<strong>dette immobili\u00e8re<\/strong> d\u00e9velopp\u00e9 avec le promoteur Construverty, avec lequel nous avions d\u00e9j\u00e0 collabor\u00e9 sur <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000140\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=cunit&amp;utm_content=fr_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">Cunit<\/a> et <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000190\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=cunit_ii&amp;utm_content=fr_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">Cunit II<\/a>, deux projets dont les r\u00e9sultats avaient \u00e9t\u00e9 conformes aux pr\u00e9visions initiales.<\/p>\n\n\n\n<p>Sur ce troisi\u00e8me projet, le r\u00e9sultat final a \u00e9t\u00e9 meilleur que pr\u00e9vu, tant en termes de rentabilit\u00e9 que de rendement annualis\u00e9 pour les investisseurs, avec un \u00e9cart de calendrier tr\u00e8s limit\u00e9.<\/p>\n\n\n\n<p>Au total, les investisseurs ont r\u00e9cup\u00e9r\u00e9 122,94 % du capital investi, ce qui correspond \u00e0 une <strong>rentabilit\u00e9 totale de 22,94 %<\/strong> et \u00e0 un <strong>TRI final de 10,20 %<\/strong>, l\u00e9g\u00e8rement sup\u00e9rieur \u00e0 l\u2019estimation initiale.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait le projet Cunit III ?<\/h2>\n\n\n\n<p>Cunit III a \u00e9t\u00e9 structur\u00e9 comme un <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/11\/16\/projets-de-dette-immobiliere-urbanitae-avantages-a-court-terme\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=projet_dette&#038;utm_content=fr_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">projet de dette<\/a><\/strong>, via l\u2019octroi d\u2019un pr\u00eat au promoteur afin de financer la construction d\u2019un immeuble r\u00e9sidentiel de 18 logements dans la commune de Cunit (Tarragone), sur la frange c\u00f4ti\u00e8re situ\u00e9e entre le sud de Barcelone et le nord de la province de <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13694594\/12\/25\/cataluna-necesitara-6200-millones-para-sufragar-su-boom-de-vivienda.html\" target=\"_blank\" rel=\"noreferrer noopener\">Tarragone<\/a>.<\/p>\n\n\n\n<p>La promotion comprenait des logements avec de grandes terrasses, une piscine collective et des espaces verts, dans un emplacement tr\u00e8s proche de la plage et avec une demande r\u00e9sidentielle \u00e9tablie, aussi bien pour une r\u00e9sidence principale que secondaire.<\/p>\n\n\n\n<p>Lors de l\u2019ouverture du projet \u00e0 l\u2019investissement sur Urbanitae, plusieurs \u00e9l\u00e9ments contribuaient \u00e0 r\u00e9duire les risques habituels de ce type de promotion :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Il s\u2019agissait du troisi\u00e8me projet financ\u00e9 avec Construverty dans la m\u00eame zone.<\/li>\n\n\n\n<li>Les projets Cunit et Cunit II avaient \u00e9volu\u00e9 conform\u00e9ment aux pr\u00e9visions.<\/li>\n\n\n\n<li>Le projet disposait d\u00e9j\u00e0 du permis de construire.<\/li>\n\n\n\n<li>50 % des logements \u00e9taient vendus d\u00e8s le lancement.<\/li>\n<\/ul>\n\n\n\n<p>Ce point de d\u00e9part permettait d\u2019encadrer les principaux risques d\u2019une <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/04\/22\/logement-neuf-tout-ce-qui-est-construit-se-vend-il\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=promotion_neuve&#038;utm_content=fr_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">promotion neuve<\/a> : urbanisme, ex\u00e9cution et commercialisation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Conditions initiales du pr\u00eat<\/h2>\n\n\n\n<p>Le pr\u00eat a \u00e9t\u00e9 accord\u00e9 selon les conditions suivantes :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e :<\/strong> 24 mois<\/li>\n\n\n\n<li><strong>Taux d\u2019int\u00e9r\u00eat :<\/strong> 10 % par an<\/li>\n\n\n\n<li><strong>Rentabilit\u00e9 totale estim\u00e9e :<\/strong> 20 %<\/li>\n<\/ul>\n\n\n\n<p>Comme c\u2019est habituel pour les projets de dette, le contrat pr\u00e9voyait la possibilit\u00e9 de prolonger la dur\u00e9e si n\u00e9cessaire, en appliquant alors les int\u00e9r\u00eats de retard pr\u00e9vus, afin de prot\u00e9ger l\u2019investisseur en cas de d\u00e9lais.