L\u2019investissement s\u2019est cl\u00f4tur\u00e9 avec une <strong>rentabilit\u00e9 finale de 12,1 %<\/strong> et un <strong>TRI de 11,6 %<\/strong>, en terminant son cycle <strong>cinq mois avant le d\u00e9lai initialement estim\u00e9<\/strong>, sans avoir besoin d\u2019activer la prolongation pr\u00e9vue au contrat.<\/p>\n\n\n\n<p>Il s\u2019agit d\u2019un remboursement qui, bien que l\u00e9g\u00e8rement inf\u00e9rieur au CoC initialement estim\u00e9, refl\u00e8te une ex\u00e9cution ma\u00eetris\u00e9e du projet, une bonne gestion des d\u00e9lais et une sortie anticip\u00e9e r\u00e9duisant le risque total support\u00e9 par les investisseurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait le projet El Plant\u00edo ?<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/19\/nouveau-projet-investissez-avec-un-rendement-de-175-a-madrid\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=el_plantio&#038;utm_content=fr_devolucion_el_palantio\" target=\"_blank\" rel=\"noreferrer noopener\">El Plant\u00edo<\/a> \u00e9tait un projet de dette destin\u00e9 \u00e0 financer <strong>l\u2019acquisition, la d\u00e9molition et le d\u00e9veloppement d\u2019une promotion r\u00e9sidentielle de six maisons individuelles<\/strong> dans l\u2019une des zones r\u00e9sidentielles les plus \u00e9tablies du nord-ouest de <a href=\"https:\/\/www.idealista.com\/news\/finanzas\/inversion\/2025\/10\/27\/868132-madrid-supera-a-paris-y-se-situa-como-la-segunda-ciudad-europea-mas-atractiva-para-la\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid<\/a>.<\/p>\n\n\n\n<p>L\u2019op\u00e9ration \u00e9tait structur\u00e9e sous la forme d\u2019un <strong>pr\u00eat garanti par hypoth\u00e8que<\/strong>, avec une dur\u00e9e estim\u00e9e de <strong>21 mois<\/strong>, visant \u00e0 accompagner le promoteur pendant les phases initiales : achat de l\u2019actif, d\u00e9marches d\u2019urbanisme et obtention du permis de construire \u2014 \u00e9tape cl\u00e9 pour l\u2019entr\u00e9e ult\u00e9rieure d\u2019un financement bancaire.<\/p>\n\n\n\n<p>D\u00e8s le d\u00e9part, le projet reposait sur une <strong>strat\u00e9gie de sortie claire<\/strong> : l\u2019obtention du permis devait permettre de mettre en place un pr\u00eat bancaire promoteur qui servirait \u00e0 <strong>rembourser de mani\u00e8re anticip\u00e9e le pr\u00eat Urbanitae<\/strong>, objectif finalement atteint.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Amortissement partiel en avril 2025<\/h2>\n\n\n\n<p>Apr\u00e8s la finalisation r\u00e9ussie du financement et la signature du contrat de pr\u00eat d\u00e9but octobre <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/02\/25\/la-vente-de-logements-cloture-2024-avec-une-hausse-de-10-analyse-de-line-et-perspectives-pour-2025\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=2024&#038;utm_content=fr_devolucion_el_palantio\" target=\"_blank\" rel=\"noreferrer noopener\">2024<\/a>, le projet a avanc\u00e9 conform\u00e9ment au calendrier pr\u00e9vu, avec un focus particulier sur les jalons urbanistiques.<\/p>\n\n\n\n<p>Au cours des premiers mois, les travaux de <strong>d\u00e9molition<\/strong> ont \u00e9t\u00e9 r\u00e9alis\u00e9s, tandis que la proc\u00e9dure d\u2019obtention du permis progressait en parall\u00e8le via une entit\u00e9 collaboratrice en urbanisme (ECU). Bien que ce processus ait subi un certain retard administratif, le projet a continu\u00e9 d\u2019avancer de fa\u00e7on ordonn\u00e9e, sans \u00e9carts significatifs par rapport \u00e0 son plan initial.<\/p>\n\n\n\n<p>En avril 2025, un <strong>amortissement partiel du pr\u00eat<\/strong> a eu lieu, li\u00e9 \u00e0 la vente d\u2019un actif servant de garantie additionnelle. Cela a permis de rembourser par anticipation une part importante de l\u2019investissement et de r\u00e9duire l\u2019exposition au risque.<\/p>\n\n\n\n<p>Le jalon d\u00e9cisif est arriv\u00e9 en octobre 2025 avec <strong>l\u2019octroi du permis de construire<\/strong>, qui a d\u00e9bloqu\u00e9 la n\u00e9gociation du pr\u00eat bancaire promoteur.
