Il s\u2019agit d\u2019un pr\u00eat relais en deux tranches, avec un taux fixe de 13 % par an, un paiement partiel des int\u00e9r\u00eats tous les trimestres et un ensemble de garanties solides.<\/p><ul class=\"wp-block-list\"><li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_nGJ3frbcRz6TadGm4gWE4g\" target=\"_blank\" rel=\"noopener\">Webinaire<\/a> informatif :<\/strong> lundi 1er d\u00e9cembre \u00e0 12h00 (UTC+1)<\/li><li><strong>Ouverture du projet :<\/strong> mardi 2 d\u00e9cembre \u00e0 16h00 (UTC+1)<\/li><\/ul><p>Le webinaire inclura la participation de Ricardo Sanz, PDG de Grupo Abauco, ainsi que Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo et Luis Maura de Urbanitae.<\/p><h2 class=\"wp-block-heading\">Pr\u00eat pour financer l\u2019achat<\/h2><p>L\u2019op\u00e9ration consiste \u00e0 accorder un pr\u00eat relais en deux tranches pour financer les deux premiers paiements de l\u2019achat d\u2019un immeuble existant au <strong>Calle Alcal\u00e1 552<\/strong>, dans le district <strong>San Blas-Canillejas<\/strong>, \u00e0 Madrid. L\u2019actif est actuellement <strong>lou\u00e9 \u00e0 une entreprise de l\u2019IBEX 35<\/strong>, l\u2019ancienne propri\u00e9taire du b\u00e2timent, via un contrat de sale and leaseback avec une <strong>dur\u00e9e obligatoire de 24 mois<\/strong> et une option de prolongation de 12 mois suppl\u00e9mentaires.<\/p><p>Pendant la dur\u00e9e du bail, une partie du loyer sera utilis\u00e9e pour payer les int\u00e9r\u00eats trimestriels du pr\u00eat relais, r\u00e9duisant ainsi le risque op\u00e9rationnel durant cette phase initiale. Par la suite, l\u2019immeuble servira de base pour le d\u00e9veloppement d\u2019un <strong>projet r\u00e9sidentiel de 129 logements et 194 places de parking<\/strong>.<\/p><h2 class=\"wp-block-heading\">Que finan\u00e7ons-nous exactement ?<\/h2><p>Le gestionnaire a sign\u00e9 un contrat de vente priv\u00e9 qui pr\u00e9voit <strong>trois paiements<\/strong> pour acqu\u00e9rir l\u2019actif. Notre pr\u00eat relais financera partiellement les deux premiers :<\/p><ul class=\"wp-block-list\"><li><strong>Tranche A<\/strong> \u2192 premier paiement (d\u00e9cembre 2025)<\/li><li><strong>Tranche B<\/strong> \u2192 deuxi\u00e8me paiement (d\u00e9cembre 2026)<\/li><\/ul><p>Le gestionnaire apportera <strong>2,85 millions d\u2019euros de fonds propres<\/strong> avant de rendre l\u2019achat public et assumera tous les co\u00fbts g\u00e9n\u00e9raux du projet \u2013 permis, taxes, honoraires techniques \u2013 via ses fonds propres et 20 % des revenus locatifs.<br \/>Le <strong>permis de construire principal<\/strong> sera demand\u00e9 apr\u00e8s le premier paiement, avec un d\u00e9lai estim\u00e9 de <strong>12 \u00e0 14 mois<\/strong>.<br \/>La commercialisation est pr\u00e9vue pour le premier semestre 2027, principalement destin\u00e9e aux acheteurs nationaux \u00e0 la recherche d\u2019une r\u00e9sidence principale.<\/p><h2 class=\"wp-block-heading\">Conditions du pr\u00eat<\/h2><p>L\u2019op\u00e9ration <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000431\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=alcala_552_2&amp;utm_content=fr_proyecto_alcala_552\" target=\"_blank\" rel=\"noreferrer noopener\">Alcal\u00e1 552<\/a> est structur\u00e9e comme un pr\u00eat relais.
