Ce volume repr\u00e9sente <strong>une augmentation de 142,5 % par rapport \u00e0 2024<\/strong>, lorsque les remboursements avaient atteint 40 millions d\u2019euros.<br>Ce n\u2019est pas seulement un chiffre record, mais un signal clair que notre portefeuille de projets a atteint un niveau de maturit\u00e9 toujours plus \u00e9lev\u00e9. Derri\u00e8re cette croissance se trouvent le travail soutenu des derni\u00e8res ann\u00e9es, une activit\u00e9 de financement intense et un mod\u00e8le con\u00e7u pour accompagner l\u2019investisseur tout au long du cycle d\u2019investissement immobilier, depuis l\u2019entr\u00e9e dans le projet jusqu\u2019au remboursement du capital et \u00e0 la rentabilit\u00e9 g\u00e9n\u00e9r\u00e9e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pr\u00e8s de 180 millions d\u2019euros rembours\u00e9s au total<\/h2>\n\n\n\n<p>Si l\u2019on prend du recul et que l\u2019on additionne tous les remboursements totaux et partiels r\u00e9alis\u00e9s depuis nos d\u00e9buts, <strong>Urbanitae a d\u00e9j\u00e0 revers\u00e9 179 millions d\u2019euros \u00e0 ses investisseurs<\/strong>. Ce chiffre refl\u00e8te non seulement le volume de projets arriv\u00e9s \u00e0 leur phase de sortie, mais aussi notre capacit\u00e9 \u00e0 respecter les d\u00e9lais et les objectifs fix\u00e9s dans un environnement toujours exigeant pour le secteur immobilier.<br>L\u2019acc\u00e9l\u00e9ration progressive des remboursements est \u00e9galement une cons\u00e9quence logique de la croissance de la plateforme. \u00c0 mesure que le nombre de projets financ\u00e9s augmente et qu\u2019ils avancent dans leur d\u00e9veloppement, le nombre d\u2019op\u00e9rations arrivant \u00e0 \u00e9ch\u00e9ance augmente \u00e9galement, renfor\u00e7ant le poids des remboursements dans notre activit\u00e9 globale.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilit\u00e9 moyenne conforme aux objectifs<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/09\/25\/urbanitae-depasse-les-100-me-de-remboursements-aux-investisseurs\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=le_capital_rembourse_2025&#038;utm_content=fr_rozamos_100millones_devoluciones\" target=\"_blank\" rel=\"noreferrer noopener\">Le capital rembours\u00e9 en 2025<\/a> a \u00e9t\u00e9 distribu\u00e9 entre <strong>plus de 43 000 investisseurs<\/strong>, avec une moyenne de plus de 600 participants par projet. Depuis notre cr\u00e9ation, nous avons canalis\u00e9 <strong>plus de 240 000 investissements<\/strong>, ce qui nous permet d\u2019offrir un acc\u00e8s diversifi\u00e9 \u00e0 des projets immobiliers de grande envergure, traditionnellement r\u00e9serv\u00e9s aux investisseurs professionnels ou institutionnels.<br>En termes de rentabilit\u00e9, les projets ayant g\u00e9n\u00e9r\u00e9 des remboursements ont atteint <strong>une rentabilit\u00e9 annuelle moyenne de 12,3 %<\/strong>, en ligne avec le TRI cible d\u00e9fini au d\u00e9but de chaque op\u00e9ration. Ce chiffre confirme que la performance globale du portefeuille reste dans les param\u00e8tres pr\u00e9vus, m\u00eame dans un contexte marqu\u00e9 par la normalisation des march\u00e9s et un environnement financier plus s\u00e9lectif.<br>Par typologie, la majeure partie du capital rembours\u00e9 provient de <strong>projets structur\u00e9s en dette<\/strong>, avec des dur\u00e9es moyennes d\u2019environ 13 mois, offrant visibilit\u00e9 et r\u00e9gularit\u00e9 aux remboursements. Ce sont des march\u00e9s o\u00f9 nous maintenons une forte activit\u00e9 de promotion et o\u00f9 nous avons des projets \u00e0 diff\u00e9rents stades d\u2019ex\u00e9cution, de commercialisation et de sortie.<br>Cette diversification territoriale fait partie de notre approche de gestion des risques.
