Il s\u2019agit du <strong>deuxi\u00e8me volet d\u2019un pr\u00eat structur\u00e9 en trois phases<\/strong>, destin\u00e9 \u00e0 la construction d\u2019une villa de luxe et d\u2019un complexe sportif priv\u00e9 dans l\u2019une des zones r\u00e9sidentielles les plus exclusives de la province de <a href=\"https:\/\/www.cbre.es\/insights\/articles\/malaga-lidera-la-inversion-inmobiliaria-en-andalucia\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a>.<\/p><p>Cette nouvelle tranche ouvre au financement <strong>le lundi 9 f\u00e9vrier \u00e0 16:00 (UTC+1)<\/strong> et permet aux investisseurs de rejoindre un projet d\u00e9j\u00e0 en cours d\u2019ex\u00e9cution, avec un avancement des travaux sup\u00e9rieur \u00e0 40 % et un permis accord\u00e9.<\/p><h2 class=\"wp-block-heading\">Un projet qui avance comme pr\u00e9vu<\/h2><p><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000446\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=hills_14_2&amp;utm_content=fr_proyecto_hills_14_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Hills 14<\/a> consiste en le d\u00e9veloppement d\u2019une <strong>maison individuelle haut de gamme<\/strong>, d\u00e9nomm\u00e9e The Hills 14, situ\u00e9e dans l\u2019urbanisation El Herrojo, \u00e0 Benahav\u00eds. La tranche B a pour objectif de <strong>poursuivre les travaux de construction et de couvrir certains co\u00fbts g\u00e9n\u00e9raux du projet<\/strong>.<\/p><p>Les principales caract\u00e9ristiques de cette tranche sont :<\/p><ul class=\"wp-block-list\"><li><strong>Montant de la tranche B<\/strong> : 2 600 000 \u20ac<\/li><li><strong>Taux d\u2019int\u00e9r\u00eat fixe<\/strong> : 9,50 % annuel simple<\/li><li><strong>Dur\u00e9e<\/strong> : 18 mois, avec une possible extension de 9 mois<\/li><li><strong>Rentabilit\u00e9 totale estim\u00e9e<\/strong> : 14,25 %<\/li><li><strong>Rendement minimum garanti<\/strong> : \u00e9quivalent \u00e0 15 mois d\u2019int\u00e9r\u00eats<\/li><\/ul><p>Les int\u00e9r\u00eats et le principal sont vers\u00e9s \u00e0 l\u2019\u00e9ch\u00e9ance. Le remboursement anticip\u00e9 total est autoris\u00e9 \u00e0 tout moment, dans le respect du rendement minimum convenu.<\/p><h2 class=\"wp-block-heading\">Structure et garanties du pr\u00eat<\/h2><p>L\u2019op\u00e9ration est structur\u00e9e via de la dette, au moyen de l\u2019octroi d\u2019un pr\u00eat \u00e0 taux fixe \u00e0 la soci\u00e9t\u00e9 v\u00e9hicule (SPV) propri\u00e9taire de l\u2019actif. Le pr\u00eat total du projet peut atteindre 8,16 M\u20ac, structur\u00e9 en trois tranches.<\/p><p>Dans le cas de la tranche B, le contrat int\u00e8gre un <strong>ensemble de garanties
