Cette op\u00e9ration a cl\u00f4tur\u00e9 <strong>l\u2019int\u00e9gralit\u00e9 du cycle d\u2019investissement<\/strong> : g\u00e9n\u00e9ration de revenus r\u00e9currents via les loyers, d\u00e9sinvestissement de l\u2019actif et distribution des b\u00e9n\u00e9fices finaux aux investisseurs.<\/p>\n\n\n\n<p>Le r\u00e9sultat final a \u00e9t\u00e9 tr\u00e8s positif, tant en termes de rentabilit\u00e9 que d\u2019ex\u00e9cution, avec une sortie qui s\u2019est produite <strong>avant le d\u00e9lai initialement pr\u00e9vu<\/strong>.<\/p>\n\n\n\n<p>Au total, l\u2019investissement a g\u00e9n\u00e9r\u00e9 un <strong>retour total de 114,06 %<\/strong>, ce qui correspond \u00e0 une <strong>rentabilit\u00e9 cumul\u00e9e de 13,9 %<\/strong> et un <strong>TRI de 14,71 %<\/strong>, combinant dividendes p\u00e9riodiques et plus-value obtenue lors de la vente de l\u2019actif.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Investissement immobilier dans le Golden Mile<\/h2>\n\n\n\n<p>Local Prime consistait en l\u2019acquisition d\u2019un local <a href=\"https:\/\/blog.urbanitae.com\/fr\/?p=76873&amp;utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=commercial&amp;utm_content=fr_devolucion_proyecto_local_prime\" target=\"_blank\" rel=\"noreferrer noopener\">commercial<\/a> au c\u0153ur du Barrio de Salamanca, \u00e0 proximit\u00e9 imm\u00e9diate de la rue Jos\u00e9 Ortega y Gasset, l\u2019une des rues commer\u00e7antes les plus exclusives d\u2019Espagne et un rep\u00e8re europ\u00e9en du retail de luxe.<\/p>\n\n\n\n<p>L\u2019actif disposait d\u2019une surface locative brute de 349 m\u00b2 et \u00e9tait <strong>lou\u00e9 \u00e0 l\u2019une des marques de mode de luxe les plus reconnues au monde<\/strong>, avec une pr\u00e9sence consolid\u00e9e dans les principales capitales internationales. Le magasin faisait partie des espaces utilis\u00e9s par la marque pour d\u00e9velopper son grand flagship dans le sud de l\u2019Europe.<\/p>\n\n\n\n<p>L\u2019emplacement, la solvabilit\u00e9 du locataire et la nature de l\u2019actif pla\u00e7aient le projet dans le segment <a href=\"https:\/\/www.eleconomista.es\/retail-consumo\/noticias\/12501881\/10\/23\/la-ocupacion-de-tiendas-prime-en-barcelona-retorna-al-nivel-precovid.html\" target=\"_blank\" rel=\"noreferrer noopener\">High Street prime<\/a>, o\u00f9 les transactions se r\u00e9alisent habituellement avec des rendements tr\u00e8s ajust\u00e9s et une forte concurrence entre investisseurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Structure et strat\u00e9gie du projet<\/h2>\n\n\n\n<p>Le projet a \u00e9t\u00e9 structur\u00e9 comme une <strong>op\u00e9ration en <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/06\/quels-types-de-projets-dequity-existent-chez-urbanitae\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=equity&#038;utm_content=fr_devolucion_proyecto_local_prime\" target=\"_blank\" rel=\"noreferrer noopener\">equity<\/a> orient\u00e9e vers les revenus locatifs<\/strong>.<\/p>\n\n\n\n<p>La contribution de plus de 850 investisseurs d\u2019Urbanitae s\u2019\u00e9levait \u00e0 2 373 000 \u20ac, dans le cadre d\u2019une op\u00e9ration de taille significative <strong>sans recours au financement bancaire<\/strong>.