Sur l\u2019ensemble de l\u2019exercice, <strong>notre volume de transactions a d\u00e9pass\u00e9 280 millions d\u2019euros<\/strong>, en hausse de 30\u00a0% par rapport aux 215 millions enregistr\u00e9s en 2024.<\/p>\n\n\n\n<p>Cette croissance est coh\u00e9rente avec la strat\u00e9gie que nous d\u00e9ployons : plus d\u2019activit\u00e9, davantage de typologies d\u2019actifs, de nouvelles lignes de business et une pr\u00e9sence internationale renforc\u00e9e. Mais elle repose aussi sur une id\u00e9e de fond tr\u00e8s claire : continuer \u00e0 construire une infrastructure de r\u00e9f\u00e9rence pour la co-investissement immobilier en Europe.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3 400 nouveaux logements financ\u00e9s<\/h2>\n\n\n\n<p>Notre activit\u00e9 en tant que plateforme de financement participatif demeure la principale source de revenus et le c\u0153ur du mod\u00e8le <a href=\"https:\/\/urbanitae.com\/fr\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=urbanitae&amp;utm_content=fr_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a>. Gr\u00e2ce au co-investissement immobilier, nous finan\u00e7ons des projets r\u00e9sidentiels, commerciaux et industriels, avec une approche rigoureuse de l\u2019analyse et de la gestion du risque.<\/p>\n\n\n\n<p>Rien qu\u2019en 2025, nous avons contribu\u00e9 au financement de <strong>pr\u00e8s de 3 400 logements<\/strong> et, depuis le d\u00e9but de notre activit\u00e9, nous avons d\u00e9j\u00e0 particip\u00e9 au d\u00e9veloppement de <strong>plus de 8 100 logements en Espagne et au Portugal<\/strong>.<\/p>\n\n\n\n<p>Cette croissance des volumes s\u2019est accompagn\u00e9e d\u2019une hausse progressive des remboursements aux investisseurs. En 2025, nous avons d\u00e9pass\u00e9 le cap des <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/12\/29\/nous-frolons-les-100-millions-deuros-de-remboursements-rien-quen-2025\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=100_millions_deuros_rembourses_seule_annee&#038;utm_content=fr_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">100 millions d\u2019euros rembours\u00e9s sur une seule ann\u00e9e<\/a><\/strong>, et le cumul historique atteint d\u00e9sormais <strong>180 millions d\u2019euros, avec une rentabilit\u00e9 moyenne sup\u00e9rieure \u00e0 12 % depuis le d\u00e9but des op\u00e9rations.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Direct Investments, un levier cl\u00e9 en 2025<\/h2>\n\n\n\n<p>2025 a \u00e9galement \u00e9t\u00e9 l\u2019ann\u00e9e de la mise en place de <strong>deux nouvelles lignes de business<\/strong> qui \u00e9largissent et compl\u00e8tent notre proposition de valeur.<\/p>\n\n\n\n<p>La premi\u00e8re est <strong>Urbanitae Direct Investments<\/strong>, lanc\u00e9e en juin : un mod\u00e8le d\u2019investissement direct dans des actifs immobiliers, dans lequel l\u2019investisseur acquiert la pleine propri\u00e9t\u00e9 du bien, avec un accompagnement int\u00e9gral de notre \u00e9quipe. En seulement quelques mois, <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/01\/13\/direct-investments-nous-depassons-18-millions-deuros-en-investissement-direct-en-2025\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=activite_18_millions_deuros_investis&#038;utm_content=fr_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">cette activit\u00e9 a d\u00e9j\u00e0 d\u00e9pass\u00e9 <strong>18 millions d\u2019euros investis<\/strong><\/a>, confirmant l\u2019int\u00e9r\u00eat pour des solutions d\u2019investissement direct, professionnalis\u00e9es et sans frictions op\u00e9rationnelles.<\/p>\n\n\n\n<p>La seconde est l\u2019\u00e9quipe Transactions, cr\u00e9\u00e9e en septembre pour acc\u00e9l\u00e9rer le co-investissement dans les actifs tertiaires (CRE) au-del\u00e0 du r\u00e9sidentiel traditionnel : flex living, h\u00f4tellerie ou logement \u00e9tudiant, entre autres. Dans ce cadre, nous avons d\u00e9j\u00e0 r\u00e9alis\u00e9 avec succ\u00e8s une sortie anticip\u00e9e sur un actif tertiaire situ\u00e9 dans le \u00ab golden mile \u00bb de Madrid, avec une rentabilit\u00e9 totale de 13,9 % et un TRI de 14,71 %, ce qui renforce notre pari sur ce segment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae se dote d\u2019une soci\u00e9t\u00e9 de gestion<\/h2>\n\n\n\n<p>Cette strat\u00e9gie de croissance et de diversification a culmin\u00e9 d\u00e9but 2026 avec l\u2019une des \u00e9tapes les plus importantes depuis notre cr\u00e9ation : <strong>l\u2019autorisation de la CNMV de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/01\/15\/nous-elargissons-notre-modele-de-co-investissement-immobilier-avec-une-societe-de-gestion-de-fonds\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=societe_gestion_fonds_propre_groupe_urbanitae&#038;utm_content=fr_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">cr\u00e9er une soci\u00e9t\u00e9 de gestion de fonds propre au sein du groupe Urbanitae<\/a><\/strong>.<\/p>\n\n\n\n<p>Il ne s\u2019agit pas d\u2019un changement de mod\u00e8le, mais d\u2019une \u00e9volution naturelle. Nous restons une plateforme de financement participatif, tout en \u00e9largissant d\u00e9sormais nos capacit\u00e9s pour canaliser du capital via des fonds d\u2019investissement, ce qui nous permet d\u2019acc\u00e9der au capital institutionnel et d\u2019aborder des projets de plus grande envergure.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2026 : cap sur le CRE<\/h2>\n\n\n\n<p>Pour <a href=\"https:\/\/www.cbre.es\/press-releases\/la-inversion-inmobiliaria-en-espana-crecera-en-2026\" target=\"_blank\" rel=\"noreferrer noopener\">2026<\/a>, le r\u00e9sidentiel restera notre priorit\u00e9, mais c\u2019est dans l\u2019immobilier tertiaire (commercial real estate) que nous identifions l\u2019une des opportunit\u00e9s les plus int\u00e9ressantes. Nous g\u00e9rons actuellement plus de 3 milliards d\u2019euros d\u2019actifs sous gestion, dont environ <strong>250 millions correspondent \u00e0 des actifs non r\u00e9sidentiels<\/strong>.<\/p>\n\n\n\n<p>Un autre d\u00e9fi majeur sera de poursuivre notre <strong>expansion internationale<\/strong>.
