Cette fois, nous pr\u00e9sentons Casa Fortuna, un projet de plus-value situ\u00e9 \u00e0 Benahav\u00eds, l\u2019un des enclaves les plus exclusifs de la <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/14\/20-de-rentabilite-immobiliere-sur-la-costa-del-sol\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=costa_sol&amp;utm_content=fr_proyecto_casa_fortuna\" target=\"_blank\" rel=\"noreferrer noopener\">Costa del Sol<\/a>, tout pr\u00e8s de Marbella et de Puerto Ban\u00fas.<\/p>\n<p> <\/p>\n<p>Il s\u2019agit d\u2019un projet avec <strong>permis de construire d\u00e9j\u00e0 accord\u00e9<\/strong>, d\u00e9marrage des travaux imm\u00e9diat et une strat\u00e9gie claire : <strong>l\u2019acquisition, la r\u00e9novation int\u00e9grale et la revente<\/strong> d\u2019une maison individuelle haut de gamme dans une urbanisation ferm\u00e9e de r\u00e9f\u00e9rence.<\/p>\n<p> <\/p>\n<p>Le projet s\u2019ouvrira au financement le <strong>20 janvier \u00e0 16h00 (UTC+1)<\/strong> et inclura un <strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_stEeIcXBTdatQOxK9HRTOQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> d\u2019information<\/strong>, qui aura lieu le <strong>19 janvier \u00e0 12 heures (UTC+1)<\/strong>, au cours duquel nous pr\u00e9senterons tous les d\u00e9tails du projet avec le gestionnaire.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Luxe tr\u00e8s recherch\u00e9 \u00e0 El Herrojo<\/h2>\n<p> <\/p>\n<p><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000442\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=casa_fortuna_1&amp;utm_content=fr_proyecto_casa_fortuna\" target=\"_blank\" rel=\"noreferrer noopener\">Casa Fortuna<\/a> se d\u00e9veloppe dans l\u2019urbanisation El Herrojo, situ\u00e9e dans la zone de La Quinta, au sein de la commune de Benahav\u00eds. Il s\u2019agit d\u2019une urbanisation r\u00e9sidentielle ferm\u00e9e, reconnue pour son haut niveau de s\u00e9curit\u00e9, sa confidentialit\u00e9 et son environnement naturel, avec des vues d\u00e9gag\u00e9es sur la mer, la montagne et les parcours de golf.<\/p>\n<p> <\/p>\n<p>Le projet consiste en <strong>l\u2019acquisition d\u2019une maison existante<\/strong>, sa <strong>r\u00e9novation int\u00e9grale<\/strong>* et le d\u00e9veloppement d\u2019une <strong>villa de luxe de trois chambres<\/strong>, dot\u00e9e d\u2019un haut niveau d\u2019\u00e9quipements et de services. Entre autres \u00e9l\u00e9ments, l\u2019actif comprendra une piscine, une salle de sport, un spa et un garage pouvant accueillir sept v\u00e9hicules, conform\u00e9ment aux standards du march\u00e9 r\u00e9sidentiel prime de la zone.<\/p>\n<p> <\/p>\n<p>La maison sera implant\u00e9e sur une <strong>parcelle d\u2019environ 2 000 m\u00b2<\/strong>, avec une <strong>surface int\u00e9rieure construite sup\u00e9rieure \u00e0 1 400 m\u00b2<\/strong>, dans une position en hauteur face \u00e0 la c\u00f4te de Puerto Ban\u00fas, <a href=\"https:\/\/www.colliers.com\/es-es\/news\/marbella-en-costa-del-sol\" target=\"_blank\" rel=\"noreferrer noopener\">l\u2019un des secteurs les plus demand\u00e9s du sud de l\u2019Europe<\/a>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilit\u00e9 en 26 \u00e0 30 mois<\/h2>\n<p> <\/p>\n<p>L\u2019un des points cl\u00e9s de <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000442\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=casa_fortuna_2&amp;utm_content=fr_proyecto_casa_fortuna\" target=\"_blank\" rel=\"noreferrer noopener\">Casa Fortuna<\/a> est que le projet <strong>dispose d\u00e9j\u00e0 du permis de construire<\/strong>, ce qui permet de d\u00e9marrer les travaux dans un d\u00e9lai tr\u00e8s court apr\u00e8s la cl\u00f4ture du financement.