C\u2019est pourquoi nous les passons en revue s\u00e9par\u00e9ment ci-dessous : en quoi consistait chacun et comment s\u2019est d\u00e9roul\u00e9e sa cl\u00f4ture.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ribera del Pinar : logement prot\u00e9g\u00e9 \u00e0 Navalcarnero<\/h2>\n\n\n\n<p>Ribera del Pinar \u00e9tait un projet de dette con\u00e7u pour financer l\u2019achat du terrain d\u2019une coop\u00e9rative \u00e0 Navalcarnero (Madrid), destin\u00e9 au d\u00e9veloppement de pr\u00e8s de 248 logements prot\u00e9g\u00e9s, plus pr\u00e9cis\u00e9ment <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2022\/09\/22\/799170-que-es-la-vppl-y-cuales-son-los-requisitos-para-acceder-a-ella\" target=\"_blank\" rel=\"noreferrer noopener\">VPPL (<strong>logement prot\u00e9g\u00e9 \u00e0 prix plafonn\u00e9<\/strong>)<\/a>. Le gestionnaire \u00e9tait Urbanismo y Gesti\u00f3n, avec un historique de plus de 4 000 logements livr\u00e9s.<\/p>\n\n\n\n<p>Cette nuance est importante, car le VPPL r\u00e9pond \u00e0 un besoin particuli\u00e8rement visible sur le march\u00e9 madril\u00e8ne : <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/10\/10\/la-communaute-de-madrid-lance-un-nouveau-plan-durgence-pour-faciliter-lacces-au-logement\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=un_logement_abordable&#038;utm_content=fr_devolucion_los_fresnos_ribera_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">un logement abordable<\/a> de taille familiale<\/strong>. C\u2019est, en quelque sorte, un \u00ab deuxi\u00e8me palier \u00bb au sein du logement prot\u00e9g\u00e9 : il conserve un prix limit\u00e9, mais permet <strong>des typologies plus grandes<\/strong>, pens\u00e9es pour les foyers qui ont besoin de plus d\u2019espace. Dans le contexte actuel, marqu\u00e9 par le manque d\u2019offre de logement accessible, ce type de produit b\u00e9n\u00e9ficie g\u00e9n\u00e9ralement d\u2019une demande structurelle tr\u00e8s solide.<\/p>\n\n\n\n<p>Lors du webinar, auquel ont particip\u00e9 tous les acteurs cl\u00e9s du projet, il a \u00e9t\u00e9 expliqu\u00e9 en d\u00e9tail pourquoi, bien qu\u2019il s\u2019agisse d\u2019une promotion d\u2019envergure, <strong>la commercialisation pouvait s\u2019appuyer sur trois piliers<\/strong> : une demande latente dans la zone d\u2019influence, l\u2019exp\u00e9rience des op\u00e9rateurs et un produit avec une proposition de valeur claire \u2013 qualit\u00e9, surface, espaces communs et prix prot\u00e9g\u00e9.<\/p>\n\n\n\n<p>Du point de vue de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2026\/01\/23\/glossaire-de-linvestisseur-immobilier-guide-des-termes-essentiels-pour-comprendre-le-secteur\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=linvestisseur&#038;utm_content=fr_devolucion_los_fresnos_ribera_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">l\u2019investisseur<\/a>, le projet a \u00e9t\u00e9 structur\u00e9 avec une dur\u00e9e <strong>de base de 12 mois<\/strong> et une <strong>extension possible de 12 mois<\/strong>. Cette extension n\u2019\u00e9tait pas un plan B pessimiste, mais une d\u00e9cision prudente : laisser une marge face \u00e0 des facteurs externes (d\u00e9lais administratifs, rythme d\u2019adh\u00e9sion \u00e0 la coop\u00e9rative, calendrier bancaire) sans imposer un sc\u00e9nario sous tension si la cl\u00f4ture n\u00e9cessitait quelques semaines suppl\u00e9mentaires. Finalement, l\u2019extension a \u00e9t\u00e9 activ\u00e9e, sans toutefois \u00eatre utilis\u00e9e jusqu\u2019\u00e0 son terme.