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Remboursement en 25 mois<\/h2>\n\n\n\n<p>Finalement, le projet a \u00e9t\u00e9 rembours\u00e9 sur une dur\u00e9e de 25 mois, soit seulement un mois de plus que pr\u00e9vu initialement. Cette l\u00e9g\u00e8re prolongation \u00e9tait li\u00e9e au <strong>processus final de livraison et de signature des actes de vente des logements<\/strong>, qui a pris plus de temps que pr\u00e9vu.<\/p>\n\n\n\n<p>Comme nous l\u2019avons communiqu\u00e9 aux investisseurs dans la newsletter du mois de novembre, m\u00eame si la majorit\u00e9 des lots avaient d\u00e9j\u00e0 \u00e9t\u00e9 livr\u00e9s, certains restaient encore en attente de signature. Pour cette raison, la liquidation du pr\u00eat a \u00e9t\u00e9 report\u00e9e jusqu\u2019\u00e0 la livraison compl\u00e8te de la promotion, pr\u00e9vue au cours du mois de d\u00e9cembre.<\/p>\n\n\n\n<p>Pendant cette p\u00e9riode suppl\u00e9mentaire, le pr\u00eat a continu\u00e9 \u00e0 g\u00e9n\u00e9rer les int\u00e9r\u00eats de retard pr\u00e9vus au contrat, ce qui explique que la rentabilit\u00e9 finale ait \u00e9t\u00e9 sup\u00e9rieure \u00e0 l\u2019estimation initiale.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sultats finaux : 22,9 % de rentabilit\u00e9<\/h2>\n\n\n\n<p>Le r\u00e9sultat d\u00e9finitif du projet est le suivant :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e :<\/strong> 24 mois<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale :<\/strong> 25 mois<\/li>\n\n\n\n<li><strong>CoC estim\u00e9 :<\/strong> 20,00 %<\/li>\n\n\n\n<li><strong>CoC final : 22,94 %<\/strong><\/li>\n\n\n\n<li><strong>TRI estim\u00e9 :<\/strong> 10,00 %<\/li>\n\n\n\n<li><strong>TRI final : 10,20 %<\/strong><\/li>\n<\/ul>\n\n\n\n<p>L\u2019\u00e9cart de calendrier a \u00e9t\u00e9 minime et s\u2019est traduit par un meilleur r\u00e9sultat pour l\u2019investisseur, tant en rendement total qu\u2019en rentabilit\u00e9 annualis\u00e9e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Trajectoire coh\u00e9rente<\/h2>\n\n\n\n<p>Le remboursement de <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000234\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=cunit_iii&amp;utm_content=fr_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">Cunit III<\/a> consolide la relation entre Urbanitae et Construverty, un promoteur disposant d\u2019une exp\u00e9rience \u00e9prouv\u00e9e dans la zone et avec lequel les projets Cunit et Cunit II avaient d\u00e9j\u00e0 montr\u00e9 une ex\u00e9cution conforme aux pr\u00e9visions.<\/p>\n\n\n\n<p>Ce troisi\u00e8me projet confirme que, lorsque se combinent une structure de dette bien d\u00e9finie, un promoteur connaissant le march\u00e9 local et une promotion b\u00e9n\u00e9ficiant d\u2019une traction commerciale d\u00e8s le d\u00e9part, des \u00e9carts de d\u00e9lai raisonnables peuvent \u00eatre g\u00e9r\u00e9s de mani\u00e8re ad\u00e9quate et, dans certains cas, m\u00eame am\u00e9liorer le r\u00e9sultat final pour les investisseurs.<\/p>\n\n\n\n<p>Nous continuons de miser sur un mod\u00e8le de financement fond\u00e9 sur une s\u00e9lection rigoureuse des projets, un suivi continu et une transparence maximale, y