<\/p>\n<p> <\/p>\n<p>La <strong>dur\u00e9e estim\u00e9e du projet est de 26 \u00e0 30 mois<\/strong>, de l\u2019entr\u00e9e des investisseurs jusqu\u2019\u00e0 la sortie finale, avec un calendrier qui pr\u00e9voit :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>T1 2026 : Apport en capital et lancement du projet.<\/li>\n \n<li>T1 2026 : Ex\u00e9cution des travaux de r\u00e9novation et de d\u00e9veloppement.<\/li>\n \n<li>T4 2027 : Commercialisation de l\u2019actif \u00e0 un stade avanc\u00e9 des travaux, selon la typologie du produit.<\/li>\n \n<li>T2 2028 : Vente du bien et distribution des b\u00e9n\u00e9fices.<\/li>\n<\/ul>\n<p> <\/p>\n<p>Selon l\u2019exp\u00e9rience du gestionnaire sur des projets similaires dans la m\u00eame zone, la p\u00e9riode de commercialisation est d\u2019environ six mois une fois un niveau d\u2019avancement \u00e9lev\u00e9 atteint.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Gestionnaire exp\u00e9riment\u00e9 et co-investissement significatif<\/h2>\n<p> <\/p>\n<p>Le gestionnaire de cette op\u00e9ration est Casas Fintech, une soci\u00e9t\u00e9 sp\u00e9cialis\u00e9e dans le d\u00e9veloppement et la promotion de projets <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/01\/15\/the-immunity-of-luxury-residential-real-estate\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=residentiels_luxe&amp;utm_content=fr_proyecto_casa_fortuna\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e9sidentiels de luxe<\/a>, int\u00e9gr\u00e9e au Grupo Madre SGPS, un consortium d\u2019investissement international pr\u00e9sent dans plusieurs secteurs.<\/p>\n<p> <\/p>\n<p>Dans ce projet, le gestionnaire apporte environ <strong>25 % du capital total<\/strong>, renfor\u00e7ant l\u2019alignement des int\u00e9r\u00eats avec les investisseurs d\u2019Urbanitae. Il assure \u00e9galement la <strong>gestion int\u00e9grale de la promotion<\/strong>, de l\u2019ex\u00e9cution des travaux jusqu\u2019\u00e0 la commercialisation et la sortie finale.<\/p>\n<p> <\/p>\n<p><a href=\"https:\/\/www.casasfintech.com\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Casas Fintech<\/a> d\u00e9veloppe actuellement <strong>d\u2019autres projets au m\u00eame emplacement<\/strong>, progressant conform\u00e9ment aux pr\u00e9visions, ce qui apporte des synergies op\u00e9rationnelles et une connaissance directe du march\u00e9 local. Il s\u2019agit du quatri\u00e8me projet que nous finan\u00e7ons avec ce gestionnaire, apr\u00e8s Cazorla &#8211; Piemonte, Villa Orqu\u00eddea, Casa Coral et Casa Coragem.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Structure de l\u2019investissement<\/h2>\n<p> <\/p>\n<p>L\u2019op\u00e9ration est structur\u00e9e via une augmentation de capital, au travers d\u2019une soci\u00e9t\u00e9 v\u00e9hicule (SPV) dans laquelle participent les investisseurs d\u2019Urbanitae aux c\u00f4t\u00e9s du gestionnaire et d\u2019autres associ\u00e9s.<\/p>\n<p> <\/p>\n<p>Le capital total du projet s\u2019\u00e9l\u00e8ve \u00e0 4 000 000 \u20ac, dont <strong>1 947 500 \u20ac correspondent \u00e0 l\u2019apport des investisseurs d\u2019Urbanitae<\/strong>.