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Rendement de 11,36 % de TRI<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e :<\/strong> 15 mois (12 mois plus une extension possible de 12 mois)<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale :<\/strong> 15 mois<\/li>\n\n\n\n<li><strong>CoC estim\u00e9 :<\/strong> 13,75 % (ajust\u00e9)<\/li>\n\n\n\n<li><strong>CoC final : 13,75 %<\/strong><\/li>\n\n\n\n<li><strong>TRI estim\u00e9 :<\/strong> 11,50 %<\/li>\n\n\n\n<li><strong>TRI final : 11,36 %<\/strong><\/li>\n<\/ul>\n\n\n\n<p>En pratique, Ribera del Pinar s\u2019est cl\u00f4tur\u00e9 dans le cadre pr\u00e9vu, avec un r\u00e9sultat final coh\u00e9rent et sans \u00e9carts significatifs par rapport \u00e0 la th\u00e8se initiale du projet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Los Fresnos : parcelles pour l\u2019autopromotion<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/07\/12\/investissez-avec-un-rendement-de-105-en-12-mois\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=los_frensos_2&#038;utm_content=fr_devolucion_los_fresnos_ribera_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Los Fresnos<\/a> \u00e9tait \u00e9galement un projet de dette, structur\u00e9 comme un <strong>pr\u00eat relais<\/strong> afin de faciliter l\u2019acquisition d\u2019un terrain et les travaux n\u00e9cessaires de <strong>division en six parcelles<\/strong>, avec l\u2019objectif de les vendre avec permis d\u00e9j\u00e0 obtenu \u00e0 des acqu\u00e9reurs finaux, en r\u00e9gime d\u2019<strong>autopromotion<\/strong>.<\/p>\n\n\n\n<p>Le projet se situait dans le secteur de <strong>Los Fresnos (Boadilla del Monte)<\/strong>, une zone consolid\u00e9e de maisons individuelles haut de gamme, avec une bonne accessibilit\u00e9 et des services \u00e0 proximit\u00e9. La strat\u00e9gie reposait sur une id\u00e9e simple : sur des march\u00e9s o\u00f9 il existe une demande d\u2019autopromoteurs et o\u00f9 le produit est propos\u00e9 \u00ab cl\u00e9 en main \u00bb (parcelle avec permis, contrat de promotion d\u00e9l\u00e9gu\u00e9e et construction \u00e0 prix ferm\u00e9), le calendrier peut \u00eatre sensiblement plus court que pour une promotion traditionnelle.<\/p>\n\n\n\n<p>Dans ce cas, le projet comptait en outre un promoteur, Auric Partners, exp\u00e9riment\u00e9 dans ce type d\u2019op\u00e9rations et connaissant sp\u00e9cifiquement le march\u00e9 local. Il a \u00e9t\u00e9 structur\u00e9 avec <strong>une dur\u00e9e totale de 12 mois<\/strong>, avec <strong>une extension possible de 6 mois<\/strong> afin de couvrir toute d\u00e9rive raisonnable li\u00e9e aux d\u00e9lais de permis ou \u00e0 la commercialisation finale des parcelles.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Rendement de 10,21 % de TRI<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e :<\/strong> 18 mois (12 + 6 mois d\u2019extension)<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale : 18 mois<\/strong><\/li>\n\n\n\n<li><strong>CoC estim\u00e9 :<\/strong> 15,75 % (ajust\u00e9)<\/li>\n\n\n\n<li><strong>CoC final : 15,75 %<\/strong><\/li>\n\n\n\n<li><strong>TRI estim\u00e9 :<\/strong> 10,50 %<\/li>\n\n\n\n<li><strong>TRI final : 10,21 %<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Le remboursement de Los Fresnos a mis en \u00e9vidence l\u2019importance de bien conna\u00eetre le march\u00e9 local, de travailler avec des promoteurs sp\u00e9cialis\u00e9s dans la typologie d\u2019actif et de structurer les op\u00e9rations avec des garanties et des ratios conservateurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une ex\u00e9cution align\u00e9e sur les pr\u00e9visions<\/h2>\n\n\n\n<p>Dans l\u2019ensemble, les remboursements de <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/18\/nouveau-projet-de-logement-social-a-madrid\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=ribera_del_pinar_2&#038;utm_content=fr_devolucion_los_fresnos_ribera_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Ribera del Pinar<\/a> et Los Fresnos<\/strong> refl\u00e8tent une ex\u00e9cution align\u00e9e sur les hypoth\u00e8ses pos\u00e9es d\u00e8s le d\u00e9part.
