Leur exp\u00e9rience et leur sp\u00e9cialisation dans les actifs urbains de petite taille \u2014 box de stockage, locaux commerciaux, garages \u2014 en font l\u2019un des gestionnaires les plus \u00e9tablis sur Urbanitae.<\/p><h2 class=\"wp-block-heading\">Les box de stockage continuent de prosp\u00e9rer<\/h2><p>Le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000432\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=oporto_franciscanos_1&amp;utm_content=fr_proyecto_oporto_franciscanos\" target=\"_blank\" rel=\"noreferrer noopener\">Oporto-Franciscanos<\/a> consiste en l\u2019octroi d\u2019un pr\u00eat pour financer l\u2019acquisition de deux locaux commerciaux et le d\u00e9veloppement de deux projets ind\u00e9pendants :<\/p><h3 class=\"wp-block-heading\"><strong>Projet Franciscanos | Albacete<\/strong><\/h3><p>Situ\u00e9 au sud-ouest de la ville, \u00e0 proximit\u00e9 du Parc Abelardo S\u00e1nchez, cet actif accueillera 39 box de stockage et un logement. Il dispose d\u00e9j\u00e0 d\u2019une approbation urbanistique favorable d\u00e9livr\u00e9e par la mairie, et la commercialisation est en cours, avec <strong>six unit\u00e9s d\u00e9j\u00e0 r\u00e9serv\u00e9es<\/strong>.<\/p><h3 class=\"wp-block-heading\"><strong>Projet Oporto | Madrid<\/strong><\/h3><p>Local situ\u00e9 au 17, Calle Mar\u00eda Mart\u00ednez, \u00e0 c\u00f4t\u00e9 du Palais de Vistalegre. Il accueillera 62 box de stockage et dispose d\u2019une d\u00e9claration responsable aupr\u00e8s de l\u2019ECU, donc aucun permis de construire n\u2019est n\u00e9cessaire. La commercialisation progresse \u00e9galement, avec <strong>13 box d\u00e9j\u00e0 r\u00e9serv\u00e9s<\/strong>.<\/p><p>Les deux projets b\u00e9n\u00e9ficient de la forte demande de solutions de stockage dans les zones urbaines \u00e9tablies, o\u00f9 les box de stockage sont rares, se vendent rapidement et ont des prix stables.<\/p><h2 class=\"wp-block-heading\">Que finan\u00e7ons-nous exactement ?<\/h2><p>Notre contribution au projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000432\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=oporto_franciscanos_2&amp;utm_content=fr_proyecto_oporto_franciscanos\" target=\"_blank\" rel=\"noreferrer noopener\">Oporto-Franciscanos<\/a> se fera par le biais d\u2019un <strong>pr\u00eat \u00e0 taux fixe de 11 % par an<\/strong>, destin\u00e9 \u00e0 financer l\u2019achat des deux locaux et le d\u00e9veloppement des box de stockage et du logement.<\/p><p>Le gestionnaire a d\u00e9j\u00e0 sign\u00e9 deux contrats de d\u00e9p\u00f4t avec les propri\u00e9taires et assumera toutes les d\u00e9penses li\u00e9es au projet avec ses propres ressources : frais, projet technique, ma\u00eetrise d\u2019\u0153uvre, etc.<\/p><p>La <strong>dur\u00e9e estim\u00e9e des travaux est de 15 \u00e0 18 mois<\/strong>, et la dur\u00e9e totale du projet sera au maximum de <strong>20 mois<\/strong>, incluant la vente des unit\u00e9s.<\/p><h2 class=\"wp-block-heading\">Structure financi\u00e8re du pr\u00eat<\/h2><p>Le pr\u00eat sera accord\u00e9 \u00e0 la soci\u00e9t\u00e9 cr\u00e9\u00e9e exclusivement pour ce projet, Promociones Madrid y Albacete, S.L. Les conditions cl\u00e9s sont :<\/p><ul><li><strong>Montant :<\/strong> 550 000 \u20ac<\/li><li><strong>Dur\u00e9e :<\/strong> 20 mois<\/li><li><strong>Int\u00e9r\u00eat fixe :<\/strong> 11 % annuel simple<\/li><li><strong>Int\u00e9r\u00eats :<\/strong> pay\u00e9s int\u00e9gralement \u00e0 l\u2019\u00e9ch\u00e9ance<\/li><li><strong>Remboursement anticip\u00e9 :<\/strong> autoris\u00e9 \u00e0 tout moment, avec <strong>make-whole<\/strong> \u00e9quivalent \u00e0 <strong>18 mois d\u2019int\u00e9r\u00eats<\/strong><\/li><\/ul><p>De plus, il existe un <strong>investissement maximum par investisseur de 10 000 \u20ac<\/strong>, ce qui permet de r\u00e9partir le projet entre un plus grand nombre d\u2019investisseurs et de renforcer la diversification.<\/p><h2 class=\"wp-block-heading\">Garanties du pr\u00eat<\/h2><p>Le pr\u00eat sera garanti par un ensemble de garanties appropri\u00e9es :<\/p><ul class=\"wp-block-list\"><li><strong>Promesse d\u2019hypoth\u00e8que de premier rang<\/strong> sur le local o\u00f9 seront d\u00e9velopp\u00e9s les 39 box de stockage et le logement (Projet Franciscanos \u2013 Albacete).<\/li><li><strong>Promesse d\u2019hypoth\u00e8que de premier rang<\/strong> sur le local o\u00f9 seront d\u00e9velopp\u00e9s les 62 box de stockage (Projet Oporto \u2013 Madrid).<\/li><li><strong>Gage des actions<\/strong> de la SPV promotrice.<\/li><\/ul><p>Ces garanties, combin\u00e9es au niveau \u00e9lev\u00e9 d\u2019avancement urbanistique et commercial, offrent un cadre de protection adapt\u00e9 \u00e0 ce type d\u2019actifs.<\/p><h2 class=\"wp-block-heading\">Comment et quand r\u00e9cup\u00e9rerons-nous l\u2019argent ?<\/h2><p>Le pr\u00eat sera rembours\u00e9 par la vente des unit\u00e9s d\u00e9velopp\u00e9es (box de stockage et logement). <strong>La vente des <a
