Le permis de changement d\u2019usage et de r\u00e9novation majeure a \u00e9t\u00e9 accord\u00e9 en novembre 2025, et les travaux devraient commencer apr\u00e8s l\u2019achat de l\u2019actif, avec une dur\u00e9e estim\u00e9e de 12 mois. La commercialisation est pr\u00e9vue apr\u00e8s l\u2019achat.<br \/>\u00c0 Cangas (Pontevedra), un local commercial est en cours de transformation en logements r\u00e9sidentiels pour construire 3 appartements de 1 et 2 chambres au <strong>Avenida Ourense 19<\/strong>. L\u2019actif a \u00e9t\u00e9 acquis en juillet 2024, le permis a \u00e9t\u00e9 accord\u00e9 en novembre 2024, et les travaux \u2014 commenc\u00e9s en juillet 2025 \u2014 sont <strong>environ \u00e0 50 %<\/strong> d\u2019avancement, avec une dur\u00e9e estim\u00e9e de 6 mois jusqu\u2019\u00e0 l\u2019ach\u00e8vement. Le pr\u00eat offre un <strong>taux d\u2019int\u00e9r\u00eat fixe annuel simple de 10,5 %<\/strong>, avec une dur\u00e9e de <strong>18 mois<\/strong> et une possible extension de <strong>6 mois<\/strong>. Le capital et les int\u00e9r\u00eats seront rembours\u00e9s \u00e0 l\u2019\u00e9ch\u00e9ance, avec un <strong>rendement minimum garanti<\/strong> \u00e9quivalent \u00e0 <strong>12 mois d\u2019int\u00e9r\u00eats<\/strong>.<br \/>La partie du pr\u00eat destin\u00e9e \u00e0 financer les travaux sera d\u00e9bloqu\u00e9e via des <strong>certifications mensuelles<\/strong>, valid\u00e9es par un <strong>Project Monitor<\/strong> ind\u00e9pendant.
