href=\"https:\/\/www.researchnester.com\/reports\/real-estate-crowdfunding-market\/2874\" target=\"_blank\" rel=\"noreferrer noopener\">Research Nester<\/a>, ce secteur a repr\u00e9sent\u00e9 <strong>22,1 milliards de dollars dans le monde en 2025<\/strong> et l\u2019on s\u2019attend \u00e0 ce que, <strong>dans les 10 prochaines ann\u00e9es, ce chiffre d\u00e9passe 900 milliards de dollars<\/strong>.<br>Gr\u00e2ce aux <strong>plateformes de financement participatif<\/strong>, tout investisseur (y compris le petit \u00e9pargnant) peut acc\u00e9der \u00e0 des projets immobiliers \u00e0 partir de faibles montants et viser des rendements potentiellement attractifs.<br>L\u2019investissement immobilier a atteint <strong>17 milliards d\u2019euros en 2025<\/strong>, soit 30 % de plus que l\u2019ann\u00e9e pr\u00e9c\u00e9dente, selon l\u2019Association des Consultoras Inmobiliarias (ACI).<br>Cependant, comme tout investissement financier, <strong>il a des implications fiscales qu\u2019il convient de conna\u00eetre et de g\u00e9rer correctement<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Qu\u2019est-ce que le crowdfunding immobilier ?<\/h2>\n\n\n\n<p>Le <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/04\/24\/pourquoi-commencer-a-investir-dans-limmobilier\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=crowdfunding_immobilier&#038;utm_content=fr_crowdfunding_inmobiliario_impuestos\" target=\"_blank\" rel=\"noreferrer noopener\">crowdfunding immobilier<\/a><\/strong> consiste en le <strong>financement collectif de projets immobiliers<\/strong> via des plateformes en ligne autoris\u00e9es par la <strong>Commission nationale du march\u00e9 des valeurs mobili\u00e8res (CNMV)<\/strong>.<br>Ces plateformes mettent en relation des promoteurs ayant besoin de financement et des investisseurs qui apportent des fonds en \u00e9change d\u2019un rendement (int\u00e9r\u00eats ou participation aux b\u00e9n\u00e9fices).<\/p>\n\n\n\n<p>Il existe deux mod\u00e8les principaux :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Crowdlending (ou crowdfunding de dette)<\/strong> : l\u2019investisseur pr\u00eate de l\u2019argent (comme un cr\u00e9dit) et re\u00e7oit des <strong>int\u00e9r\u00eats p\u00e9riodiques<\/strong>.<\/li>\n\n\n\n<li><strong>Crowdequity<\/strong> : l\u2019investisseur acquiert des <strong>parts ou actions<\/strong> et participe aux gains issus de la vente ou de la location des actifs.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Comment le crowdfunding immobilier est-il impos\u00e9 en Espagne ?<\/h2>\n\n\n\n<p>La forme d\u2019imposition la plus courante (surtout lorsqu\u2019il s\u2019agit <strong>d\u2019int\u00e9r\u00eats ou de rendements p\u00e9riodiques<\/strong>) est celle des <strong>revenus de capitaux mobiliers dans la base de l\u2019\u00e9pargne de l\u2019IRPF<\/strong>.<br>Cela signifie que <strong>les b\u00e9n\u00e9fices issus du crowdfunding immobilier s\u2019ajoutent aux autres revenus de l\u2019\u00e9pargne<\/strong> (dividendes, int\u00e9r\u00eats de comptes ou de d\u00e9p\u00f4ts) et sont impos\u00e9s de fa\u00e7on progressive.<\/p>\n\n\n\n<p>En partant du principe que vous \u00eates un investisseur particulier. <strong>Si vous \u00eates une entreprise (personne morale), les b\u00e9n\u00e9fices sont impos\u00e9s selon le taux g\u00e9n\u00e9ral de l\u2019imp\u00f4t sur les soci\u00e9t\u00e9s<\/strong> (25 % pour les PME).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Taux d\u2019imposition<\/h2>\n\n\n\n<p>Les tranches en vigueur (\u00e0 titre de 2025) pour la base de l\u2019\u00e9pargne en Espagne sont les suivantes :<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><th>Revenus de l\u2019\u00e9pargne<\/th><th>Taux \u20ac<\/td><td>23 %<\/td><\/tr><tr><td>200 000 \u2013 300 000 \u20ac<\/td><td>27 %<\/td><\/tr><tr><td>Plus de 300 000 \u20ac<\/td><td>28 %<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>Ces taux sont <strong>progressifs<\/strong> et s\u2019appliquent \u00e0 l\u2019ensemble de vos revenus de l\u2019\u00e9pargne (pas uniquement ceux du crowdfunding).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Que devez-vous d\u00e9clarer dans la d\u00e9claration d\u2019imp\u00f4t ?<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Int\u00e9r\u00eats et rendements<\/h3>\n\n\n\n<p>Si vous avez per\u00e7u des <strong>int\u00e9r\u00eats ou rendements p\u00e9riodiques<\/strong>, vous devez les inclure dans votre d\u00e9claration d\u2019IRPF dans les rubriques correspondant aux <strong>revenus de capitaux mobiliers<\/strong>.<br>Si la plateforme en Espagne a <strong>pratiqu\u00e9 une retenue \u00e0 la source (retenci\u00f3n)<\/strong>, celle-ci figurera sur votre certificat fiscal et <strong>sera d\u00e9duite de l\u2019imp\u00f4t \u00e0 payer<\/strong>.<\/p>\n\n\n\n<p>Lorsque vous investissez via des <strong>plateformes \u00e9trang\u00e8res<\/strong> et que la valeur des actifs hors d\u2019Espagne d\u00e9passe 50 000 \u20ac, vous avez l\u2019obligation de d\u00e9poser le <strong>formulaire Modelo 720<\/strong>.<br>Si vous avez d\u00e9j\u00e0 pay\u00e9 des imp\u00f4ts dans le pays d\u2019origine, vous pouvez appliquer une <strong>d\u00e9duction pour double imposition internationale<\/strong> si un trait\u00e9 fiscal existe entre l\u2019Espagne et ce pays.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Plus-values<\/h3>\n\n\n\n<p>Si votre <a target=\"_blank\" rel=\"noreferrer noopener\">impos\u00e9es<\/a> dans la base de l\u2019\u00e9pargne selon les m\u00eames tranches.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Peut-on compenser les pertes ?<\/h2>\n\n\n\n<p>Oui. Si vous avez subi des <strong>pertes<\/strong> sur certains projets, elles peuvent \u00eatre <strong>compens\u00e9es avec des gains la m\u00eame ann\u00e9e<\/strong>, ce qui r\u00e9duit votre base imposable totale. Il est impos\u00e9 comme tout revenu de l\u2019\u00e9pargne.
