs ont particip\u00e9 en janvier 2022.<br>Avec ce dernier versement, \u00e9quivalent \u00e0 <strong>10 % du capital social<\/strong>, l\u2019investissement est d\u00e9sormais enti\u00e8rement liquid\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait Lazaga Beach ?<\/h2>\n\n\n\n<p><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000145\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=lazaga_beach_1&amp;utm_content=fr_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">Lazaga Beach<\/a> \u00e9tait un projet de <strong>plus-value r\u00e9sidentielle<\/strong> visant le d\u00e9veloppement et la promotion d\u2019un ensemble r\u00e9sidentiel \u00e0 Estepona (M\u00e1laga), au c\u0153ur de la <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13485403\/07\/25\/la-costa-del-sol-bate-records-de-precio-y-se-consolida-como-refugio-de-inversion-ante-la-incertidumbre-internacional.html\" target=\"_blank\" rel=\"noreferrer noopener\">Costa del Sol<\/a>.<\/p>\n\n\n\n<p>L\u2019investissement a \u00e9t\u00e9 structur\u00e9 via une participation au capital social de la soci\u00e9t\u00e9 promotrice, avec pour objectif de d\u00e9velopper le projet, d\u2019en ex\u00e9cuter la construction et de g\u00e9n\u00e9rer une plus-value gr\u00e2ce \u00e0 la vente des logements.<\/p>\n\n\n\n<p>Au moment du lancement, les <strong>pr\u00e9visions estim\u00e9es<\/strong> \u00e9taient les suivantes :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e : 26 mois<\/strong><\/li>\n\n\n\n<li><strong>Rentabilit\u00e9 estim\u00e9e (CoC) : 34,10 %<\/strong><\/li>\n\n\n\n<li><strong>TRI estim\u00e9 : 14,50 %<\/strong><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Un d\u00e9veloppement marqu\u00e9 par des retards et une hausse des co\u00fbts<\/h2>\n\n\n\n<p>Le projet a \u00e9t\u00e9 affect\u00e9 par <strong>des retards significatifs dans l\u2019obtention des licences et par des incidents de construction<\/strong>, ce qui a allong\u00e9 \u00e0 la fois l\u2019ex\u00e9cution et la liquidation finale.<\/p>\n\n\n\n<p>\u00c0 cela s\u2019est ajout\u00e9 un contexte particuli\u00e8rement complexe pour le secteur de la promotion entre 2022 et 2024, avec des hausses notables :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Des co\u00fbts de construction<\/li>\n\n\n\n<li>Des co\u00fbts de financement<\/li>\n<\/ul>\n\n\n\n<p>M\u00eame si les revenus issus de la commercialisation ont \u00e9t\u00e9 l\u00e9g\u00e8rement sup\u00e9rieurs aux pr\u00e9visions initiales, l\u2019augmentation des co\u00fbts a r\u00e9duit le rendement attendu par rapport au sc\u00e9nario de lancement.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sultat final pour l\u2019investisseur<\/h2>\n\n\n\n<p>Malgr\u00e9 ce contexte, la gestion mise en \u0153uvre a permis de cl\u00f4turer le projet avec un r\u00e9sultat positif pour <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/11\/les-investisseurs-institutionnels-recherchent-diversification-et-efficacite-de-gestion\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=les_investisseurs&#038;utm_content=fr_devolucion_lazaga_beach\" pond\u00e9r\u00e9s<\/strong>)<\/li>\n<\/ul>\n\n\n\n<p>Avec ce remboursement final, ajout\u00e9 aux remboursements effectu\u00e9s en octobre et en janvier, le total restitu\u00e9 atteint <strong>127,16 % de l\u2019investissement initial<\/strong>.<\/p>\n\n\n\n<p>L\u2019\u00e9cart entre les estimations initiales et le r\u00e9sultat final s\u2019explique principalement par la combinaison d\u2019une dur\u00e9e de projet plus longue et d\u2019une hausse significative des co\u00fbts, deux facteurs ayant directement impact\u00e9 le TRI et la rentabilit\u00e9 attendue.<\/p>\n\n\n\n<p><a
