De plus, la promotion comprendra <strong>de grands espaces communs<\/strong> et 17 <strong>unit\u00e9s commerciales<\/strong>.<\/p>\n<p><\/p>\n<p>Le projet affiche un <strong>avancement commercial sup\u00e9rieur \u00e0 50 %<\/strong>, avec la commercialisation commenc\u00e9e en janvier 2025, ce qui refl\u00e8te l\u2019excellente r\u00e9ception du produit sur le march\u00e9 local.<\/p>\n<p><\/p>\n<p>La promotion sera situ\u00e9e dans le secteur 26 \u00ab La Milagrosa \u00bb, \u00e0 l\u2019est de la ville de Jerez de la Frontera, une zone d\u2019expansion dont le d\u00e9veloppement a \u00e9t\u00e9 approuv\u00e9 en 2003, avec l\u2019urbanisation des phases 1 et 2 r\u00e9alis\u00e9e jusqu\u2019en 2008.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Structure de l\u2019op\u00e9ration<\/h2>\n<p><\/p>\n<p><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/17\/notre-objectif-est-que-tout-investisseur-puisse-faire-partie-durbanitae\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=les_investisseurs&amp;utm_content=fr_proyecto_martinica\" target=\"_blank\" rel=\"noreferrer noopener\">Les investisseurs<\/a> d\u2019Urbanitae apporteront 3 025 000 \u20ac \u00e0 une <strong>soci\u00e9t\u00e9 ad hoc<\/strong>, qui entrera ensuite dans la soci\u00e9t\u00e9 promotrice du projet. Le capital total s\u2019\u00e9l\u00e8ve \u00e0 5 500 000 \u20ac, apport\u00e9 conjointement par les investisseurs d\u2019Urbanitae et le promoteur.<\/p>\n<p><\/p>\n<p>Le promoteur a d\u00e9j\u00e0 acquis le terrain via une soci\u00e9t\u00e9 nouvellement cr\u00e9\u00e9e et, avec l\u2019entr\u00e9e des investisseurs, une partie de son investissement sera recapitalis\u00e9e et les co\u00fbts non couverts par le financement bancaire seront pris en charge. Le projet <strong>pr\u00e9voit de recourir \u00e0 un financement externe<\/strong> aupr\u00e8s d\u2019une banque de premier rang, destin\u00e9 \u00e0 couvrir les co\u00fbts de construction et une partie des co\u00fbts techniques.<\/p>\n<p><\/p>\n<p>Un <strong>sch\u00e9ma de rendement pr\u00e9f\u00e9rentiel de 15 % par an<\/strong> est \u00e9tabli pour les investisseurs d\u2019Urbanitae, consistant \u00e0 r\u00e9cup\u00e9rer le capital investi plus ce rendement avant le promoteur.
