Le projet <strong><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000298\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=castellanos_1&amp;utm_content=fr_devolucion_proyectos_castellanos\" target=\"_blank\" rel=\"noreferrer noopener\">Castellanos<\/a><\/strong>, financ\u00e9 en juillet 2024 avec le gestionnaire <strong>Grupanxon<\/strong>, offre un <strong>TRI de 10,06 %<\/strong> et un <strong>rendement brut de 12,43 %<\/strong> sur l\u2019investissement initial. Avec ce remboursement, nous avons d\u00e9sormais <strong>int\u00e9gralement rembours\u00e9 70 projets<\/strong> sur la plateforme et r\u00e9alis\u00e9 <strong>14 projets avec succ\u00e8s<\/strong> avec Grupanxon, consolidant leur position comme l\u2019un des gestionnaires les plus fiables et constants de notre base.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait le projet Castellanos<\/h2>\n\n\n\n<p>Castellanos a \u00e9t\u00e9 structur\u00e9 comme un <strong>projet de dette de 550 000 \u20ac<\/strong>, via un <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/03\/30\/investissement-dans-les-prets-une-alternative-pour-diversifier-votre-capital\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=pret&#038;utm_content=fr_devolucion_proyectos_castellanos\" target=\"_blank\" rel=\"noreferrer noopener\">pr\u00eat<\/a> \u00e0 taux fixe de <strong>10 % par an<\/strong>, sur une dur\u00e9e de 12 mois, extensible jusqu\u2019\u00e0 3 mois suppl\u00e9mentaires. Le financement \u00e9tait destin\u00e9 \u00e0 deux d\u00e9veloppements distincts \u00e0 Madrid :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Transformation d\u2019un local \u00e0 Carabanchel<\/strong> en cinq logements touristiques enregistr\u00e9s en tant que maison d\u2019h\u00f4tes, que le promoteur conserverait en exploitation patrimoniale.<\/li>\n\n\n\n<li><strong>Conversion d\u2019un local pr\u00e8s de Manuel Becerra<\/strong> en 44 boxes de stockage destin\u00e9s \u00e0 la vente aux habitants locaux et petits investisseurs, un type d\u2019actif dans lequel Grupanxon poss\u00e8de une vaste exp\u00e9rience.<\/li>\n<\/ul>\n\n\n\n<p>Le projet pr\u00e9sentait un int\u00e9r\u00eat gr\u00e2ce \u00e0 son approche tactique et agile : avance commerciale pr\u00e9coce, utilisation de la d\u00e9claration responsable pour raccourcir les d\u00e9lais de construction et ticket d\u2019investissement r\u00e9duit, favorisant une large participation des investisseurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sultats : rentabilit\u00e9 atteinte et d\u00e9lai ajust\u00e9<\/h2>\n\n\n\n<p>Bien que la dur\u00e9e initiale du pr\u00eat soit de 12 mois, Castellanos incluait une extension contractuelle de 3 mois pour assurer l\u2019ach\u00e8vement des travaux et la commercialisation. L\u2019op\u00e9ration a finalement dur\u00e9 16 mois, bien que le <strong>TRI soit calcul\u00e9 sur 15 mois estim\u00e9s<\/strong>, l\u2019extension \u00e9tant d\u00e9j\u00e0 pr\u00e9vue.