<\/p>\n\n\n\n<p>La strat\u00e9gie combinait deux sources de rendement :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Revenus locatifs r\u00e9currents<\/strong>, avec un dividende cible d\u2019environ 5 % par an, index\u00e9 sur l\u2019inflation.<\/li>\n\n\n\n<li><strong>D\u00e9sinvestissement de l\u2019actif<\/strong> dans une fen\u00eatre temporelle lorsque les conditions du march\u00e9 \u00e9taient favorables.<\/li>\n<\/ul>\n\n\n\n<p>La dur\u00e9e initiale du projet \u00e9tait de <strong>jusqu\u2019\u00e0 60 mois<\/strong>, avec la possibilit\u00e9 d\u2019ouvrir une fen\u00eatre de vente \u00e0 partir de la troisi\u00e8me ann\u00e9e.<\/p>\n\n\n\n<p>La gestion du projet a \u00e9t\u00e9 assur\u00e9e par <strong>Falcons Real Estate<\/strong>, une soci\u00e9t\u00e9 ayant une vaste exp\u00e9rience dans les investissements immobiliers ancr\u00e9s dans l\u2019\u00e9conomie r\u00e9elle et sp\u00e9cialis\u00e9e dans les actifs prime de ce type.<\/p>\n\n\n\n<p>De plus, Urbanitae a v\u00e9rifi\u00e9 les principales hypoth\u00e8ses du plan d\u2019affaires \u2014 prix d\u2019acquisition, loyer et valeur de sortie \u2014 par le biais de rapports externes de la Soci\u00e9t\u00e9 de T<strong>asation<\/strong>, renfor\u00e7ant l\u2019analyse et la transparence du projet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">TRI final de 14,71 %<\/h2>\n\n\n\n<p>Le projet a connu un <strong>premier remboursement partiel le 2 janvier 2025<\/strong>, restituant 109 % de l\u2019investissement initial, incluant le remboursement int\u00e9gral de la prime d\u2019\u00e9mission et une distribution de tr\u00e9sorerie aux investisseurs.<\/p>\n\n\n\n<p>Par la suite, <strong>le remboursement et la liquidation d\u00e9finitive du projet<\/strong> ont \u00e9t\u00e9 r\u00e9alis\u00e9s, correspondant au montant restant \u00e0 distribuer, incluant les dividendes g\u00e9n\u00e9r\u00e9s lors de la phase finale et la r\u00e9gularisation des retenues fiscales applicables.<\/p>\n\n\n\n<p>\u00c0 l\u2019issue de cette liquidation finale, le montant brut distribu\u00e9 a \u00e9t\u00e9 \u00e9quivalent \u00e0 un <strong>5,06 % suppl\u00e9mentaire sur l\u2019investissement initial<\/strong>.<\/p>\n\n\n\n<p>La somme des deux remboursements donne un retour total de 114,06 %, <strong>avec une rentabilit\u00e9 cumul\u00e9e de 13,9 % et un TRI de 14,71 % sur une p\u00e9riode pond\u00e9r\u00e9e de 12 mois<\/strong> (23 mois calendaires).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Premier projet locatif enti\u00e8rement liquid\u00e9<\/h2>\n\n\n\n<p>Local Prime est un excellent exemple de la mani\u00e8re dont fonctionnent les <strong><a <strong>d\u00e9sinvestissement anticip\u00e9<\/strong>, avant l\u2019horizon maximal initialement pr\u00e9vu, a permis de capturer de la valeur dans un contexte de march\u00e9 favorable, cl\u00f4turant le projet avec des r\u00e9sultats solides pour les investisseurs.<\/p>\n\n\n\n<p>Ce type d\u2019op\u00e9rations illustre parfaitement le r\u00f4le des projets locatifs dans un portefeuille diversifi\u00e9 : <strong>revenus p\u00e9riodiques pendant la vie du projet et potentiel de plus-value \u00e0 la sortie<\/strong>, avec un profil de risque diff\u00e9rent de la promotion
